Villa dolce vita is an elegant stone house immersed in the green umbrian hills. The house is made in stone and shows the main characteristics of umbrian rural architecture. Immersed in a breathtaking green landscape, villa dolce vita offers an unforgettable vacation of relaxation and tranquility.
All the interior furnishings are antique, and they work in harmony with the ancient structure of the house. All the finishings are of the highest quality, such as the 'cotto' pavements and wooden ceiling beams.
The house is on two levels. The main entrance is on the ground floor, composed by a living room, dining room and kitchen. All the rooms on the ground floor have direct access to the garden via french doors. From the kitchen one can access the loggia and the pergola, each of them well equipped with tables and chairs for pleasant outdoor dining. The first floor is reached via an internal “cotto” staircase. Here there is a double bedroom with king size bed (this room is also reachable from outside through an external staircase) with an en-suite bathroom with bathtub and shower, a double bedroom with french size bed with en-suite bathroom with shower, another double bedroom , a twin bedroom and a bathroom with shower. All the bedrooms have window screens, and fans.
The park spreads out over two acres and is home to a wide variety of plants and flowers that perfume the air. The area is mostly covered by a beautiful well kept green lawn and olive grove with 30 trees. The garden around the house is shaded by secular trees and is equipped with wooden sun lounges and tables. Near to the kitchen there is the loggia and a pergola perfect for alfresco dining, furnished with an outdoor teak dining table that comfortably seats 12. There is also an ancient pizza oven, and a barbecue. Natural steps lead to the swimming pool area with its breathtaking view over the evergreen umbrian valley.
The rectangular-shaped pool is located inside the park and is totally surrounded by a wooden deck, curated green lawn and covered pergola area. The position of the pool offers spectacular views over the gentle umbrian hills. It is situated on a lower terrace level to the right of the house, about 100m from the main entrance. The pool area is spectacularly lit at nighttime, and has a chlorine purification system. It measures 6 x 12 m with a constant depth of 1.50m. Natural and cotto steps lead to the pool which is lined with blue pvc. The spacious solarium area is composed of stone and lawn and is equipped with double canopee bed, six sunbeds with cushions and a covered pergola with climbing roses. The pool is open from the last saturday of april to the first saturday in october.
Although the house is located in Monte Castello di Vibio, the closest town center is in Fratta Todina, only 3 kilometers away. Here, you will find a supermarket, ATM, butcher, pharmacy, post office, beautician, coffee bars, and pizzeria.
We are a married couple who have made Italy our home for almost two decades, first in Rome and now in Milan. Villa Dolce Vita is where we exhale.

It was love at first sight with Villa Dolce Vita. We had decided to buy a farmhouse in the Todi area, and knew as soon as we approached the house that this was the one. The location took our breath away, with its open views of checkerboard fields and stone farm houses across the valley. And the magnificent silence!
Once inside, we saw what the house COULD become, with love and commitment. We spent two years renovating it, and the house now truly reflects our tastes and passions.
Villa Dolce Vita is a stone farm house with an elegant soul. Everything about the house is designed to instill peace, and provide luxurious comfort. From the antique furnishings to the linens to the kitchenware, everything is of the finest quality.
My husband and I, along with two couples with whom we often travel, loved Villa Dolce Vita. The rooms were very comfortably appointed, the bedrooms and baths spacious, the beds very comfortable, and the sheets....delicious! Down comforters made getting into bed a joyous occasion. The kitchen had every utensil and dish a chef could want, including top quality pans and knives, wonderful cutting boards for all the cheeses and salamis we toted home. Outside....the views were luscious, and the yard and lower pool area offered comfortable nooks and chaises to read, sketch, chat, or day dream. Pots of lovingly tended roses accented the rosemary hedges, and more pots of geraniums and herbs skirted the end of the house. We spent most of our mornings sitting on the terrace just outside the kitchen, enjoying coffee (there is a Nespresso machine!!) and breakfast while we debated the coming day's activities. We did have one al fresco lunch under the side arbor, and would have eaten there more often had there been more chairs (we used the ones for that table at our little breakfast spot in front, and they are too heavy to tote back and forth.) Happily, we had two cars, because--as we were warned--Villa Dolce Vita is a bit remote. Todi, Deruta, Orvieto, Spello, Spolito and Perugia are all within easy reach, but Florence was an overnight trip at minimum. Our only minor negative was the condition of the steep road up to the villa...VERY rough and in need of some serious grading.
Suggestions for our charming hosts: we would have so enjoyed having a notebook there that explained the history of your villa, perhaps with before-and-after renovation photos, as well as a stash of those free town maps each village hands out. Perhaps, too, a list of local market days? All in all, this is a wonderful property--we would not hesitate to recommend it.
