Escape from the bustle of the city onto a gorgeous Texas ranch located just outside of Dripping Springs. Situated on the shore of Barton Creek, the ranch house sits on over 300 acres of true Texas beauty and offers guests hiking and biking trails amidst scenic bluffs and meadows. The Ranch is over a mile from the nearest neighbor.

The Dripping Springs Ranch is an ideal vacation home for multiple families to retreat, relax, and enjoy the beautiful Texas Hill Country. Comprised of two separate structures, the Ranch features a main house of four bedrooms and two bathrooms and a bunkhouse of one bedroom and one bathroom. The rustic main house comfortably sleeps eight people while the bunkhouse can house an additional three. Guests will take pleasure in having Barton Creek just steps outside the the front door, as well as heading over to Hamilton Pool Preserve for a dip in one of Texas’ most famous watering holes. A volleyball setup is available for guests to enjoy and hammocks, a swing, and a screened porch offer more relaxing venues.

The ranch is located just minutes from the Solaro Estate and Bell Springs Winery, and in the vicinity of other Hill Country attractions such as Salt Lick BBQ and the Duchman Winery. The ranch is a 45-minute drive from Austin and less than an hour's drive from Fredericksburg and Luckenbach, two Texas cities with rich histories and even more activities for the whole family. Half an hour's drive will take guests to San Marcos, where the Premium Outlets offer shops catering to every taste and budget, including Armani, Calvin Klein, Cole Haan, Elie Tahari, Michael Kors, and Prada, just to name a few!

Guests will enjoy the many activities within the vicinity that are true to Texas, such as the drive-in Corral Theatre in Wimberly as well as Wimberly Days, the second largest outdoor market in the state. Just minutes from the Ranch entrance abides the Pedernales Falls State Park, where guests can enjoy camping, hiking, mountain biking, fishing, and other activities on the river. The Ranch House is one mile from the Texas Hill Country Olive Company, an artisanal organic olive orchard that offers tours. Country Retreat

The house was very nice - clean, spacious and well appointed for a country retreat.

The location is nice for the Texas Hill Country, but not "close" to Austin or any other main "attractions". This may be exactly what you want, or not at all - really your personal preference.

The property is remote on 300 acres, but fairly easy to get to using the directions provided.

The mgmt company was very responsive to inquieries and overall helpful.

Overall I do receommend this location, but be mindful that this is more of a desination retreat, not a homebase for activities in Austin or otherwise.

Spectacular!

We recently had our daughter's wedding at Dripping Springs, Camp Lucy, and wanted to give out-of-town guests a "Texas" experience. We found this ranch nearby, a 5 "bedroom" / 3 bath unit that would easily sleep 11 (or 12 at a pinch).

The decor is extraordinary - a cross between Texas ranch and country French. All who visited were astounded at the interior, with soaring cathedral ceiling and massive stone fireplace for the living / dining room (which seats 8). Paintings and curios are on every surface, and a huge screened-in porch with ceiling fans overlooks the property. It's done with good taste and, I expect, a lot of money.

The master bedroom has a king bed, attached sitting room, bath/shower, and walk-in closet. Two smaller bedrooms (one queen, one two twins) share a bathroom, and a loft with two twins overlooks the living / dining room. A separate (and quirky) bunkhouse has its own tiny bathroom with shower, a bunk bed (one full, one twin), a separate twin bed, and window AC.

There is a huge kitchen with eat-in dining area, 6-burner commercial gas stove, SubZero refrigerator, wine fridge, countertop gas grill, and dishwasher. There were plenty of plates, dishes, pots and pans, and cutlery of all sorts, and laundry with excellent washer and dryer. There is internet.

Outside is shaded by trees, and has fire pits, horseshoes, a swing, fountain and decorative planting, all well lit for nighttime as well.

A couple of observations that would have helped us: first, the hot and cold taps in the master bath shower are interchanged, hot on the right. It took a while to figure out why the shower seemed to have no hot water! Second, a wall switch in the kitchen controls power to the dishwasher, and it was off when we arrived. It took a bit of hunting to find out how to get it going.

TurnkeyVR was always available and attentive when we had questions about one or another aspect of the house.

One caution, which other reviewers noted and complained about - the water. This is a Hill Country RANCH, and so is on well water. There's a strong smell of sulphur from the hot water, and that is just how it is. If you run the hot quite a while (say, about half an hour) it diminishes but never totally disappears. Though it's safe, bring drinking water from the grocery store.

