parking space. Situated in the luxurious Playacar gated community behind the 17th

hole of Robert Von Hague designed golf course, We have carefully

designed this condo with an Indonesian style. There is a Master

bedroom with a Queen size bed and its own full bathroom. There is a

second room with 2 individual beds and also with its own bathroom.

In the

living room there is also a sofabed to accommodate another 2 persons.

Here there is a great swimming pool beautifully designed!...u can

also use the Great barbecue facilities to Grill your favorite

dishes!... We also have a laundry room with washer and we have

installed a drying rack on the outside balcony. Oh...and of course

air conditioning in all rooms (3 central units ). Enjoy every

moment here just 5 min from the beautiful white sands of the Mayan

Riviera!

Im a young man who grew up in the beautiful city of Montreal, Quebec, Canada. I presently own and manage revenue property here in Montreal and a father to a beautiful 7 yr old girl.

Why carlo nini chose Playacar

Since the age of 18 Mexico has been my preferred vacation destination. I used to go to Cancun, but in the last 10 yrs i needed a more European touch and opted for Playa del Carmen. Needless to say i fell head over heels for this city and bought a Condo in 2005. Since then i have been enjoying and maintaining my property. I hope to share this experience with travelers across the Globe.

What makes this condo unique

I chose Playacar for its unique charm. its cobblestone roads and its luscious scenery. its so beautiful sitting amongst an 18 hole colf course. Playacar is peaceful, has no nightclubs or many shops and restaurants. All these amenities are all available in Playa a few streets away. Playacar is a gated community and made me feel safe to vacation here. You see people of all ages and families riding there bikes or jogging with there dogs in the morning. I Simply Love it.

Not bad but living room furniture (or lack of) was so uncomfortable it really drove us crazy….

Pros -

-close to grocery stores

-master bed comfy

-good supply in kitchen

-great breeze with windows open, no need for AC most times

-great ceiling fans

-high ceilings

-the pool is a good size

-lots of shade around pool and sunny areas

-very safe location

-security person at "night" on site

-lovely sound of birds

-loads of towels & bedding

-walking distance: 30 min to Playa & 25 mins to beach

-grounds are well maintained

-lots of light in condo

-good dining room table

-loads of closet space

-good water pressure

-received damage deposit very quickly.

Cons -

-living room sofa (only piece of furniture) was a futon, which has seen its last days. It was so very uncomfortable we had to use 2 sun chairs. This drove us crazy after 4 weeks. Needs 2 couches especially if more than 2 people stay there

-no tv/dvd player in Master bedroom (should replace or remove from web page)

-very noisy front street especially loud if using front bedroom

-both safes don't work, not for a very long time (should repair them or remove from web page)

-spent too much time with manager and maintenance guy replacing missing & damaged window/door screens & having the dirt cleaned from all AC units

-dirty floors/microwave/kitchen cupboards/fans on arrival, (we cleaned it up, no way it was cleaned)

-clogged showers (master bedroom drain had an old jar cover stuck in it, the maintenance guy had an arduous time taking off the drain to remove it as the screws were rusty ergo it had been there for a long time)

-black out curtains needed for both bedrooms

-showerheads clogged had maintenance clean it out (much time spent the 1st week with cleaning issues &/or repair issues)

-location on map incorrect, we were aware of location and were fine with it but can be deceiving for other renters (should update web page)

-no view of golf course, it is there behind the jungle but no view “at all” (recommend removing this as an asset from web page)

-trees by patio need to be trimmed, many birds live there, they fly into patio doors, always close screens. They do their "business" on the patio table/chairs

-when the grounds keeper waters the grass/cleans the stairwells 4x’s per week it smells like stinky water & lasts for hours so that may affect when you sit by the pool/hang out on the patio.

Note: No satellite tv there but no biggie, bring an Apple tv (buy one from your Costco, $100 and watch loads of movies & connect to Netflix.

We won’t return due to the lack of comfy living room furniture

Too far from the beach, location not as shown on map

Without prejudice - our review. We stayed here with our teens for 15 nights in Dec 2014. It would have been very difficult if our children were small. We will not be returning to this property for these reasons: #1 The location is not as shown on the map of this listing. The condo is actually next to the Green Oasis on Paseo Xaman-Ha near Retorno Pakal. 20 minute walk to the gate to Playa del Carmen. The all-inclusives do not allow public access. The beach in front of the Reef club is approx 30 minute walk one way in the tropical heat. We spent $20-30/day on taxi rides or else we walked a lot, which we did. #2 Carlo sent us the Reef Club card to access the beach but there are a limited number of card holders admitted at one time and we had to often wait in their lobby. #3 No working safes! the Overview continues to say they are available. #4 We dealt with many issues at the condo including a broken fridge for 8 days, an abundance of ants and a plugged shower. However, we did enjoy the weather and beautiful beaches of Playacar, Akumal, Puerto Morelos and Puerto Aventuras once we got to them.

