Set in the heart of the beautiful landed 2,096 hectares Rosehaugh Estate on Ross-shire’s Black Isle, we are pleased to offer three unique, newly renovated Edwardian buildings as holiday lets. Each property has obtained five stars from the Scottish Tourist Board and provides luxurious modern, and exceptionally comfortable, accommodation yet still retains its historic charm and tradition. The Boat House has two en-suite bedrooms, each with a king-sized double bed.

The Boathouse stands on a hillside just above a small lake. It is a cantilevered,two storey,oak framed building with a half timber gable and pink Rosemary roof tiles. A steep spiral staircase gives access to the upper floor,where the lounge boasts an original fireplace and hearth tiles which are now over 100 years old. There is also a flat screen TV with freeview and DVD, CD and radio. A door from the lounge gives access onto the high level balcony which runs along the front and down the side of the lounge area. A second door from the lounge gives access to the master bedroom, with king-sized bed and en-suite bathroom with a bath,shower cubicle,hand basin and WC. The bedroom leads to the balcony, and a casement window with deep sill looks out over the lake. Downstairs is the open plan fully equipped kitchen/dining room, and a king-size double bedroom and en suite with shower and WC.

Rosehaugh Estate is situated on the south of Scotland’s Black Isle, within three miles of the attractive fishing village of Avoch. There are many excellent walks on the Estate which is rich in bird, animal and plant life, a haven for birdwatchers and nature lovers. Inverness a city of culture is 25 minutes drive away, with its trendy bars, contemporary cafes and excellent restaurants. Visit the famous Loch Ness and Culloden Battlefield or explore Sutherland and Caithness and the rugged west coast. The east coast has lovely stretches of unspoilt beach and shoreline and a variety of small villages and towns. Visit Moray Firth which is famous for its dolphins or try a round of golf at nearby Fortrose or simply relax on the Estate and enjoy the peace and tranquillity.
