Finally, in 2012, we decided to take the plunge and buy the vacation house of our dreams. We live in Louisville, Kentucky, but this truly is our home away from home. And rather than allow a property management company to rent our home to anyone who can afford the rates, we hope to attract guests who will treat our home with the same degree of care and respect that they exercise in their own homes.

Our dream vacation house is located at 36 Spartina Circle, in the heart of the Camp WaterColor district. And when we aren’t staying in our WaterColor dream house, we want you to enjoy it as much as we do. That’s why we’ve decided to rent our home.
Our WaterColor home has 4 full bedrooms and 4 1/2 bathrooms in the “main house” plus a built-in twin day bed adjacent to the upstairs master. But we also have a “carriage house” that works as the perfect solution for in-laws, grandparents or your nanny. The carriage house is a private studio apartment with a queen size bed, full bathroom, kitchenette, washer & dryer, mounted 32 inch flat panel tv, and lounging area.
Three bedrooms in the “main house” are equipped with 32 inch mounted televisions, full bathrooms, and king (2) or queen (1) beds . Each of the three bedrooms comfortably sleeps two adults per room.
The fourth bedroom is a very large “bunk room” with 4 built-in, QUEEN sized beds, each equipped with individually mounted television. (The pictures don’t even come close to capturing how roomy these beds are.) We’ve found that the kids love to stay in the bunk room (which very comfortably sleeps 8 adults) with the other kids when we have multiple families vacationing with us.
This beautiful WaterColor home is located in the Camp WaterColor district and is literally a stone’s throw to Camp WaterColor and right across the street from Camp WaterColor’s soccer field and fishing pond. If it takes you longer than 45 seconds to walk to Camp WaterColor, then you’re moving at a relaxed vacation pace. It’s that close.
Camp WaterColor has its owned heated pool, as well as tons of activities for the kids. But if you want to spend your time on Santa Rosa Beach, the WaterColor Beach Club, or WaterColor’s town center, you are just a short bike ride away. (And four adult bikes are included in your rental!!) Plus, if you ask someone to point you to the back way to Seaside, you’ll be able to enjoy all that Seaside has to offer as well.
As soon as you walk through the front door of our WaterColor home, you will feel a sense of calm and relaxation as cool undertones of sea blue and green surround you. The living room features beautiful white leather sofas where you can relax while watching the flat screen television mounted above the fireplace.
Off the living room is a screened in porch (one of four porches) where you will find yourself making smores in the outdoor fireplace or simply enjoying a quiet water color evening. With four porch areas, busy moms or dads can sneak away for private time to check e-mail, surf the internet or even read a book.
The gourmet kitchen, with its soaring ceiling, is a chef’s delight. Top-of-the-line stainless steel appliances, gas stove-top and stand alone icemaker finish out the kitchen. Adjacent to the kitchen and the dining area is a 1/2 bath, a laundry room with full washer and dryer, and a large closet for storing extra luggage.
Our WaterColor home features plenty of bedrooms to accommodate large groups. The first of two master bedrooms is located on the first floor. It features a king bed and mounted 32 inch flat screen television. It has a private bath with dual top vanity and beautiful and a spacious stand-up shower with multiple shower heads and a custom stone floor that naturally massages tired feet.
Also located on the first floor is a guest bedroom with a queen size bed, its own attached handicap accessible shower and a 32 inch mounted flat screen television.
Upstairs you will find the second master suite that features a king bed, 32 inch mounted flat screen television, private bath with tub and shower, and its own private screened in porch. Just outside the second floor master is a built-in day bed, perfect for a single adult or a child.
The second floor bunk room has four QUEEN beds (each with individually mounted televisions), large closet, in-room sink for nightly freshening and a full bath across the hall. Without a doubt, this room comfortably sleeps 8 adults –and even more children.
Another screened in porch with a ping-pong table and a home office with desk and wireless printer round out the second floor.
A spiral staircase leads to a soaring third floor “tower room” that is perfect for evening sunsets or for a kids tv and gaming headquarters. Not many WaterColor homes have the third floor tower feature, but it is one of our favorite places to hang out with the kids. And if you’re really trying to find places for guests to sleep, the tower room has two built-in padded sitting areas that double as futon-like beds.
Finally, the carriage house or nanny quarters has a private entrance, queen bed, full bathroom, kitchenette, breakfast nook, lounging area with a futon and a washer and dryer.
To summarize the available sleeping arrangements:
1st floor master: 2
1st floor guestroom: 2
2nd floor master: 2
2nd floor bunk room: 8
2nd floor day bed: 1
Carriage house: 2, plus potentially another on a futon
Tower room: 2 (although, i personally don’t think i would sleep there!)
Therefore, the house can sleep 17 guests comfortably and 2 uncomfortably. But, in my experience, the optimal number rests somewhere between 12-15 guests.
