Newly Built Spacious Studio Opening Directly To The Garden.

This peaceful and quiet hidden gem of a studio is perfectly situated in the heart of the city. We're located in the bustling Castro district only a five minute walk to Market and Castro -- a convenient and fast transportation hub with Muni underground, trains and buses. Downtown is only 10-15 minutes away. It's possible to travel directly from SFO by Bart with only one transfer at Civic Center to the Castro Street Muni Station. You won't need a car to get around -- most of our guests enjoy the city without one -- but if you do drive, parking is easy and free on our block.

The Castro is a friendly neighborhood with well cared for classic Victorian and Edwardian buildings, parks, cafes, restaurants, small groceries, shops and the venerable Castro theater. Although it is a flat walk to transportation and Castro street shopping, we have lots of hills nearby with hidden staircases and wonderful views. Start your day with a walk to Tartine Bakery on Valencia for croissants & coffee or up to Twin Peaks for the views. We are perfectly situated next to some of the city's hottest restaurants -- walking distance from the Mission, the Valencia Corridor, Duboce Triangle, Hayes Valley, Lower Haight & Noe Valley

This studio apartment was newly built in 2012 at the garden level of a renovated 1907 Edwardian. Accessed through a side door and corridor to the back, it's great for folks who prefer not to climb a lot of steps. It's a spacious 440 square feet with 9' ceilings, hardwood floors, recess lighting and Anderson sliding doors to a patio and shared garden.

We've set up the apartment for the way we'd like to live if we, family or friends were to stay there for weeks at a time. The sitting area has a comfortable couch and chair, a 32' LCD TV w/cable and DVD, the fabulously comfortable king size bed has lots of great pillows and high thread count cotton sheets. There are bathrobes in the closet and the tiled bathroom is equipped with a hairdryer, bath products and lots of room for your things. Upon request, there is a single mattress for a third person and for our smallest visitors a travel crib or child's cot.

The kitchenette with refrigerator, convection microwave, induction burner, toaster oven, coffee maker, tea kettle, rice cooker and crock-pot, etc. has everything you'll need to eat in when you're not in the mood to take advantage of numerous restaurants nearby. There is a supermarket three blocks away and farmers' markets all over town.

Your hosts, Jan and Wandralee, are happy to direct you to neighborhood cafes & restaurants, interesting places to walk or bike, and all of the wonderful amenities San Francisco has to offer.

We also have an extra bicycle or two that may be available if you inquire before booking.

I've lived in San Francisco for more than 40 years and can't imagine ever moving. I still appreciate the parks, museums, cultural activities, great food and being able to walk everywhere. I'm a bicyclist, avid reader, traveler, mother of two grown daughters, grandmother, scuba diver, ceramist, Realtor and work for social change.

My partner and I love spending time with friends, enjoying a walk across town, and hosting travelers from around the world.

Jan Medina purchased this studio in 1992

I moved from the Mission district to this wonderful 2 unit Edwardian about twenty years ago because it's both quiet and only a few blocks to the center of everything. I love that I can walk to Muni-Metro (which connects to BART) in five minutes and get anywhere easily and quickly -- it's one of the easiest places to catch a bus, train or taxi in SF.

Although street parking is fairly easy, in 2011 we raised our building to put in a three car garage. At that time we built out a new large studio at the garden level.

Quiet, convenient garden spot -- with king bed!

The Garden Studio was a cheerful, contemporary, off-street unit with sliders opening onto a wonderful sun-drenched (while we were there!) perennial garden. It's just five (fairly steep) blocks from a bustling restaurant/shopping area, but just 1/2 block to catch the number 33 bus, which runs to that business area as well as connecting to other buses and trains, making it easy to get all around the city. There's also a small grocery with assorted beverages, food and toiletries just 1/2 block up the hill. We've found king-size beds to be scarce among VRBOs in San Francisco, so that was a plus here. While there's no range, the unit has a fridge, microwave, toaster oven and crock pot -- adequate except for heavy cooking -- and there's a microwave/toaster oven cookbook on the shelf. There's a helpful assortment of local travel brochures and schedules plus wifi, cable tv, players, magazines and books in case you want to just hang out. Communication with Jan was always prompt and helpful. We highly recommend giving the Garden Studio a try!

I travel for business quite frequently so having a space to relax not in a hotel is really appreciated. The studio is bright and airy with a wonderful outdoor space (a rarity in SF). Jan is attentive without being overbearing and the bed is one of the most comfortable I have slept on. Definitely recommend to everyone and I will staying here every time I'm in the city.

This place is amazing good and everything so new! Absolutly perfect! It's impeccable clean. The owners provided Absolutly everything what we needed. The most beautiful garden ever! Quiet neighborhood and easy parking.
We are definitely coming back and we will recommend it to friends.

Great Comfort, Hospitality, and Location

The Garden Studio provided my wife and I with very comfortable stay on 18th Street in the Castro, very near to my stepson and daughter-in-law's place. The listing description and photos were very accurate. The studio felt very secure, there is a locked street door and a second locked door on the studio itself.

The bed was very comfortable as were the two-seater sofa and leather chair. The studio was very clean and neat. Very welcoming little extras included a bottle of wine and bowl of nuts waiting for us when we arrived and the provided shampoo and conditioner in the bathroom. We won't hesitate to stay here on our next visit if the studio is available.

The location was perfect for us. It was a few blocks from the subway, a grocery store (they will drive you home if you don't have a car), a Walgreen drug store, and several restaurants. We ordered in one night from the Makli Chinese restaurant - fast delivery and delicious!

Overall, highly recommended.

Enchanting and Magical

My husband and I arrived to the Sun-Filled Garden studio when light was streaming in and illuminating the fascinating succulent garden out the sliding door. The rooms were spotless and appeared new. The furnishings and art added to the magical feeling of the place. There were amenities in the kitchen and bathroom. We slept soundly on the comfortable bed and sat out in the garden chairs for long periods. I never wanted to leave.
