Location, Location, Location:

This Townhome provides a two car garage as well as on street parking while fronting on a Green Space. This is considered by Calgary Realtors as the most desirable Boulevard on the entire city due to its elegance and location.

Garrison Woods is 5 minutes from downtown Calgary. A 5 minute walk to Marta Loop takes you to coffee shops, groceries, restaurants, shops, etc. A lovely, 4 bedroom, 3 bath, awaits you and yours. A 30 second walk to a small playground park at the end of the street. A 2 minute walk to a huge park with winter skating and sliding, and/or summer playground. A 5 minute walk will take you to Safeway, Starbucks, some shops, restaurants, spa and yoga.

Room Descriptions:

All the furnishings are high-end, a mix of elegant and hip, classic and modern.

The main floor kitchen has high end, stainless, appliances and is fully equipped to meet any chefs' needs. The dining table will seat 6 or more, and there is a hightop breakfast set for 2 in the Kitchen nook. A gas fireplace separates the dining from the living room. The living room has seating for 6-7, a TV and a large window to watch the quiet tree-lined street.

In the little outdoor patio space at the back of the house, you will find an Iron Bistro set and a BBQ.

The second floor has a Master Bedroom with a king-size Tempurpedic bed, spacious spa bathroom (large tub, separate glass shower, double sink and pocket-door toilet room) and a large walk-in closet.

A media room/ office space is also on this floor. It can easily turn into a bedroom for 2 single beds or a double bed through the cool EQ3/Nood swivel sofa. ( a memory foam topper can be added if you prefer a softer bed).

Between these 2 rooms is a linen closet with a Meile Washer/Dryer.

On the third floor you will find 2 spacious bed rooms with a 3 piece bathroom in between. Both bedrooms have queen size beds. One has a sofa that turns into a double bed for extra sleepers. If you want to fit even more sleepers, the other bedroom would be a great place for our memory foam fold up cot (s).

The large unfinished basement has a small pool and ping-pong table available for your enjoyment.

Children:

We have a Bjorn Travel Crib that can be set up in any of the rooms. A Booster seat and/or High Chair is available also. Toys can be provided for any age as well.

The parks scattered throughout this community make it a sure hit with your kids, and easy to find activities and beautiful walks any time of the day.

We were managing a property in Garrison Woods for my parents, and we enjoyed the clients who are drawn to this area so much, that we decided to invest in this house so we could keep providing a home away from home for great families, couples and business people alike.

We looked at many properties in the area, but none grabbed us as like this one did. Not only is it on, what the realitors call, Calgary's most desirable street, but the finishings are lovley and the layout is perfect.

Garrison Woods and Marda Loop are so centrally located you can be anywhere in Calgary within 30 mins.

WONDERFUL HOME AWAY FROM HOME

Our family stayed in this townhome during the Calgary Stampede. It was all we expected and more. The home and neighborhood were wonderful-beautiful,relaxing and peaceful just as Shann described it. The kitchen was so well stocked which made cooking in a delight. We suggest you look at all she has in it prior to going to the store-you will likely be surprised. The home was super clean and all the special touches were appreciated. An example was the special baby lotion and soaps for our new grandchild who was with us. Just a small thing but we knew it was placed there for just us-a true home away from home. There are many nice vacation homes out there to rent but the extra touches done for our family made this vacation home stand above the rest. Shann was very pleasant to work with and helped us with anything we needed. The beds were very comfortable. The layout was great for us as we had a couple of teens who played ping pong in the basement for hours. What can we say--the home, the quiet relaxing neighborhood, the little extras that made us feel at home and our host, Shann made for a great vacation. We recommend this home to others who want something a bit more special. .

  • The master bedroom is located on the second floor. It has a king size bed, 2 side tables. The en suite has a spa bath, seperate glass shower and a large walk in closet. The second room on the second floor is a versitile room. It has a large Tv, so this can be a sitting room, and office or a bedroom. The sofa in this room is a very cool EQ3 design sofa that swivels apart if you don't want to sit side-by-side, you can put the legs out on one side or both, and then the back can go down too to create 2 single beds, or push them back together for a double bed. If you like a firm, futon feeling this is ideal. If you prefer a softeer sleep, let me know and I will put on the memory foam topper. When you are booking let me know what you would like to use it as and I will set it up accordingly. The 3rd floor has two very large bedrooms, each with a queen bed, and tall gabled ceilings. A 3-piece bathroom sits at the top of the stairs, in between these two bedrooms.