Our family spent a fabulous week at this villa in August. The location and the views from the house are amazing. Anna and Martin are the perfect hosts -- considerate, accessible and responsive. The house is fully equipped with everything you would need and then some. We spent a fantastic day touring a local farm and visiting flour mill and bakery organized through Life Italian Style which we would highly recommend. Our 18, 16 and 12 year old kids all asked to come back. We look forward to returning in the years to come!
Four of us found this fabulous villa on VRBO and snatched it right up. The home is exquisitely designed, furnished and equipped. Caretakers were available to answer our questions and provide extra service when needed. Even the kitchen was equipped with staples better than we would have bought - the best balsamic, a selection of olive oils and expresso grind to get us started. We can't say enough about this wonderful villa with its multiple outdoor terraces and gorgeous swimming pool We'd all come again if we find ourselves in Umbria. It was the perfect gateway for our day trips to other sights in the area.
This beautiful villa provides everything you need to enjoy your time in Umbria. The fully equipped kitchen allowed us the eat in when we wanted to and the owners guided us to numerous restaurant choices in the area when we wanted to eat out. The villa property is both private and very scenic, with a beautiful pool and gardens.
The ultimate test to any property is whether we would go back to this villa. I can honestly say, I wouldn't even look at another. I truly hope to return in the near future.
We spent a month at Villa Dolce Vita in May 2013. While the weather did not cooperate (it rained all but 4 of our days there), we had a magnificent, even magical time. Martin and Anna‘s home is spectacular, and they are the quintessential wonderful hosts. Their attention to detail, and their responsiveness, made our vacanza relaxing, exciting, and memorable.
Fratta Todina is a small village near Todi, and the hills and nearby towns are enchanting. We spent our time there living the life. We visited nearby and distant towns, shopped in world-class food markets (including the fabulous farmer’s market in nearby Marsciano). There is a winery within walking distance of the home, where you can get really nice wines for 5-10 Euro (we are avid wine collectors, and this is good stuff). The spectacular wineries of Arnaldo Caprai, Paolo Bea, Milziade Antano, and others are nearby.
Martin and Anna have spent a lot of time attending to the details that make time spent here so wonderful. The bedrooms are large and well-appointed, with fabulous linens, towels, and other treatments. The Master Bedroom is an oasis, and leaving it is difficult. It opens to the upper dining area outside, and has windows with sweeping views of the surrounding countryside. The shower in the Master is an experience! It is a rain shower, and is situated in a very large area. The other bedrooms are done just as nicely. We used them for our visiting adult children and the occasional stop-by friend. Everyone loved them.
We cooked virtually every evening, and the kitchen is splendid. It is outfitted with all the necessary accouterments, and is quaint to boot! We even were outfitted with a Nespresso machine, to which we became addicted and had to buy one ourselves when we returned home. The living areas are cozy and comfortable, large, and very inviting.
Saving what is perhaps the best for last, the outdoors will floor you. The expansive lawns have wonderfully-comfortable chaise lounges that look out onto the valley and surrounding hills. The pool is inviting. We had dinner outdoors many evenings, and used the wood burning oven several times (once to make an incredible porchetta, with meat bought at the butcher in our village). The gardens are incredible, with an amazing rose collection, beautiful flowers everywhere, and a small olive grove. We took many walks on our road, picking wild asparagus, dandelion, rucola, and more.

We just returned from a wonderful stay at Villa Dolce Vita and couldn't have been more pleased. The house and grounds were stunning and comfortable, even down to the Frette linens! We had every amenity we could need. We had two families - 4 adults and 4 kids, ranging from 6 to 14 - and it was perfect size for us. We did day trips to Todi, Orieveto, Perugia, Assisi and Rome. We also did a farm tour with "Life..Italian Style", who Anna recommended Jennifer and we loved it.
Anna and Martin greeted us upon our arrival and attended to our every need. They were so flexible and accommodating before and during our stay. I would highly recommend Villa Dolce Vita to anyone looking for a lovely villa central to the Umbrian countryside.
Villa Dolce Vita is situated only a few kilometers from the antique medieval hamlet of Montecastello di Vibio, famous for its theatre being the smallest theatre in the world. Although tiny, Montecastello is the site of a famous international art school. The medieval walled city of Todi is only 14 kilometers away. Indeed, many Umbrian towns known for their beauty and cultural sights - Perugia, Assisi, Spoleto, Orvieto - are within easy reach of Villa Dolce Vita. And the big cities of Florence and Rome are 1.5 hours away by car. Nature lovers can organize daily excursion to the well know lakes of Trasimeno and Corbara. The area is also known for its food and wine; a typical Umbrian meal includes game, black truffle and the famed Sagrantino red.