One reviewer did comment on wasps. Of course they come back, so bring wasp spray. TurnkeyVR had cleaned well and sprayed inside so we had no difficulty with insects there.

Secluded getaway.

The stay is actually 3.5 stars, but the manager's stellar responses to all of our phone calls is what saved this listing for me.
I rented this space for a retreat with ten other women. We came from all over the US to spend a few days together and for the most part, the rental was relaxing.
Things we noticed that may help those who are trying to decide:
We loved the property. Those who aren't from central Texas loved the prairies and cows and rolling hills. It was also close enough to Austin that for those of us driving in for a conference, we were able to do so without a lot of stress. There is also plenty of beds for 10 people to sleep comfortably. And the trinkets were seriously entertaining. We loved all of the decor. If nothing it sparked conversation.
What we wish we knew: the bunk house was slightly disappointing. The water didn't work for the first 24 hours and it took a while for the lever underneath the sink to work. The plumbing, because it's older? I'm not sure, was a little difficult to maintain as well. The first day the guest bath didn't drain and we had to use a knife to help it drain properly.
The oven pilot light was out when we got there. It took a while to light it and there are plenty of matches underneath the oven which makes us think it happens often. That's no biggie, though and was easy to remedy once we figured it out.
Bring toilet paper if you have a larger group. Also, there's a ranch hand named Victor on call in case any of these things confuse you. (He's who turned our water on the first day due to the cold weather).
Despite all of this—and a few other minor disappointments—Turnkey always accepted our phone calls and questions with tons of patience. I'd consider renting from them again, but maybe not this property.

Disappointed, not as advertised

House was awesome but I was very disappointed in the condition of the house. Not well maintained. Only one bathroom with hot water. House had been shut up for a month and was not adequately cleaned or prepared before my arrival. Dead rodents that should have been removed. Rat poison in the bed where I slept. Dishwasher nonfunctional.

Owner's Response: Hi Kelly Jo, thanks for giving us feedback and we apologize for the condition of the home. Given it is out on so much land, and it is a country ranch home, it can be challenging to maintain it. We've made quite a few changes since you last visited to make sure future guests will not have these issues...

* We have a regular pest service now that comes, something that had never seemed to be needed in the past

* We have had the HVAC worked on in order to ensure more adequate cooling, although with the area reaching 105 degrees here lately this can be an uphill battle

* We've had all the plumbing looked at, several drains snaked, although it is an older home and the plumbing will likely never work as well as some of the newer construction homes

* We are doing regular inspections and have the cleaning staff making sure that it is looked at more frequently, particularly if there are any longer periods between stays

* We had the industrial stove gas lines and burners all professionally cleaned to make sure it was working properly again

Again, we apologize for your issues. At TurnKey Vacation Rentals we truly do strive for the best guest experience possible. Generally folks have been thrilled with the ranch, although like many old homes in the country it has a few peculiarities that can either add to the character or in your case cause some problems that we know made for a bad trip. Going forward we don't expect that to happen. Thanks again for understanding, despite the issues we appreciate how nice you were to our staff and how you handled yourself in such a professional way.

TRACEY GREAT PROPERTY FOR GROUPS!

OUR FAMILY ENJOYED THE RANCH, WE MEET EACH YEAR FOR A WEEK, AND THIS PLACE WAS PERFECT FOR ALL AGES FROM MY YOUNGEST NEPHEW WHO WAS 1, TO MY MOM WHO IS 70. THERE IS LOTS TO DO, THE HOUSE WAS VERY SPACIOUS AND THE BUNK HOUSE IS GREAT ADDITION, WE PUT ALL THE BOYS OUT THERE AND THEY LOVED IT! I RECOMEND THIS VACATION PROPERTY FOR ANY FAMILY WHO ENJOYS THE OUTDOORS. WE WENT TO NEW BRAUNFELS, ATE AT SALT LICK BBQ, HIKED ALL ALONG THE PROPERTY!

Texas Vacation

Our family enjoyed our stay at the Dripping Springs Ranch. The house is beautiful old ranch house in a very good setting for a family get together. The only problems we encountered were that two the three bathrooms did not have hot water and the drain in one bath room was very slow. There were insects and mice, these did not really bother our family since we are from the country. 12 people having the shower and bathe in one bathroom was somewhat inconvenient. Only the master (newer) bathroom had hot water. We would stay here again if all the bath rooms worked.

Like a lot of older homes the water heater is on the far side of the house. We appreciate your understanding and apologize for this being an issue.
