The bad: Cold water in 1 bath, which meant we were 6 persons for 1 bathroom each morning.
1 toilet was leaking.
In general, it was close to impossible to get in contact with landlord.
We paid the full amount as bank transfer 8 weeks before we arrived. After this transfer, we asked landlord to confirm transfer. Radio silence for more than 7 weeks. No answer on email, SMS or telephone. We got in contact with landlord 2 days before we arrived, after many many attempts. Landlord promised us an email stating details about keys , checkout etc on the day before we arrived. We did not get that email. On this stage we were in the process of booking a hotel, as we had no trust in receiving keys. But to our big surprise, keys were there when we arrived in Edinburgh on 18 June 2013.
Then we had 5 wonderful days in Edinburgh, that must be admitted.
We SMS´ed landlord on departure day, early in the morning, that we would leave 16 oclock. No reaction on answer to this SMS. On 12 oclock we were thrown out of apartment with 15 min notice. Quite a nightmare, with children and elderly people close to 80 y.o. We asked if we could pay for letting the suitcases stay in 1 of the many rooms till 14 olock. Not possible, and we were aggresively kicked out of apartment. With the health riscs involved in treating elderly people people close to 80 y.o. this way, we will diplomatic label this as quite bad and dangerous behavior by a landlord.
Owner's Response: We are very frustrated and disappointed with this review (the first negative review we have had in over 5 years of letting). We strongly believe it to be unjust and erroneous.
•Regarding access the guests were advised verbally that, as they were arriving late, the keys would be left at a nearby hotel - the guest confirmed he had googled the hotel and knew where to go to pick the keys up as is borne out by the fact that he gained access to the apartment as planned.
•At no point were we notified of any problems in the apartment during the guests stay. Following their comments after departure, although there was no visible leak, our plumber resealed one of the toilets in case there was a sporadic leak due to movement. Both showers were working!
•Prior to departure the guests lodged a very positive review on Trip Advisor giving the apartment 4 stars which was subsequently withdrawn following checkout

Location Cant be better. Park is fabulous, quiet , very few People, public golf , we loved the cafe pavilion in the park, cosy with tarot Reading , crystal shop, 5 min walk from apartment. Restaurant apartment and levens thai fusion restaurant , Were also 5 min walk from apartment , and some of the best food we have had. We had cosy family time in kitchen and living room, and amazing view to park from living room
•The principal problem would seem to have been the situation which arose on departure.The first indication of any desire for a later departure was by a text message sent 90 minutes prior to the scheduled departure time of 10.30am. Our website, the booking website entry and our Booking Form all clearly state a departure time of 10.30am unless by prior arrangement. Guests were politely reminded by return text of the agreed checkout time of 10.30am and of next guests arrival at 2pm – text sent verified by Orange that it was sent to the correct number despite the guest maintaining that they did not receive it. We have offered to provide copy telephone account verified by Orange.
•The guests didn't leave until 12.30! Despite the inconvenience caused by their actions at no point were they ‘aggressively thrown out of the apartment’. They were treated in a respectful and polite manner throughout.
We are very sorry if these guests feel badly treated in any way, however we know they were dealt with in a polite, non confrontational way and we do not believe we could have acted any differently.
