VIEW: Walk out from the new french doors on to your private slate patio/balcony and enjoy the ocean view and breezes.

EAT: Grill your favorites on the gas barbeque, eat and just relax! (Seating for up to 8)

FUN: Inside you can dine or play games on the mahogany game table with 6 captain's chairs. You will also enjoy playing inside on a full size foosball table! If tennis or raquetball sounds fun, then consider that you're only a 60 second walk to the free tennis/handball courts that also includes a beautiful play park!

ROOMY: This (upstairs) 1200 sq. ft. duplex has ample seating for guests to comfortably sit and enjoy watching the 47' flat screen television together.

OPEN FLOOR PLAN KITCHEN: Fully stocked kitchen with new top of the line frig, dishwasher, micro and inside washer and dryer.

ENTERTAINMENT: Open area shares the mahogany dining/game table with 2 full size living room futons, foosball table and small counter top dining that also opens up into living room. Oh, and of course the house is the third house back from the BEACH in one of the best surf areas in the country!

GOOD NIGHT'S REST: 2 European Queen pillow top mattresses with high end linens/towels.

We also provide 8 pillows, higher thread sheets, & mattress pads for the pillowtop mattresses, luxury towels, blankets & plush, high end comforter sets or fluffy comforters with protective duvet covers (depending on weather).

Both bedrooms have ceiling fans.

PARKING: Never a problem with the 2-car tandem carport parking spots (even large trucks or vans!).

CHECK IN EASE & SECURITY CODES: Individual security codes that you can choose for front door access. Your code goes in day of your arrival and all codes are removed upon exiting. (No Keys or check in required!). Coming in late? No problem, no check-in is required as there are no keys to pick up.

PRIVACY & MANAGEMENT: As owner-managers we know some people are very private and others want to meet and shoot the breeze. Either is fine with us! Therefore, we treat our guests with the utmost privacy, but also want you to feel free to contact us with questions, suggestions, or even to just have a chat.

We have always loved our area of Newport. Our location can't be beat since you can enjoy a walk down to the pier, yet be able to come back to an amazingly quiet home....which is located just steps to the sand!

This area is quite impressive compared to the typical vacation rentals that often have to endure loud parties and slow traffic.

This year, we now have more time on our hands, so we are able to make sure the property is extremely well cared for and are thus switching from long term rentals to managing our property as a vacation rental.

Our goal is to make our property a very special place for our guests, so you will go home with your own wonderful memories of our place.

We are pricing our property to be the best deal around. We want to make sure your stay here is fantastic so you will want to come back again and again!

The exterior has been remodeled and looks more Tuscany than 'beachy'. The upstairs unit is flooded with natural light and the layout is very comfortable. The benefits of having ample parking for 2 cars (each unit), and the additional street parking availability for friends that drop can't be overstated. All this (and more) has made this place a keeper!

Fantastic!

My family and I rented this property for our summer vacation at Newport. The owners were very responsive when setting up our trip and had everything ready for us when we arrived. They have obviously take great pride in making this upper-floor unit special. The place was very clean and well kept, beautifully decorated and exactly what we had hoped for when we chose it online.

The location is on the quiet end of Newport beach. It's close enough to the shops and restaurants for easy access but tucked in a quiet little section away from the chaos. The beach is AMAZING and just a few minutes walk from the property. There is a park one minute walk away with basketball courts, tennis, etc... but all our kids wanted to do was play on the beach every day.

We liked the place so much that we've already booked it again for next summer!

Thanksgiving holiday

We lucked out finding this comfortable home-away-from-home which was super close to the beautiful beach. The location couldn't have been better for us since we hosted Thanksgiving dinner for family and friends who lived nearby, and now we're all spoiled for Thanksgiving expecting to repeat this one. Len, the owner, was friendly and gracious throughout the rental process and answered any questions we had throughout our stay. She also left us a roaster oven which was easier to clean than the oven and the turkey came out perfectly done. As other people noted, basic kitchen supplies were provided including coffee beans to get us going if the ocean air didn't suffice. The living room futon/sofa/loveseats and the beds were comfy, and we easily accommodated 8 for dinner. Were we sorry to leave this place? You bet. We shall keep it in mind for next year.

Easy walk to beach, quiet neighborhood

The owners were there when we arrived and were very helpful, even found a basketball for our son when they found out he was interested in the basketball court nearby. The beach was an easy 3 minute walk away and there were beach chairs and 2 boogie boards provided as well as umbrellas. We found the waves rougher for boogie boarding than at the beach by the pier but the positive thing is that the crowds are much less at this end of the beach. The apartment was very well stocked (the best we have experienced) with coffee, drinks, spices and washing detergents. The towels provided were of good quality. We found the fans were all we needed to keep us cool but did not spend any afternoons in the apartment. Although the owners are in the suite below, they were not there during the week so we did not feel cramped by their presence.

Newport In July

We had a really nice time vacationing in Newport Beach. The condo was close to everything, not a far walk at all to the beach/water, and located in a quite cul-de-sac. We arrived to a clean house and the owners left us drinks and snacks upon our arrival. They were very accommodating and helpful. The house does not have A/C and it got pretty warm in the bedrooms during the middle of the day but the owners provided a ton of fans to help circulate the air. We were overall very happy with our stay.
Recommended for:  Age 55+, Adventure Seekers, Families with Teenagers, Families with Young Children