Owner's Response: It is unfortunate that your experience with us was somewhat a negative one. At your original request email we had specifically mentioned that the beach was a 20 min walk and this is not something we try to hide. Its a beautiful walk along the golf course and cobblestone paved streets with a walkway designed for people who want to walk. The view is incredible and i cant imagine someone being frustrated by walking if this is your choice of transportation to the beach. As for cab rides the price is 100 pesos back n forth wich is roughly 10$ Canadian, much cheaper than a car rental not too mention there is the option of public transport for even cheaper. As for the fridge, it was working fine upon your arrival and like mentioned befoe it was very unfortunate that it had to let go on your stay but these are just things can happen anywhere at anytime, we did get on the issue immediatly and purchase a brand new fridge and undamage you for your lost groceries. The ants just come around when food is left on counters etc.... Its a tropical environement and this happens when food is left exposed. Once again were sorry your stay with us did not satisfy you.

A quiet location, near to cheaper transport.

I spent 3 weeks on Carlo's condo and despite an issue with the pump of water, everything was fine.

This condo is located near the gate 4 at Playacar, therefore you have a short walk distance to Centro Maya that means "Soriana Supermarket".- a local supermarket similar to Wallmart.

Also, if you pass Gate 4, you can take for a "Colectivo" local transport to go to the downtown just for USD $1 Dollar instead take a 25 minutes walk or 15 Dollars taxi to "5TH Avenida", just be patient and wait for it at Hospiten just besides Gate 4, Colectivos came and go to Tulum and Akumal.

Taxis are the main issue at Playa del carmen, for long staying periods, it will drain much or your budget, but Carlo's condo is very near to Gate 4 at "Carretera Federal" and you will find easy to take Colectivos if you want to save lots of money going and back to 5th Avenue and local Wallmart.

Also just 3 minutes walk you will find a mini-plaza near Carlo's condo with a convenience store, small restaurants and a Bar, is fantastic don't have to walk to much to get what you want when you need it.

Also in front of condo there's a laundry service, if you are not in mood to make your laundry ─ the condo has a wash machine; service in store is about 3 Dollars per Kilo.

Carlo's condo has everything for enjoy your stay, the location is peaceful and the pool is pretty decent, it's not so small like others, I have enjoyed lazy days at the pool reading my books in a peaceful place with the sound of birds.

Nous avons beaucoup apprécié notre séjour d'un mois au Condo Green Village. C'était très propre à notre arrivée et il contient tout ce qu'il faut pour un séjour à long terme. La cuisine est bien équipée de casseroles, vaisselles et ustensiles, tout comme la literie et les serviettes qui sont en quantité suffisante. L'environnement est agréable et il y a beaucoup de verdure , d'arbres et fleurs. Nous avons pu profiter de la piscine d'une bonne grandeur et très bien entretenue quotidiennement.

Le quartier propre, tranquille et joli est construit autour d'un beau terrain de golfe.

Ce qui n'entrave aucunement la tranquillité des lieux. Et les rues sont toutes bordées d'arbres, de fleurs et de très belles résidences.

Great value in a quiet location

We have just recently returned from almost five weeks staying in Carlo's condo. It was a great place to stay. The condo was as described in the listing and the pictures accurately reflect the condo's appearance. The kitchen was very well equipped, with coffee maker, toaster, micro wave, blender, and all the necessary dishes and utensils. The beds were comfortable and there was lots of bedding. The bathrooms had large showers and there were lots of towels. The location was just what we were looking for. It is in a large, gated residential community, away from the hustle and noise of 5th avenue but within easy walking distance. The grounds are very well maintained and the pool was great. Big enough for doing laps, and most of the time, we were the only people at the pool. No need to rush to get a lounger! If you want to eat out and do not want to go to 5th avenue, there are two restaurants within five minutes walk that have great food, one Italian and one Mexican. The balcony gets morning sun and afternoon shade - perfect! Carlo was very responsive to our initial request for information and anything we asked thereafter. His on site manager, Silvia, was very helpful, providing local information, recommendation for restaurants, groceries, things to do, etc. We had a couple of issues with the condo while we were there and between Silvia and Carlo, they were attended to very quickly, not "manana" as you might expect in Mexico. We rented a car and the condo's location was a great starting point for local attractions such as Xcaret, Explor and nearby communities like Akumal. We would highly recommend this condo. It is quiet but close to everything you need, and while not luxurious, it is totally comfortable and very good value for the rates Carlo charges.
