Villa Iznik offers outstanding self-catering holiday accommodation to rent in one of the best locations on the Mediterranean coast. The ground floor has a large open plan airy living space with Radio/CD player and games. A WC is also located on this floor. A fully fitted kitchen/dining area with dishwasher, washing machine, fridge/freezer and all the cooking utensils required for self-catering. Pool terraces and an outdoor cabana /BBQ eating area seating 8. Up the staircase to the first floor: • A spacious Master bedroom with king size bed and en-suite Jacuzzi bathroom. • A twin bedroom with en-suite • Terraces to take in the views of Kalkan and Kalamar. On the top floor • A further Master bedroom with king size bed and en-suite Jacuzzi bathroom • Another twin bedroom, with en-suite shower room and WC. • More terraces to take in the views. • All bedrooms have air-conditioning. • Hair-dryers are supplied in each bedroom.

The property is located in Kalkan, which is on Turkey’s south west Mediterranean coastline known as the “Lycian Turquoise Coast” Kalkan has long been considered the prettiest of the small coastal towns along this part of the Mediterranean coast, nesting at the foothills of the Taurus Mountains in the heart of the old Lycian region. The town retains much of its original Ottoman character; a tranquil fishing village with white washed houses draped with the purple blooms of bougainvillea and cobbled streets. A lively harbour is surrounded by plush restaurants, cafes, jazz bars and a marina which attracts beautiful “gullets”, the traditional wood built boats. It is a village that has retained the elusive mixture of east-meets-west, and an authentic ambience of relative sophistication which makes it unusual, picturesque and uniquely welcoming as a holiday destination.

Additional information about rental rates

  • Holiday dates that span two price brackets (e.g. End of August and first week of Sept.) the rental will be calculated on a daily basis. Changeover day is usually a Monday – Monday or Friday – Friday, however as more flights become available some flexibility can be allowed subject to availability.

    Check-in is after 2pm and check-out is before 11am. This is to facilitate cleaning between guests.
  • A 25% deposit is required to secure a reservation with the balance due 8 weeks prior to departure.
    We also ask for a Damage Deposit of £250 which will be held for the duration of your stay and returned in full within 2 weeks of your return home provided there has not been any major damage to the villa or its contents during your stay.

There is a mobile “Pay as you Go” phone in the villa with a local Turkish SIM card for ordering Taxis or making restaurant reservations. An English-speaking agent is available for help and advice. POOL: The pool has an average water temperature of 28°C in the summer months. There is no shallow end so small children need to be supervised at all times. We supply comfortable sun lounges and parasols on the terraces around the pool. Guests should supply their own beach/swimming towels as these are not provided.

OUTSIDE: At the front of the house there is a pool terrace and BBQ with seating for 8. Subtle lighting or candles if you prefer, add to the ambience for idyllic dining. Because of the elevated position, the staircase and unmade roads leading to the house, it is not ideal for the elderly or infirmed.

THINGS TO DO & SEE: There are 2 sandy beaches in the immediate vicinity of Kalkan. Kaputas being the first is only 6km drive away east and found at the bottom of a ravine down approx. 100 steps but with the most beautiful turquoise sea. There are no facilities at Kaputas so you must take your own picnic and parasol. Patara is the second sandy beach travelling 19kms west from Kalkan towards Fethiye. It is in a National Park with an abundance of interesting ruins, and was voted one of the world’s best beaches by The Times readers. With 22kms of pure white sand, which stretches as far as the eye can see, it is ideal for a day away from the holiday crowds. The beach is home to a protected species of turtle. Historically it is known as the birthplace of St. Nicholas (Father Christmas) and according to mythology Apollo was also born there. There is only one restaurant, toilets and parasol hire if required. Canoeing and white-water rafting is also available on the Xanthos River.
