An executive villa furnished to a high standard with flat screen TV's en suite bathroom facilities and tiled and hardwood floors. The property has a private swimming pool and brand new hot tub. There is a small gym in the garage and 3 kayaks for exploring the river which is right on the doorstep. A private boat dock is available for sole use of the villa guests. The master bedroom and en suite shower and bathroom have patio doors that open right up onto the property's balcony. The guest suite to the front of the property has 2 bedrooms.One room has a king size bed and the other has 2 single beds. These share a shower room and toilet. The first is a good sized double bedroom with built in wardrobes flat screen TV & blue ray player. The second smaller bedroom has 2 single beds built in wardrobes and a flat screen TV and dvd player. The living area of the property is open plan with the kitchen & dining areas. The living area has large 2+2 Lay z Boy leather electric recliners and a Samsung 55' 3D LED flatscreen TV with Bose cinema sound system Apple TV and Google Chromecast. There is a 3D blue Ray Player. The dining area has a large dining table that easily seats 6 . The kitchen has Fridge freezer dishwasher oven hob and brand new microwave(installed April 2013). A coffee maker and other labour saving devices are also available. On the screened balcony there is a large table and chairs for Al Fresco dining.As of April 2013 the balcony has been screened for comfort and safety . Access to the pool area can be gained from the balcony via the outside staircase or from the garage. The pool is a heated chlorinated water pool.As of April 2013 a new multi function coloured light has been installed in the pool to create a tranquil or party atmosphere at night. Adjacent is a private area with Hot Tub newly installed in November 2014. Outside speakers are wired to a stereo system in the garage gym area which plays radio/cd or iPod.From the pool deck area access can be gained to the private illuminated floating dock.The dock can accommodate boats up to 30 feet. A recently built dedicated grill patio for alfresco dining .Adjacent to the pool deck is an outside lounge with comfort seating and a gas fir pit. THE PROPERTY IS NO SMOKING AND SORRY NO PETS. NO INTERNATIONAL OR LONG DISTANCE PHONE CALLS ARE AVAILABLE.
My wife & I live and work in Scotland. We bought this villa last year as a potential retirement home and as such have furnished it to a standard that we would enjoy in our primary home in Scotland. We are regular visitors to the villa and consider it a second home and not just somewhere we rent out. We love the area and the 'Old Florida ' feel . The wildlife views and general nature coast is stunning and we find new places to explore every time we visit. We hope that you will enjoy the villa and area as much as we do.

We have been coming to Florida since the 1980's and it was always our dream to one day live here. Having travelled all over the state from the panhandle to the keys we found that Weeki Wachee has solitude enough to provide quiet and relaxation but is close enough to Tampa
for ease of travel and cultural experiences. There is so much to do in the area that it could never be boring yet the tranquility is so awe inspiring that you will want to return time and again just like us.
The house is one of only a few available in the area with its own private swimming pool. Although swimming in the river is good fun the pool is far more comfortable and safe for guests to keep an eye on children. The local bar restaurant is a short walk away or if you brought the boat a 10 minute boat ride from the dock right to the dock of the Upper Deck. Live music and friendly locals make this a must visit experience. The manatees swimming past the dock is also a magical experience and an every day occasion.
Nearby Hernando Beach has a good selection of bars and restaurants. Day trips to Busch Gardens in Tampa or the Dali Museum and International Mall are all but an hours drive away.Further north is Crystal River and Homosassa with a selection of attractions such as monkey island and Neon Leons Zydeco bar and restaurant .

We enjoyed a fabulous week long stay at this lovely property. The house is very well equipped and is in a great location to enjoy numerous outdoor activities. Great place to go if you want to see lots of manatees! This is a beautiful Old Florida vacation spot. We highly recommend and plan to return again!

