July Get away
The home is beautiful and the down stairs grill area was perfect for the family. I called the office manager to meet me at 2:00pm to get the key and he arrived at 3:00pm. When we arrived, the grass was high and did not get cut during our 7 day stay. The garbage had not been emptied prior to our arrival and the garbage we added to the can prevented the lid from shutting which in turn cats and other animals shredded the bags and we had to pick up garbage spread through the yard. When we decided to grill, the grill did not have fuel and the grill surface still had food on it from the last tenates. Be sure to inspect every facet of the home, I was charged for scuff and scratch marks on the hardwood, and other items that could have been there when we arrived.
Owner's Response: Yes, I did get a call at 2PM from the traveler for an early arrival. I said I would try but I have a number of arrivals since I manage a number of properties and that the rental agreement states that check in is at 3PM. But if I can, I will accept early arrivals.
Yes the grass was a little high since we had a lot of rain during the first part of the summer and the normal schedule for grass cutting is every 2 weeks. Since then, I have instructed my grass cutting people to check each of my properties once a week and if it needs cutting , to do so.
As far as the garbage. I have purchased another garbage can to remedy this problem until the normal scheduled pick-up can take place.
I was notified about the gas tank for the grill which was empty which was surprising, since I changed out the gas tank for the last tenant. However, I did replace the tank with a full one. When the traveler left and my cleaning people arrived and called me to let me know soot marks and pieces of burnt food on the slab were noted from where the grill grate was taken out of the grill and dropped on the slab.
I have instructed my cleaning people to check the grill for cleanliness and to see if the gas is turned off. Also, I have posted instructions near the grill for the traveler to make sure the gas is turned off at the tank as well as the burner control knobs. The rental agreement has been updated to reflect the same as well as the inspection, cleaning and condition report.
My cleaning people are provided with a detailed inspection, cleaning and condition check list. If something is noted that needs my immediate attention, I am called to come and see as in the case of the scuff & scratch marks on the hardwood. Also of note was chocolate on the floor and wall as well as food particles on the floors.
Travelers should be aware that as a property manager, my responsibilities are twofold. One is to insure the integrity and condition of the property are maintained to high standards. The other is to assure the traveler is provided for what is advertised, what they pay for, what has been agreed to and hope we exceed their expectations. Judging from the other reviews on VRBO & what has been written in the guest book, I think we have been doing a good job.
