NO PVC/MDF instead solid cedar wood.

Located in this sought after part of Kas, town square is only a short walk from where, world renowned Limanagzi, Kaputas and Patara beaches can be reached.

Ideal for those seeking privacy and a taste of tranquil Mediterranean life style.

Our villa offers spacious accommodation where larger families can spread out. 4 bedrooms, terraces 4 bathrooms, gardens.

Spacious and comfortable lounge with a large semi open plan fully equipped kitchen-dining area.

Private pool and terraces provide an excellent spot to watch paragliders and yachts

Pool terrace has dining furniture, sun loungers and a parasol. Infinity pool 4mt x7 mt, 1.60 mt to 1.85 deep. Next to the pool is the garden with citrus trees, rosemarries, flowers and lavenders and a BBQ. Lower level has a second terrace, gardens with olive, pomegranate, date and palm trees.

Kas= Ancient ruins at every corner you turn, fabulous turquoise seas, sun, fine cuisine and a very inclusive feel where you are not made to feel like a tourist.

And if you are into history try visiting Elmali Museum (with extremely rare coins) (Elmali is 90 km fr Kas) and St. Nicholas Museum( Demre is 30 km fr Kas)

Ski: Yes more than possible, Saklikent near Antalya and Davraz near Egirdir Lake (both about a 3 hr journey from Kas, Nov-March).

About Sema Topaloglu Duggan

My intention wasn't to build just and yet another ordinary concrete house, as a (structural) engineer with a concentration in architecture, I wanted to make a statement, I wanted to (try to) reflect the uniqueness of the properties that were skilfully constructed in the grandeur of our Ottoman past: Aesthetic, artistic and functional. The views; unlike densely built peninsula area which benefits from either Kastellorizo (south) or lagoon (north) views only, Villa Sedir commands full Kas bay views with Kastellorizo, five islands, lagoon, Marina, mountains, Peninsula itself and the Kas town centre which is truly impressive. It is just wonderful to see all this at the same time. Often this picture becomes alive with a paraglider flying and landing in the harbour in front of your eyes and yachts sailing out from the Marina into the extensive blue seas.

What makes this villa unique

Town centre location; unlike the resort-like setting of peninsula area where there’s a strong sense of isolation from rest of the town, Villa Sedir is located in the town from where the square is walkable ( 7 mins) and it is possible to see the lights of the town centre, harbour and Marina at night (it is nice, and makes one feel included).

Second visit to a excellent property

This is the second time my partner and I have stayed at Villa Sedir. The villa is beautifully designed and everything about it is of a high standard. As there were only 2 of us we rattled around inside the villa which is very spacious and comfortable. It would be ideal for a family.

We got to know Sema on our last visit and it was nice to catch up again. She is very helpful and the booking and payment is very strait forward. We also had email contact with Sema while in Turkey and she was helpful to our requests.

The villa is of a very high standard and well equipped. The master bedroom on the top floor was has a balcony with wonderful sunset views over Kas. The pool is small but is ideal for cooling off and the area around the pool contains sun beds and a shaded area with seating and a table.

The villa is up a steep hill (so you get great views) but if you don’t want to walk it you can get a dolmus from the town which stops a little way above the villa (Cerciler dolmus). It costs a euro each. If you are going to walk up try to avoid it in the heat of the day. Walking down is fine (with good footwear).

We did our usual Kekova boat trip. It is a good day out and good value. We also did a day trip to Meis (Greek Island). It is only a 30 minute crossing and is well worth a visit.

We love Kas. It is a tourist resort but it is also a real Turkish town. The town square in the evening is a wonderful place to sit and watch life going on. We will be back and hopefully we can stay at Villa Sedir again.

Amazing Villa in Kas--A Super Place

We rented this villa for a week and had nine people (7 adults, two children). There was plenty of space for all of us and the villa is well-equipped in every way. It was summer and was hot, but it has a/c and we were able to keep the house comfortable, It has its own small pool, which was perfect for us, and an unbeatable view. Kas is a great place to stay--not too touristy as places like Bodrum, and a great place to relax. We went on several boat excursions, swam, saw some ruins, and ate good food in town and cooked some of our own too. The house is on a hill, so the walk up from town is a bit taxing, but there is a minibus option to reach it. We have had several gatherings/rentals, and this one was the best by far. Sema responded promptly to our queres and has made the house very appealing to guests. Highly recommended.

