House, 4 Bedrooms + Landing, 3 Baths (Sleeps 8-10)
This elegant Victorian house has it all! Whole house WIFI, flat screen TVs, Blu-ray players, iPad, Jacuzzi jetted tub, huge back deck with stainless gas grill... all with a view of Oaklawn Grandstand and track, and more. Its central location is close to downtown, the bathhouses, the lakes, and all the best Hot Springs has to offer. And guys, it's not over-the-top Victorian so you can leave with your man cards intact! It's the perfect compromise: you get technology and she gets stylish decor.
The furniture can be arranged to accommodate a group with several children, a getaway for multiple couples, or anything in between. We have extra furniture, bed rails, crib, toddler bed, and some flexibility to meet your group's accommodation needs. (Advanced notice requested to make furniture changes, of course.)
Hot Springs has something for everyone: family adventure, romance for couples, activities for friends, and gaming, racing, and lake sports for everyone. There are always festivities and 'happenings' going on around town.
Within walking distance: Oaklawn Jockey Club is right across the street (less than 5 minutes walking), Rocky’s Corner Pizzeria & Pub (on Central Ave, across the street from Oaklawn – 7 minutes walking), Hollywood Park with hiking, biking, creek, playground, and dog park (about 10 minutes walking).
• Multiple lakes (Lake Hamilton, Lake Catherine, Lake Ouachita, Lake DeGray) for boating, jet skiing, and fishing
• Great family entertainment such as Magic Springs & Crystal Falls, Mid America Science Museum, mini golf, go-carts, movies, duck tours, jump city (inflatables) etc. (Just let us know what you are interested in and we can make suggestions.)

Bedrooms & Bathrooms
There are three large bedrooms with attached full bathrooms. The master suite has a gas fireplace and new Italian marble master bath with a Jacuzzi Fuzion jetted bathtub. Upstairs there are two additional large bedrooms with attached full bathrooms, one of which has a large original claw foot tub. There is also a spacious landing that’s been turned into a fourth bedroom with a hallway leading to one of the bathrooms. Each bedroom also has a walk-in closet. Need more space? The parlor can be turned into a bedroom as well.
The house has three floors with the attached two car garage and basement on the ground floor, main living areas and master suite on the second floor, and two bedrooms, two bathrooms, and the Landing on the third floor.
Main Living Areas
The main floor has a formal dining room, parlor, living room, entry room, and kitchen. The front of the house has a large wrap-around porch and the back of the house has an even larger deck with a view of the Oaklawn Grandstand and track. You can actually see and hear the horses on the track with the people cheering in the Grandstand.
The main living areas flow in a circular pattern with three sets of pocket doors to close off the dining room or parlor if needed. The circular flow of the rooms makes this a great house for entertaining without feeling crowded. With two seating areas in both the living room and the more formal parlor, your guests also have plenty of seating. Between the living room, parlor, kitchen bar, and dining room, there is enough seating for 25 people comfortably.
Kitchen: The kitchen is stocked with everything for cooking, baking, and entertaining including fresh herbs, over twenty dry spices including a large assortment of spices from India, and condiments. Pots, pans, baking sheets and pizza pans, as well as a blender, crock pot, toaster, griddle, and quesadilla maker with assorted cooking utensils are all provided. We supply wine glasses, parfait glasses, cordial glasses, and multiple sized glass drinkware. There is also beautiful (dishwasher safe) china and flatware with an assortment of silver to complete the experience or just crank your entertaining up a notch.
For those who need a little help waking up in the mornings, there is a Keurig coffee machine with several coffees to choose from ranging from medium roast to dark roast. If you want to relax with decaf after dinner, we have that, too. There is a large selection of creamers and sweeteners, including agave syrup.
The kitchen is equipped with a side-by-side refrigerator/freezer stocked with bottled water, a microwave, oven, and stove. There is a large gas grill just out the back door on the deck. If there is something special you need, please ask and we’ll try our best to have it for you!
