The apartment, (55 square meter) is situated in the historical centre of Florence. It is located at the 4th floor (without elevator). From the balcony and the roof terrace you will enjoy a wonderful view over Florence and its monuments. From the living room five stairs take you on the lovely roof terrace with the view of Duomo, Campanile di Giotto, Battistero, San Lorenzo church (Medici Chapel) and the hills around Florence. The apartment has a living/dining room, a bedroom, a fully equiped kitchen, large enough for you to self-cater (seats 4) and a modern bathroom with shower. The apartment has parquet floors, air conditioning and heating. All main museums and monuments of Florence can be visited within walking distance. It has a lot of light and fresh air, and the views are spectacular. Even the shower has a window with a view! Most of the major attractions are easily reachable within walking distance (Duomo, Uffizi, Ponte Vecchio, Galleria dell’Accademia). The stairs (73) are a bit of a challenge, but think of them as your private gym...
I have been dealing with management activities for many years in companies operating in consulting and design services for cultural and educational Private and Public Companies.
I worked with several companies and organizations for the design and delivery of classroom modules in organizational behavior
Giovanni Paxia purchased this apartment in 2010
First time I saw this property, I realized it was the perfect place for everybody wants to spend some days in Florence. The apartment is bright, calm and close to everything.
It's quite unique to find in Florence an apartment with a balcony and a terrace where you can enjoy a view of Cathedral S. Maria del Fiore, the bell tower of Giotto and the Baptystery and the church of San Lorenzo.
The location of the apartment is perfect, and the top highlight are 2 roof terraces overlooking the Duomo , bell tower and S.Lorenzo church. Views from them are breathtaking, and we can’t imagine better start of the day then coffee in the sun on this terrace.
For us climbing stairs to apartment wasn’t a challenge, after reading Giovanni’s and guests opinions we were kindly surprised
The listing description and pictures are accurate. The apartment is very comfortable and cozy, has EVERYTHING you need. In October/November heating worked perfectly!
We were warmly greeted by Giovanni , he provided us with lots of information about Florence and all appliances in the apartment, and last but not least a bottle of red wine .
We also had 2 sets of keys for 2 of us. We liked the little extras such as tea, coffee (perfect coffee machine with different tastes of coffee) , olive oil etc. An extra was Giovanni’s flexibility regarding check-in and check-out times as there was no changeover of guests.
Our memories from Florence are wonderful - great weather, good food and not very crowded so late in the season (all main attractions, including Uffizi Gallery without queue).
Giovanni is the perfect host and I hope to get back soon! If you want the best apartment in the heart of the Florence, this is the apartment for you! I would definitely stay again.
The apartment was absolutely perfect for both of us. It was clean and fresh. The attention to details such as the welcoming bottle of Chianti, the staples in the kitchen, the clear information provided and the owner's recommandations of authentic restaurants were very appreciated. The owner was very friendly and helpful.
We used all of the amenities of the apartment including, the stove to cook meals from the local market products, the clothe washing machine, the dishwasher and the espresso coffee maker. The bed was very confortable. The amazing view from the shower window is a unique feature!
The climb up the stair was no problem at all. It was like climbing to a little sheltered nest up in the heavens with a spectacular view on the Duomo and San Lorenzo. We enjoyed sitting on one of the two terraces sipping a glass of wine or proseco and admiring the historic surrounding in both daylight and nightlight.
We felt at home in this apartment and for sure if we return to Florence we will go there again. We will also tell our friends about our great experience.
What a great apartment in the heart of historic Florence! You can find everything you need. Giovanni (the owner) was very helpful. I highly recomend this apartment.
We are a retired couple in our early 60's. We stayed 8 days and loved it. The upper terrace (there are two) was our favorite place for dining alfresco. It has a magnificent panoramic view of the duomo, campanile and Medici chapel. Listening to the bells was sublime. The location is perfect, with a large grocery store a few steps down the street. The apt. is just a half block to the duomo piazza in one direction and San Lorenzo market in the other.
We are in good physical shape, so the several flights of steep stairs were not an issue for us. You definitely don't want a large suitcase, as they are also quite narrow. We appreciated the AC units in both the bedroom and living room, so we could close up the windows at night and block out street noise. The bed was extremely comfortable, firm the way we like it with large down pillows. The shower had a wonderful view of the chapel, and unlimited hot water.
The furnishings (especially the towels) are older, and the grout in the shower mildewed. The kitchen is a bit cramped, but equipped with all you need, including a Nespresso cappuccino machine which my husband loved. We used the dishwasher, washing machine and drying rack with no problems. Giovanni left us a bottle of wine, and previous guests have donated a nice array of guide books and novels.
We will definitely come back the next time we are in Florence.
We loved our stay in Giovannis app every minute. We enjoyed having breakfast and a last glass of wine in the evening on one of the two charming terraces with a wonderful view to to the Dome. The app was well maintainied and equipped with all what was necessary, inicluding lots of information about Florence, even in English - a big advantage, for we often missed English explanations in the Florence museums and churches! We highly recommend to rent bicycles for the stay - although there are not so big distances bikes have been useful for us to have more time for the sightseeings, for getting to S. Miniato al Monte and to one of the most beautiful restaurants (we think): La teraza del principe (both on the other side of the Arno). Only problem: to keep the bikes overnight at a safe place. Thank you, Giovanni, for this wonderful time and for you and your wife's many helpful ideas where to find the best ice-cream and the best shops! We definitely would like to come back for another visit and we'll recommend your appartment to our friends! Ulli and Lisa
A perfect end to our three weeks in Italy. The apartment was everything that we wished for and the views were wonderful ( even from the shower!). As it was so central, exploring Florence was really easy, we could come back for a rest midday and then go out again. When we first arrived we thought it might be a bit noisy as it is on a bustling street but it was perfectly quiet upstairs.
We struggled a bit with our luggage up all the stairs but we never travel light!
The help and information given by Giovanni was very useful and saved us time and effort when shopping or looking for places to eat.
The actual apartment was clean, comfortable and contained everything necessary, the bonuses being the two balconies with amazing views.
We would be happy to fully recommend this to other visitors, we certainly hope to return in the not too distant future.
If you like cooking, you will find everything you need in Mercato Centrale di San Lorenzo (central market), the main market for food, 100 mt from home. The market was built in the second half of the XIX century, at the time when Florence was capital of the nation. The market offers meat, fish, fruit, vegetables, cheese of the best qualities at cheap prices. It is the traditional market used by people living in the town. It is open only in the morning till two pm. If you prefer to do the shopping in a self-service minimarket, there are two great supermarkets right near by.
Close to the front door (to the left leaving the building) there is one of the most equipped cd-DVD shops in town (Alberti). And a TIM shop (mobile phone service).
Many restaurants and pizzerias are available nearby.
