3 Bedroom house to sleep 7 plus baby

Halfway between Florence and Perugia on the Umbrian Tuscan border a beautifully restored farmhouse with private swimming pool and glorious uninterrupted views over the Tuscan hills. In a strategic position to explore the medieval towns nearby or just get away from it all. The interior has been lovingly restored with beamed ceilings, whitewashed walls and terracotta flooring. It is comfortably furnished with a mixture of antique and modern. The accommodation is on three floors. On the ground floor the kitchen flows through to the living room, which opens onto a covered terrace for outside dining. The top floor master bedroom has its own bathroom. The 2 other bedrooms and bathroom are on the 1st floor area as is the private balcony which overlooks the pool. Outside there are paved terraces and grassy areas with garden furniture for relaxing and alfresco eating. The house and pool all benefit from a south facing aspect and the garden is planted with olive trees and lavender.

Getting There: It is essential to have the use of a car to get to the house as well as whilst you are there. So if you fly it is advisable to hire a car from the airport rather than relying on local transport.

I highly recommend checking out the Michelin website www.viamichelin.co.uk as the maps are good and it is great for planning your journey.

Perugia, approx 45 minutes via Ryanair.

Florence, approx 1 hr, 30 minutes via BA / Alitalia / CityJet / Meridiana etc.

Ancona, approx 1 hr, 30 minutes via Ryanair.

Forli, approx 1hr, 45 minutes via Windjet.

Bologna, approx 2 hours via BA / Ryanair.

Pisa, approx 2 hours via BA / Easyjet / Ryanair.

Rome, approx 2 hrs, 30 mins, 2 international airports (Fiumicino & Ciampino) served by most airlines.

A magical place

We had an amazing two weeks in September in this blissful place. Not even the comprehensive website pictures had prepared us for the property's spectacular situation, high up and surrounded by Tuscan and Umbrian hills.
Due to the exceptionally hot weather we were glad of the soft breezes that arose most afternoons and spent most mornings in and around the beautiful (and well-maintained) pool.
We have stayed in a lot of self-catering properties and this ancient Volterrano farmhouse with its special atmosphere really did feel like a home-from-home. The furnishings are comfortable and interesting rather than luxurious, though there are modern shower rooms, and a pleasantly rustic kitchen-diner. Foodstuffs and other supplies were generously provided and there was a basket of local pasta, coffee and wine on arrival. The bed was large and comfortable, the linen and towels clean - and freely available for you to change more frequently if you didn't mind doing the washing. (Drying outside took ten minutes in these temperatures). There was no TV but a well stocked bookcase, board games and a plentiful supply of guide books and tourist information kept us occupied. The main, covered terrace was the ideal spot for a glass of wine while taking in the incredible views all around.
We have to admit though that we found the steep lane from the village to the farmhouse, which becomes a gravelled track with some hairpin bends, rather daunting. Maybe this is due to our age and younger visitors wouldn't find it at all challenging. However, it did mean we felt discouraged from going out in the evening as we couldn't face the drive home in the dark. The other thing to mention - again, perhaps for older visitors - is the narrow spiral staircase which connects all the bedrooms and bathrooms. We eventually got used to it but found it impossible to unpack our large suitcase upstairs.
Despite these points, we would have no hesitation in recommending this property to others. The owners went out of their way to give us helpful information in advance of and even during our holiday. Many important Tuscan and Umbrian sights are a short drive away, though, like us, you might find it impossible to tear yourself away from the house and pool and the unforgettable sunsets from the terrace.

On the borders of Umbria & Tuscany with a stunning view overlooking the Nestore Valley, the house is 1km from Volterrano which is famous for its Presepe Vivente living nativity scene which is televised every year over Christmas.

This part of Italy is an area of great scenic beauty with the landscape ranging from wooded hills to terraced farms. The whole region is steeped in history with much medieval architecture including hilltop castles, churches & watchtowers.

Citta di Castello is a beautiful walled city with fine buildings, museums, wonderful restaurants, and a hot thermal spring and health spa dating from Roman times.

Perugia, the capital of Umbria and Assisi are both an hour away, these stunning medieval cities are great for sightseeing.

Lake Trasimeno, the largest lake in Central Italy is good for bathing and other water sports with a number of resorts around its shores.

Florence, the capital of Tuscany is easily accessible on the motorway about an hour and a half away.

A deposit of 25% of the rental is required within 1 week to secure booking, balance to be paid six weeks
before the first day of the holiday.
It is possible to obtain a discount for holidays of longer than two weeks.
A security deposit of 150 Euros against any damage to the property is payable on arrival, to be returned on departure.
Notes Rentals begin and end on a Saturday. A minimum of one week rental allowed.
Check-in time: from 4pm to 8pm.
Late check-in is 25 Euros from 8pm to 11pm or 50 euros from 11pm to 1am - estimated arrival time to be confirmed to owner 5 days before arrival.
Check-out time: from 8am to 10am.
All costs include linen and towels and heating.

Notes:
To keep everyone happy there are plenty of games as well as maps and guidebooks to help plan your sightseeing trips. Outside there is plenty of space on the various terraces for sunning, relaxing and alfresco dining. The swimming pool is on a lower terrace with a solar shower and the most spectacular views! The pool is open from mid May to mid October weather permitting. There are a number of neighbouring farms where it is possible to buy olive oil, eggs and firewood. The surrounding woods are also a good place for mushroom picking. The house is about 30 mins from the Circolo Golf & Country Club Caldese at Lerchi and 25 mins from the Canoe Club at Citta di Castello. Perugia, the capital of Umbria hosts the internationally acclaimed Umbria Jazz Festival in July each year plus its famous Chocolate Festival in mid-October. Florence, Arezzo, Gubbio, Assisi, Sienna and Rome are further afield but well worth a visit.