Bedding & Bath Linens: The beds are decked out with all the best linens and bedding sets with all quality Serta mattresses ranging super soft pillowtops to plush to firmer Eurotop mattresses. All beds have down comforters as well as decorative comforters to keep you snug and warm. Although with central heating and air, fireplaces in the living room and master suite, you aren’t likely to be cold.
We supply plenty of high end absorbent, soft 100% cotton towels. We’ve tried modal, silk, and bamboo and just haven’t found anything that offers the best mix of softness and absorbency as high quality cotton. We also have extra toiletries for to you to use if you forget something. A hair dryer and clothes iron with starch are also on hand.
Electronics: There are two flat screen TVs – one in the master suite and one in the Living Room. Each also has a blu-ray DVD player. There is whole-house WIFI internet and a house phone that has unlimited long distance calling anywhere in the continental US. We’ve included an iPad, Blu-tooth stero, and Karaoke machine.
The house has a new alarm system with door, window, and glass sensors. Two key fobs can be provided or if you don’t want the responsibility, you can simply utilize the code on the keypad. We do live in a safe neighborhood and have never had a break-in in the almost 10 years we’ve owned the home, but we believe it’s better to be safe than sorry.
Backyard: The backyard is fenced in and small dogs will be considered, although there will be a separate refundable pet deposit. Just let your pet(s) out the backdoor and they will have the backyard to play in and will be safe. There is shade for the hottest parts of the day and we provide pet water and food bowls as well.
The back deck is also very spacious at about 500 sqft with two sofas, a daybed, and a bistro table for two (perfect for your morning coffee). Stairs lead down to the fenced in backyard and there is a gate at the top of the stairs to keep any kiddos safe or pets on the porch. You can open the French doors from the living room into the back deck to open the whole house up in nice weather.
Cancellation Policy: If the Guest wishes to cancel his/her reservation, the damage deposit, pet deposit, and cleaning fee will be 100% refunded. The nightly rate will be refunded as follows:
- 100% if cancelled 14 days prior to the Check-in Date
- 50% if cancelled 7 days prior to the Check-in Date
If we can find another renter for the canceled dates, we will refund 100% of the nightly rate as well, even if the cancellation was within 7 days of the rental. Please work with the Homeowner if a cancellation is necessary.

My husband is an Audiologist and I'm an Energy Manager. Our son is now 5. We moved to Hot Springs in 2004 from Austin, TX and fell in love with this house right away.
My husband and I lived in this home for several years before starting a family. We loved the location, the neighbors, and the elegance. We hosted quite a few Derby Day parties and other get-togethers so we know what we are talking about when we say it's perfect for entertaining. Nearby Hollywood Park was one of our favorite things about the location as well as being able to just walk over to Oaklawn in the mornings and say hi to the jockeys working out the horses. Our son especially loved that!
Ultimately we bought a house on more land for our son to play and to better fulfill our hobbies of gardening and owning chickens. (We raise silkie bantams - the lapdog of the chicken world.) We also spent three years after moving out renovating this house to increase its comforts.
Despite all of the negative aspects you hear about old houses (drafty, small closets, closed off, etc.) none of that is true with our house. We've expanded closets, added modern conveniences, and improved the overall 'livability' of this house. A typical day could be having morning coffee on the back deck at the bistro table, reading the paper and listening for the second race to end at Oaklawn so you know it's time to walk on over. You don't have to worry about parking and the walk is easy and stress free. After attending the races, an easy walk back over and a nice chilled glass of wine out on the deck, relaxing on the day bed. You might even open the French doors to the living room to open the whole house up to the nice weather. Grill some steaks, chicken, and salmon on the grill (infrared grilling is easy!), enjoy a beverage and some conversation with other guests. Then at the end of the day, relax in the Jacuzzi jetted tub before turning in to bed with just a little late night TV and gentle fire to help you wind down.
This is what we had in mind when we renovated and now we are ready to share it with other families and guests.
