1 bedroom apartment in central Florence near the river sleeps 2/4

The flat is situated on the 4th floor of an old, typically Florentine building on a narrow street just off chic Via Tornabuoni and a block north of the river. Please note that there is no lift. It is an ideal size for 2 people, but quite for adequate for 3/4. It is comfortable and bright with pictures on the walls and books in the bookcase to make you feel at home. The flat is within a traffic-limited zone, so it is quiet. The view is of typical Florentine rooftops with the odd roof garden, and there is plenty of natural light. We re-decorated the kitchen in January 2013 and fitted beautiful solid wood counter tops and a new gas hob. It is well stocked with pots and pans.

The bedroom can be made up with a double or two single beds (with feather duvets) and there is a large wardrobe with lots of hanging and shelf space.

The sitting room has a table that allows four people to eat in comfort, a comfortable double sofa bed, TV, DVD and stereo system with ipod dock. There's a library of books (mostly in English) and lots of tourist information and guide books about Florence, Tuscany and the rest of Italy.

About Nicky Swallow

I am English but have lived in Florence since 1981. I'm a musician by training (I came here to play in the opera orchestra) but now I run a music festival in southern Tuscany and am also a travel writer. Luca, my Florentine partner, is a photographer:this was his flat until he joined me across the river in the Oltrarno. Downtime is spent in our olive grove just outside the city.

You can literally walk to anywhere in Florence from this charming top floor flat.

OK -- the downside is that there are 84 stairs from the entrance to the flat, and no elevator.

Now you know the limiting factor as to whether this is the right place for you.

The price is very reasonable. Nicky (the owner) is very accommodating and flexible around departure and arrival times (she knows that train strikes happen and can mess with the best laid plans), of course the flexibility is partially determined by who is leaving or arriving on either end of your stay.

The apartment is very nicely appointed, with lovely old wooden furniture, but a very modern and comfortable bed and linens. The bathroom is nicely sized and there are windows that open on three sides to provide excellent fresh air flow. WiFi works well and is nice to have.

Go one block to via Tornabuoni and you are in the middle of a high fashion shopping district. A few blocks further and you are at El Duomo (Cathedral). Head one block south to the river and cross one of the nearby bridges and you will be in a great neighborhood to eat or by fresh food to take back to the apartment and cook there.

It is a 10 minute walk to the train station, 15 minutes maximum to any museum in the city, and only a 25 minute walk across the river and up the hill to Belvedere, the old fort and gardens that provide a spectacular view of the city.

Best find on my most recent trip to Florence was this flat. Second best find was a pair of hand made leather shoes at a very attractive price, from the shoemaker himself, and only 10 minutes from the flat. This place can't be beat (assuming you can climb 84 steps).

Perfect location, wonderful host.

I cannot praise this lovely little apartment highly enough - immaculately clean, comfortable, well-equipped and perfectly located. A five minute walk and you are at Ponte Vecchio/Piazza della Signoria, 10 minutes and you're at the train station. As others have said there are a lot of stairs but it is so worth it - light and airy and so quiet you cant believe how central you are. Nicky was the perfect host - easy to deal with when booking and a mine of useful information; it was nice to meet for coffee when paying the balance too, more fun than the usual process! I wouldn't hesitate to recommend Casa Luca to anyone looking for a rental in Florence - excellent value for money and we will definitely be back!

Quaint little flat in fabulous central location

Very clean, well equipped flat close to all the sites you could wish to visit on a long weekend such as the Duomo and Uffizi, Santa Croce etc etc. It's a 5-10 minute walk from the bus/train stations and five minutes to the Ponte Vecchio in the other direction. There are numerous good restaurants within a few minutes walk and within a stone's throw of all the designer shops and hundreds of other shops and restaurants. We would definitely recommend the flat over a hotel stay.

The owner - Nicky contributed greatly to the fabulous weekend we had by contributing lots of top tips on good restaurants and general information.

We had the pleasure of meeting Nicky during our stay as well as keeping in contact by email and phone. Nothing seemed to be too much trouble for her. She even left a bottle of prosecco in the fridge for us to toast our anniversary!

The flat has a folder of most of the information you would need otherwise.

The stairs are not suitable for less able people!!!

We will absolutely return if not to this flat to Nicky's other flat situated on the other side of the Arno which is on ground level.

Perfect apartment - highly recommended

In short, I thought Casa Luca was wonderful. The location is just perfect – come out of the front door of the apartment building, look left and you can see the Arno at the end of the alley, and Ponte Vecchio is only a few minutes’ walk away.

The apartment has everything you could need and a wonderfully authentic feel about it. I loved the fact that it was on the top floor; this made for a very light and airy living space. The 80-odd stairs would be a problem to anyone infirm but I was in Florence to run the marathon so they made an excellent cool-down after the race!

Picking up on what a previous reviewer said about equipment in the flat being “basic and sufficient but no more”, that may be true but why would you want state of the art mod cons anyway when you should be out enjoying all that Florence has to offer? I was on my own for this particular visit but the apartment would definitely accommodate up to 4 comfortably.

Nicky provided excellent information and was a perfect host. I would thoroughly recommend Casa Luca and definitely hope to return soon. Thank you Nicky, for sharing your apartment.

Warm and welcoming apartment

This apartment is located in a great location in central Florence, and makes reaching all the local sites possible on foot. Nicky provided excellent service in helping us get the key, despite our evening arrival, and provided some great recommendations for food and fun. The apartment is located on the 4th floor of a traditonal and older style apartment building, so lots of stairs up, but the height translates into a quiet and bright space in a very livable little apartment. The kitchen has a great breakfast bar/eating area for gathering and enjoying cooking together, and had a good selection of quality kitchen items and gadgets. While our stay was brief, this apartment is a great choice in quality and value, and we could easily see ourselves returning and staying for several weeks.

A great pied a terre in Florence's historic centre

The flat makes a wonderful base for a visit to Florence and offers excellent value for money. Forewarned about the apartment's location on the top floor we were prepared for the stairs (eight flights!) and, within a couple of days, had increased our fitness levels to the point where we hardly noticed them - but be warned that they would present a problem to anyone with limited mobility or respiratory/heart problems.

The accommodation is compact and, although the shower is perhaps a little basic, everything that might be required for a comfortable stay for two people is provided and readily to hand. In addition there is generous storage space and an excellent library of books, local guides and maps.

The key advantage of the flat is undoubtedly its location on a quiet street so very close to many of Florence's main attractions. There are numerous local bars and restaurants providing excellent food and drink at a range of prices to suit all pockets.

Finally, Nicky is the perfect host - helpful, friendly, unobtrusive and extremely knowledgeable with lots of advice to ensure an enjoyable visit.

All in all this flat doesn't qualify in the "luxurious" category but it is very neat, well equipped, clean and perfectly positioned - the ideal base for anyone wishing to experience Florence without breaking the bank. We loved it!

The apartment is located just west of chic Via Tornabuoni (now a pedestrian area) and a block north of the river. The position could not be more central; the 'centro storico' of Florence is tiny and most of the principal sights and galleries are within easy walking distance. The apartment lies within a traffic-limited zone, so it is quiet. Its very central position means that there are banks, food shops, a post office, restaurants and bars close by as well as bus stops for other parts of the city. The train station is a 10 minute walk. Just across the river is the 'Oltrarno' district, Florence's Bohemian 'Left Bank' which centres around pretty Piazza Santo Spirito. The central food market, a must for foodies, is a short walk away.