We've been coming to Florida for quite a number of years to visit family and many visits ago got over the lure of the Orlando area. On the last visit we came to Weeki Wachee to see the Mermaid show that was on TV when I was growing up. It's still there and pretty amazing in a kitschy way. We fell in love with the area after renting a canoe and paddling the river. I looked at just about every VRBO Weeki Wachee rental for out most recent vacation (Nov 2014). The 3 Palms Villa really stood out. For about the same money you could have shag carpet and dark walnut paneling or you could get this place with pool and classy décor. I agree with another reviewer who said it looked too good for the price. I also agree that it is a fantastic bargain.
Our week was great in every respect. The house was comfortable. All the amenities are first rate and the electronics up to date. We got great use out of the kayaks, pool, and new hot tub. We rented a boat at the marina and went out into the gulf for a nice excursion.
The local restaurant we ended up liking was "R Beach", down the road on Shoal Line. They have live jazz on Wednesday nights and the Owner and Staff treated us like regulars on the first visit. Second choice was the Upper Deck for nice atmosphere, good food, and friendly service. We must have caught the Bayport Inn on a bad night, because other reviewers seemed to like it. We didn't have a good meal or service there.
Bryan was a very responsive owner in regards to communication. He obviously cares a great deal for this house and it is more than a typical rental. I felt privileged to be allowed to rent such a nice house at such a reasonable price. We hope to visit again.
We have been spending our annual vacation in Florida for more than fifteen years now, so we know what to look for, and what we like.
We do like the Weeki Wachee area as it offers us everything we want from a good vacation, such as peace and quiet, plenty to see and do, ample shops and restaurants, and pretty good access to the main "touristy" parts of Orlando, Busch Gardens, Clearwater, etc. but we also like some of the off-the-beaten-track areas where we can enjoy wildlife sightings, peaceful beaches, and boat trips.
The villa itself is excellent. You may well have read the other reviews regarding the quality of the fixtures and fittings, and the superb entertainment system with Netflix and other items to keep you amused. And you will have read about the excellent LaZee Boy leather seats, too. That's all true! Have no doubt that you can treat yourself to a really enjoyable time here in some top class surroundings.
The outdoor area is ideal, with a large pool, hot tub and plenty of items of furniture to spend the day lazing around on. And then there are the kayaks. We must have spent dozens of hours on the kayaks, paddling around the network that winds its way round the neighbourhood and as far away as the Weeki Wachee Springs.
All in all, this is a top quality villa, at a very good price. We are very fussy when it comes to our annual vacation, but this place ticked all the boxes for us. And the neighbours are very nice, too!

My sister & I stayed at three palms villa in florida during the first week in sept 2014. Other guests online have made similar comments, however the website photo's although lovely really don't do this house justice. The property is stunning with nothing but the best furniture & most high tech equipment. The lovely wooden floors, comfy lazy boy suites & top notch flat screen televisions in every room give it a real feeling of luxury.
The area itself was very quiet and as the house looks out onto the boat docks to the rear, only the occasional passing boat breaks up the peaceful tranquility.
That said, as the house is situated within a leafy residential area, being two girls, we felt completely safe and were able to fully enjoy our stay, uninterrupted.
The house itself was very well appointed with every utensil needed. The owner left a guide with lots of useful info including local restaurants/ delivery etc which was very helpful & there is plenty to choose from.
The pool which is much larger than others we've been to and hot tub were very well looked after and gave us great entertainment for the week. The BBQ area was ideal & in the garage there was the gym & amble chairs/ sun loungers & pool chairs etc. The kayaks were a bonus and we had a bit of fun using them on the river.
All in all, I would say that the Three palms villa provides great value for money, a carefree & peaceful holiday & I was loathed to leave. A real treat was having breakfast on the porch overlooking the river & watching the sunrise. Absolutely gorgeous! It shows another side to Florida away from the Disney themed Orlando, although this is only a drive away for those who want to experience both.
A great place to stay for a peaceful & relaxing vacation, where you can you as much or as little as you want! Would definitely return there in the future.
Stayed herethe last week in July. This is the latest in a long list of Florida homes we have used and was the the 3rd separate house on this trip. It is one of if not the best we have rented. The area is quiet but gorgeous. The house is the same. Set down between 2 beautiful rivers on a linking canal the house has 3 canoes which we used daily to get up the river and out toward the bay. This isn't uncommon though and other homes offer the same. What is uncommon is the style and the standard of the house and its fittings and furnishings. Gorgeous wooden floors, comfortable lazy boys, hardwood finishes to everywhere, light, airy. Air conditioning spot on, a better TV than at home with a top Cable set up on which you could watch anything. Top quality kitchen. Terrace and pool with Jacuzzi supplied with comfortable shaded sofa's for getting out of the sun where you could sit and look over the water. My favourite spot was on the lanai covered balcony on the 1st floor though. Beautiful. When I booked this house I was a little nervy as it looked too good for its price range. It was. We got a real bargain. Anybody looking for the most chilled out of weeks needs to look at this property, its great.
Weeki Wachee spring has Buccaneer Bay water park with a mermaid show and several places nearby rent kayaks tubes and boats to explore the river .The property has Kayaks for guests to use at their own risk. The pool is now heated at an extra cost the hot tub is included in the price.
