Mulberry Cottage, recently renovated, is a quaint, romantic, self-contained private cottage with a queen posturepedic brass bed, and double futon (couch in living room makes into futon). It sleeps 2 comfortably - and bedding for extra. Full kitchenette with sink, microwave, toaster oven, fridge, double burner stove-top, toaster, coffee maker, kettle, dishes and cutlery, tea, coffee - all you would need to cook. And BBQ. Hot and cold cereals are supplied, along with some goodies during your stay. High Speed Wi-Fi, Satellite T.V., DVDs, Stereo, & Cds included. Full bath with soaker tub. A beautiful Bay window overlooks a lush 1/2 acre of gardens. Full use of Gazebo, Patio, Patio table, Yard, and 4 person private Hot-Tub for your use. (2 housecoats provided) Guest parking. Brochures, and knowledge and help regarding attractions and restaurants, etc. - we are more than happy to help. Fruit from the Property - when in season! Along with a variety of birds, dragonflies, & Monarch butterflies. We have planted specific flora to attract these!
Peter & Jo-Ann Hopkins purchased this property, shortly after they were married - and have done substantial renovations since inception. It has been a Labor of Love! Peter was a Clearance Diver with the Navy for 20 years - and has done Bomb Disposal work throughout the World, and as close as Calgary - both in the River and on Military Land, during 1998 - 2005. He is also trained as a Millwright - what he works at now - with Victoria Shipyards - repairing and a Consultant on ferries and submarines. Jo-Ann started her career in Accounting, then moved to being the only Bonded and Licensed female Car Broker in Alberta, then 21 years as a successful Realtor - both in Calgary and here in Victoria. A little note - she used to Barrel Race too. Jo just happened on this house during her career!! The Main home was built in 1931 - so both home and property have much Heritage character. The Cottage - in the back yard - overlooks the huge Mulberry Tree - hence the name 'Mulberry Cottage'. We have completely renovated the Main home and added an Addition (for Jo-Ann's Reiki treatment studio), also added an Addition to the Cottage (which used to be a bird aviary at one point....!) new circular driveway and brick walkways, new outbuildings, - and Pete finally got his Shop! We love visiting with our guests - from around the World.... and hope when you come - you will experience R & R. Jo-Ann is also a Reiki Master - and offers treatments in her home studio.

We are located in an exceptional area - close to shopping and grocery stores, Lakes, and the Ocean. Also the ferries and the Airport. We have been told by several guests - the property is 'magical'. It has that English Country Cottage feel. A very safe and quiet area, with much flora and fauna.
We have a 1/2 acre secluded property - but close to all amenties. The best of both worlds! We love the peace of the gardens, the country road out front - that people walk constantly. And the proximity to the lake and Ocean - is so close - you can walk to either. The trees on the property are very stately and beautiful. They attract many birds (and squirrels!). If you like Nature - you will love this.
I am writing this story to tell you about the good times I have had at Mulberry Cottage. My girlfriend and I wanted to come to Victoria to buy a set of boots for myself. I phoned around to many accommodations, and they all suggested staying at Mulberry because they were full. So I contacted Jo-Ann and made arrangements to come and stay. Maggie and I arrived and were greeted by Jo-Ann and her husband Peter. They were very warm to us, and we found a peace at the Cottage. Maggie and I stayed two days and left knowing that we would return in the future. We also had a good time with Peter and Jo-Ann. Maggie and I had a very good relationship with ourselves and with Peter and Jo-Ann. Maggie lost her life to a cancerous tumor in the brain recently, and is now at ease from all the pain she went through. I had a call from Jo-Ann – she suggested I come back to the Cottage and have some time to grieve, so I went. Peter and Jo-Ann have a good repoire with me and showed love and caring for me. I respect them greatly and stay in touch with them regularly and believe Mulberry Cottage has been a blessing to me and to all the people that go there. Imagine your own cottage complete with a living room, bay window, looking onto amazing landscaping, a bed room with a most comfortable bed surrounded by a mural of butterflies, and plants. Awaken to birds flying and feeding right in front of the window, while the delicious coffee is brewing. This place is a 6 star. It is much more than a place to stay....it's an experience that heals the soul. If you are looking for a party house, this is not it. If you are looking for a functional and well appointed quiet space, on a park like land, this is the spot. And the owners are stellar humans.
We enjoyed our stay immensely. The cottage was very quaint with everything you needed. Having a hot tub to relax in was a bonus. Jo Ann and Peter are lovely people. Would definitely recommend this little hideaway.
We stayed in this beautiful, artistic and very restful setting for 1 week. The hosting couple were nice, charming and very accommodating. A 1 bedroom cottage that was clean with many cute extras. Bed, kitchen and television were all good. No charge card machine on site, but you can make other arrangements with the owners on how to pay. We recommend this place highly and hope to return.
We had a wonderful two weeks in the idyllic garden with hummingbirds coming to the window and garden views in all directions yet very peaceful and private. The bed and bedding were wonderful, the kitchen well equipped and all the tv channels we needed were available.
Jo-Ann and Peter were welcoming, accommodating and friendly but very importantly for my reclusive husband not intrusive. The outdoor dining area was beautiful and spacious and comfortable and even provided fresh ripe fruit falling right onto the table! Delicious and, being white mulberries, no danger to clothing or skin lol The barbecue was excellent, luckily, because the supply of island grown beef and lamb available at the Red Barn Markets was terrific.
We were especially glad to be so conveniently located - walking distance to ocean and lake (though I admit we always drove), easy driving distance to all the Saanich Peninsula and Victoria attractions and restaurants and shopping.
My spouse and I came to Victoria for a family wedding. We were delighted to stay in this sweet little cottage, near some relatives, yet on our own. We had everything we needed to cook breakfast, sleep in, and walk over the the family's beach house. There was quiet and privacy; at the same time, Jo-Ann was friendly and informative! Since we usually stay with family, it was great to have this independent charming spot to call home.
It could not have been more perfect. Almost a fairy tale setting. A sweet cottage and even sweeter hosts, Jo-Ann and Peter.

I had a longer stay, over two months. While the cottage is small, it had everything I needed and gave me restful sleeps. I enjoyed breakfast with the sun streaming in the window and me looking out onto the garden. The facilities were top notch. I saw an earlier review complaining about the size of the TV. I couldn’t believe it. IT’S A 300 SQUARE FOOT CABIN, for pity’s sake. What did you expect? a 60 incher?
As I said, it had everything. I soon settled in and felt like home and felt well taken care of by my hosts and new friends, Peter and Jo-Ann.

Mulberry Cottage is located between Elk/Beaver Lake & the Pacific Ocean/Cordova Bay Beach. It is a short walk to either. And a 10 km. walk around scenic Elk Lake. A 5-minute drive to the Commonwealth Place Rec. Centre for swimming, gym, and classes. Shopping is also a 5 minute drive. 18 hole, 9 hole, and mini-golf courses - 5 minutes away. Only 20 minutes to downtown. 10 Minutes to the Airport - 15-20 to the Ferries for crossings to Vancouver, the Islands, & U.S.A. You will see much wildlife close by - and many birds and butterflies on our property. World famous Butchart Gardens is 15 minutes away. Easy access to shopping, sight-seeing, downtown, and places to walk in Nature.
