The Cottages On Suttons Bay ( is a beach resort located 2 blocks from downtown Suttons Bay Village, on the shores of Lake Michigan.

In 2013 we expanding! We converted and renovated our main house into a new vacation rental. Our main beach house sleeps up to 14 guests.

NEW for 2014!

Cedarwood cottage get a complete new makeover.

Air conditioning will be added to all the cottages!

Air conditioning will be improved on the second level of the main beach house.

As usual, we also have our 3 beach cabins (sleeps 14 combined);

Each unit can be booked individually or all together to sleep up to 28 for your big events. You can book your reservations directly through this website.

We can also provide concierge service (main house) or catering for big events. Please make arrangements in advance with the property manager.

We are centrally located on the Leelanau Peninsula between Traverse City and Leland. The Cottages On Suttons Bay is your place to stay in Suttons Bay on the water's edge.

We are the perfect waterfront resort in the middle of all the Leelanau Peninsula activities. There is always something to do all year round in the Village of Suttons Bay and surrounding area:

About Greg and Carole Higgins

We purchased the property in 2013 and have substantially remodeled the house and all three cottages. In our first year we completely remodeled the large house, providing an open floor plan and completely new kitchen with granite countertops, new cabinets and stainless steel appliances. We added a beautiful new bath upstairs and remodeled every room. We modernized the cottages, added flat screens and lighting. This year we added air conditioning to all rental units, a new custom table in the house dining room, and many new amenities. We are very proud of our properties and will make every effort to make your stay the very best possible.

What makes this house unique

We are right on the waterfront. The beach is sugar sand and the view is incomparable. The main house is modern, comfortable, beautiful and very unique. Also, we are an easy walk to the charming and fun Village of Suttons Bay. We have a number of restaurants to meet every budget and taste. An excellent grocery is a short walk. We are very close the Leelanau Trail which is vast bike trail system.

Panoramic bay view, Beautifully updated

We stayed at this lake house for two nights during the winter while skiing and snow-tubing in Traverse City with two adults and four children: two 11-year-olds and two almost-5-year-olds. Communication regarding arrangements prior to our arrival was excellent and we encountered no problems finding the cottage or entering despite the fact that we arrived after 10 pm on New Years Eve! We were pleasantly surprised to find a bottle of sparkling wine and a package of locally made cookies to enjoy upon our arrival --- a nice touch!

We loved the open-concept first floor that combines the great room, kitchen and dining area. The great room, with panoramic windows on three sides, provide a breathtaking view of the bay. The adjoining kitchen, which shares the bay view, was fully modernized with beautiful granite counters, stainless steel appliances, and modern cabinetry. It was stocked with everything needed to cook meals and eat comfortably in the dining area at the large farmhouse-style table. I felt like I was in a beautiful Pottery Barn or Arhaus inpired retreat. We enjoyed the many personal touches including the basket of 6 ultra soft lap blankets for snuggling under while watching the ball drop at midnight on the extra large flat screen TV, the Fiesta dinnerware that added color to our meals, and the games and books. We had plenty of space on the first floor for the small kids and adults while the pre-teens enjoyed TV and reading in the second floor loft room. Oh, and the house was spotless.

The location was perfect with the lake view, the park next door, the grocery store across the street, the trail behind the grocery store stretching from Suttons Bay to Traverse City, one block from restaurants and shops. We had forgotten that the next morning after our arrival was New Years Day, and we couldn't buy groceries that morning, but there were restaurants open in Suttons Bay, one block away, so we had great options there.

We highly recommend this house, the owners, and the management team. Everyone had a great time and wants to go back. The kids call it “our cottage." 5 stars!

Very comfortable in great location.

My sister and I stayed in the two bedroom cabin during our annual wine tour weekend. The owner even had a bottle of wine waiting for us. The managers were friendly and communicated well. The place was clean and comfortably furnished with comfortable beds and a fully equipped kitchen. It is centrally located to all the wineries and hiking trails in the area. Also within walking distance of Suttons Bay which is a cute town full of shops, art galleries and good restaurants. Try 9 bean row for dinner (even though it looks like a bakery from the outside) and Martha's for breakfast. Both were very good farm to table types using locally sourced ingredients. Or stay in and cook on the gas stove, gas barbecue or fire pit! It was chilly when we stayed so no lake activities for us, but we enjoyed being cozy inside looking out at the lake. I highly recommend the place.

Not a Good Value

1. The location is very nice. Walking distance to downtown, grocery store and a drug store.

2. The view of the bay is wonderful.

3. There is a public park next door.


1. The owners charge a per pet fee which is substantial and should cover any additional cleaning that would be required for a 4 day stay. However, the owners elected to keep a third of my deposit to clean up dog hair.

2. On our first night we say a mouse in the kitchen. I contacted the owner I was told that they could set traps but my dogs would probably scare it away. When we left there were rodent droppings in the pantry.

3. The property states that there are 2 queen and 1 king bed in the home. We could only find 1 queen bed. There may be another piece of furniture that converts to a queen but we could not find it.

4. There appears to be an occupied "apartment" above the garage. This dwelling has access to the main house on the second floor. There is a lockable door from the house side but it would have been nice to have this disclosed since my impression was that we were renting the entire house.

5. The beach is shared by the main home and three cabins and is very small. We ended up walking to the public beach.

Overall, although the location is wonderful, I found this to be a poor value especially when a portion of my deposit was kept to cover what i feel I already paid for. I would not consider renting this property again.

Owner's Response: We are sorry Ted was disappointed in his visit. We prefer that visitors with dogs try to keep them off of the furniture and beds. After Ted's visit the cleaning staff spent far more than the anticipated time vacuuming and roller brushing the soft furniture in the house to remove the short spikey dog hair that was stuck in the fabrics, as well as having to change out most of the comforters and pillow shams in the main house. The cost was greater than the pet fee so the remaining costs were withheld form Ted's deposit per our contract with Ted

Great view!

Nice way to have family stay together, but not easy for people age 55 and over. Bunk beds are not real comfortable. Beautiful view and we really enjoyed the fire pit! Easy to visit and enjoy Sleeping Bear Dunes for the day and the Leelanau Golf Club at Bahle Farm was close and very nice. Well equipped kitchen and nice updates to the bathrooms.

Family friendly, close to fun!

This is our second year staying at this cottage. I can't say enough about how wonderful this place it. The owner and manager are friendly, helpful and on top of everything. The house is near a lovely park which makes for great night time games like Ghost in the Graveyard and Flashlight tag! Everything you need for a a great vacation is here! The home is immaculate, lots of comfy beds, plush towels, a kitchen stocked with amenities, a big screen TV for morning cartoons or evening movies. Downtown Suttons Bay is a short walk away for ice cream or a stroll and the Dunes, beaches to swim on and hiking trails are only a short drive. The grocery store across the street is lovely and on Saturdays there is a farmers market right across the street as well. Carol and Greg have done such a lovely job creating a home away from home where families and friends can get together to relax. We had kids from 5 years old to 17 years old and this place kept everyone entertained. We've rented kayaks from a local rental place and they deliver right to the cottage. The water is beautiful and the view perfect! This Cottage on Suttons Bay couldn't come more highly recommended. It's our new summer tradition.

Great Summer Place for Extended Family

We came to town a few days early for a wedding and rented the main cottage, and the two bedroom, and another family member rented one of the one BR cottages. We all thought the layout of the main house was fantastic and it was very well appointed. The owners really took care of everything. Having the other two rentals (for a total of 22 people) was great for us! Campfires every night, space for the kids to run around, cookouts and walks into downtown, plus beautiful sunrises! We will be finding another reason to visit again!
