This Family friendly house sleeps 10-12. Is close enough to downtown Grand Lake you won't ever need to use your car. Has a large driveway for trailer space so bring all your toys. Wrap around deck on the main floor and large decks on the top floor in the front and back of the house. 1 King, 3 Queen, 1 Full, pull out couch. Living room with wood burning stove, Large Kitchen, Dining room with banquet table seating for 16, plus 6 more at the kitchen table. Family room with card table. Outdoor 6 person hot tub. Outdoor BBQ and Fire Pit to roast marshmallows.
My Family and I lived in the house full time for the last 10 years before moving to the front range in 2011. You can feel comfortable just being lazy napping on the leather couches or entertaining groups of friends.

When we moved up to Grand Lake I didn't want to have to get in a car to get to the lake or town so I limited my search for homes close to both. I also wanted a house large enough to have my brother's family stay with me without having to feel like we were all on top of one another. This house is ideal for large groups.
All three bedrooms on the top floor have walk out decks to relax in the sun. The hot tub is ready to go. The wood stove keeps the house very cozy. Add to that the large open spaces for relaxing in the family room and living room as well as the spacious dining areas you won't ever want to leave.
We were 2 families (11 persons) sharing this large house for a week in Grand Lake. We appreciated all the space and especially the 4 bathrooms given that 7 of our number were teenage girls :). The master bedroom is fabulous with lots of space. The 2 other upstairs bedrooms were also just as pictured on the website. The basement bedrooms were not as nice. The one bedroom is only either a large twin or a very small double. There is really only room for one person. The other room has a queen and a bathroom within the room. That is the only bathroom in the basement. The windows of both the basement bedroom look out to a garage type space underneath the deck. This is certainly less than desirable. Also, the bathroom in the basement bedroom is very musty smelling and the door is very difficult to open and close.
We did find that noise carries fairly easily. Persons sleeping downstairs were awakened by persons just walking in the kitchen in the morning. Also conversations on the main floor were easy to hear upstairs. Light sleepers beware.
The kitchen was well stocked with cooking supplies, probably the best of any VRBO house we have been in and we have stayed in many. There were also plenty of plates, cups, etc. for our large group. The porch area with the long table with benches/pews was not a very useable space for us. It is difficult to get everyone seated there and also very cumbersome when someone sitting in the middle needs to get up.
The decks were very nice with plenty of seating. The location in town was very handy. Just a 5 minute walk to the downtown area.
We spent a lot of time hiking in RMNP as well as just relaxing at the house. We enjoyed a theater production at the local Repertory Theater. It was fabulous and I would highly recommend it.
Dealing with the trash was also a bit cumbersome. All the trash has to be placed in special trash bags and driven to the dumpster in town to be thrown away prior to departure. It did not appear that there was any option for recycling any of the trash.
This is a nice space for a big group and we would consider staying here again.
Room for everybody. Good kitchen facilities...we could cook for everyone. Friendly moose eating neighbor's aspen. Well-behaved bear left well enough alone.
With the exception of the refrigerator not working correctly, everything was just how the website describes it. We loved Grand Lake and the House.
Park your car and walk to everything. The home is just a short walk to either Grand Lake or Shadow Mountain Lake. Point Park is no more than a 5 minute walk from the house. Town is a less than 10 minutes walk. Enjoy the beach, restaurants, marina, snowmobiles, horses, golf and biking. Everything is so close you won't have to ever worry about who has to drive because you will walk or ride to everything.