Fantastic view!

We spent three weeks in the villa Sedir, out of which our friends from Brighton joined us for two weeks. Four adults and five kids total. This was just a wonderful vacation. The view from the villa is fantastic! The swimming pool turn out to be of course the place were the kids would spend most of their time: pool in the morning, beach in the afternoon and pool again in the evening. The pool was clean and Mustapha, very friendly guy, would come every morning to check it out. The house is very well designed to accommodate two families: everybody could have their privacy. We had a few issues at the beginning with missing supplies but Sema (the owner) was kind and got us what we missed very quickly. She was always nice and helpful. The terrace next to the swimming pool is really enjoyable in the morning and evening but quite hot in the afternoon as the house is exposed south. But we were never home at that time of the day anyway. Inside there is some good air conditioning if needed. Kas village is very close by, though I would still recommended a car as you have to walk back up, it is quite steep and very hot during summer time. Also a car is nice to visit around. I recommend villa Sedir for an enjoyable family vacation.

Luxury villa with large pool and with fantastic se

This is a big luxury villa on three levels, situated 300 meters above sea level with fantastic sea views over the marvelous small turkish town Kas. We stayed here with 6 youngsters during two weeks and the villa was excellent in all aspects as from relaxing on the terrace, jumping in and out of the pool, washing and drying cloths, preparing big dinners in the open kitchen, dining on the terrasse, surfing on the fast internet, sleeping in the comfortable big beds. There is air-condition in the house - which works good. The owner of the house is very friendly and helpful. The house is well equipped for a family stay - kitchen (dishwasher, fridge, freezer, oven, microwave, teakettle - all necessary dishes and cutlery); terrace (large table, comfortable chairs); living room (large table, TV); washing machine. It has it's own parking space. The bathrooms are very functional and modern.

The small cosy Kas town, about 400 meters walking distance away, has lots of small narrow streets, shops, a nice harbor and lots of different and nice cafes, pubs and restaurants. Even tough there are lots of people, and the youngsters spend some long nights there, our experience is that the atmosphere is exceptional friendly and relaxing. The water around Kas i unusual clear and, at least when we were there in August - warm. Wonderful swims! There is no place to buy food directly around the house so you must go down 5-10 minutes down to the nearest shop to buy food. The road from Kas town up to the house is quite steep so in our case this made us decide to rent a car, which also was used to go to interesting and wonderful excursions like Kaputas Beach, Kekova, Patara Beach, Myra and Gömbe. Don´t miss to visit Kastellorizo and the small beaches some minutes boattrip from Kas harbor - there are a small armada of small boats going from the harbor to different places around Kas.

perfect villa for family with 6-9 people

We had a 3 generation family holiday in the Sedir Villa. The house has very nice looking inside and outside, made of quality materials and work. Each bed room has own bathroom, well equipped kitchen.

The most stunning part is the unforgettable view on Kas and its bay. You can walk down to the city but backwards especially after diner car/motor/taxi is better option to commute. Also if you want to discover Lykia, Kas is the perfect base for. We have been leaving in Turkey for 3 years travelled around the coast line, stayed in many hotels and villa, this has been the best One, including the house, location, view, Kas and last but not least the owner’s hospitality and cooperation.

The Hill

This is the fourth time i have stayed in Kas, always in a villa or apartment "up the hill". This time there was a group of seven of us and Villa Sedir fitted our requirements perfectly. Spotlessly clean with a good welcome pack and a pool in perfect condition (this is often not the case early in the season). Bear in mind that it is a very steep climb back to the villa from the town but all seven of us managed it everynight, and we are all over 60! Kas is a great town to visit as it is less touristy than Kalkan and there is so much to see locally. I would strongly recommend this villa to anyone but you should check first that the slightly unusual sleeping arrangements suit all your party.

There is a festival in Kas in the end of June, busy with lots of activities, singing, dancing, even a swimming competition takes place between Greeks and local Turkish population, starts in Kas ends in Kastellorizo (film set of Mediterraneo).
