Spacious 5 bedroom villa to sleep 10 in stunning rural location near San Ginesio

The lovingly restored five bedroom villa is located just ten minutes from the ancient walled town of San Ginesio. The secluded pool rests on the edge of our the hillside and the panoramic views down into the valley are truly outstanding.

A holiday home in two parts, and ideal for two families or a large group of friends, Casa Tranquilla is perfect for a special holiday. Tucked away in this idyllic corner of the country, Casa Tranquilla will give you a taste of the 'real' Italy. For smaller groups, the property may be rented as a three bed villa for £795 pw off peak.

Being at the very end of the road the only passing traffic you will see will be the occasional tractor or porcupine and for a winter break the property benefits from full underfloor heating.

The villa and the grounds are peaceful and undisturbed by the noises and stresses of modern life. The property incorporates comforts like iPod docks, HiDef TV with DVD collection and ceiling fans in all bedrooms.

Three bedroom option for 6 people or less: For the off-peak weeks, smaller groups can rent the villa by taking the 3 bedroom option for £795 per week. You still get all the fantastic facilities (see our web site), and the villa is entirely yours. So if you are a small group of 6 people or less, you can stay at Casa Tranquilla with all the facilities and luxuries you expect from only £19 per person per night!

Notes

  • For groups of up to 6 people, the villa is available from £795 per week for all off-peak weeks. This option still guarantees you exclusive use of the entire property - we simply close the two pool house bedrooms.
  • A deposit of £300 against breakages is taken 8 weeks before the booking. This is returnable as soon as the property has been checked and the owner notified. The rental includes gas, electricity, linen, towels and pool towels. A change of linen and towels is provided at the end of the 1st week of a 2 week stay.

  • The six beautiful bathrooms have been designed to be elegant and practical. The showers are powerful and there is plenty of steaming hot water. The pool wet room is located in the pool house next to the pool. Pool users can enjoy steaming hot showers and there is also a toilet and sink with hot and cold water.

  • There are five generously proportioned bedrooms, however for smaller groups outside of the peak weeks we can offer the villa as three bedroom accomodation. All have ceiling fans, louvered shutters and retractable mosquito screens over the windows for summer comfort. The bedrooms are as follows: Farm house bed 1 is a King with en-suite, iPod dock and hill views. Farm house bed 2 is a Twin with stunning views over the pool and the valley. Farm house bed 3 is a King with iPod dock and views over the pool and valley. Pool house bed 4 is a King with wet room en-suite, iPod dock and stunning views over the pool and valley and french doors opening on to the pool. Pool house bed 5 is a Twin with a large en-suite bathroom, stunning views over the pool and valley and french doors leading to the pool.

Notes: The stunning 10m x 5m pool stands on the edge of the hill, looking out across the beautiful valleys and open farmland. The pool uses a salt process which means no more chlorine smells, stinging eyes or dry skin. Compared to a regular pool, this water feels soft and leaves skin feeling refreshed. Just like being at the beach - but with only 1/10th of the salt content! Open from June to September the pool is not heated, however the normal summer range is between 26C and 30C. The suspended decking is not only splinter proof and slip resistant, it also provides spectacular views. Sit back, relax and listen to the wildlife stirring in the evening and watch the fireflies dance below. While half of the land is steep wooded slope, the rest (about an acre) is flat and landscaped with olive trees, stone pines and flat grasses. A word of caution, due to the steep nature of the countryside around us we do not think the villa is suitable for children under 4 years of age.

IDEAL PLACE FOR FAMILIES

We spent two wonderful weeks at casa tranquilla. The heart of the property is the big pool which the kids (6) enjoyed most. It provides stunning views into the wide valley and it´s deck in a great place for a sundowner. Asset number 2 is the fantastic kitchen. Preparing food for 10 is easy in the spacious and well equipped room. The villa´s interior has a decent style and good quality. Everything was working and in good shape. The villa book provides you with any kind of advice that is thinkable and if that doesn´t help Luciano and Graziella are just wonderful to help out or give you a hint where needed. They even planted some vegetables, tomatoes and fresh garlic and parsley near the house which we could use for ourselves. Not to forget Lucianos homemade vino cotto, which is unique.

All in all casa tranquilla is an ideal place for families with kids to spent relaxing holidays. You definitely need a car to get there but you won´t use it very often except for shopping or some sightseeing.

We keep coming back!

We returned to Casa Tranquilla in August and yet again it surpassed all expectations! The villa is amazing – very comfortable, clean and has everything you could possibly want. We really appreciated having both the main house and pool house, giving each family privacy and space when needed.

The beautiful 10m x 5m pool is very welcome on the long hot days and the views from it are just sensational. There are plenty of places to sit and eat in the shade and the local farmer even tended to the vegetable garden so we always had fresh produce.

With the ability to walk anywhere you want directly from the villa, you can get a true taste of Italy with lots of photo opportunities! The local village is only a few minutes drive away and has brilliant restaurants (best pizza ever!) ... as well as shops which stock anything you could possibly need if you are cooking at home – especially the pasta which is so yummy!!

I recommend the villa for anyone looking for a true taste of Italy, combined with all the comforts of home. We look forward to going back again next year!

A little piece of Heaven

Myself and my family recently stayed at Casa Tranquilla one of the most luxurious villas we have experienced in all our years of travelling. The area is so peaceful with spectacular views. We were greeted on arrival by a local Italian family who made sure our stay was hassle free. The location of the villa is close to San Genesio a beautiful small town in Italy that was quoted best town in the region. We would highly recommend this villa and we certainly will be back!

Wonderful two weeks at Casa Tranquilla

We (parents and three children) spent wonderful two weeks at Casa Tranquilla in June 2011. The house was just as described, perfect for us. We were well taken care of even before our holiday. The owner sent us a lot of information about the villa and surroundings. We really felt welcome!
We specially enjoyed the pool area and the views from the property. Italy as it's best. The nearby village, San Ginesio, is a great place to have your morning coffee or late night pizza or just to enjoy the athmosphere without too many tourists. We made also quite a many excursions to the other villages nearby. And it was always so nice to return to Casa Tranquilla and just relax after a "hard" day.
We would definately recommend this villa to anybody who wants to enjoy Italian countryside and appreciates high-standard and cosy accomodation.

Another lovely stay at Casa Tranquilla

This was our 2nd trip to the house - last year we stayed for one week - this year for two - so yes for us - an adult family wanting a quiet holiday - it's perfect. It is exactly as described on the website - but the views have to be seen to be believed! They are for us what makes this house so special. The pool area is lovely with various seating areas & some shade under the 'sail'. The table in the corner - perfect for that early evening glass of wine, watching the sun go down & drinking in that glorious view! The house is very well equipped and maintained with clear instructions for everything - including the bread maker - FAB. Furnishings are comfortable - a real 'home from home feel' - a selection of games/books for when the rain comes! There are vegetables & herbs which you can help yourself to and dine under the beautiful loggia - surrounded by lavender & some bees - but they didn't bother us. The farmer and his wife who live just up the road are delightful, so give them a wave as you pass. The area is unspoilt countryside - mainly agricultural farming land - and there are lots of pretty villages to visit including San Ginesio - only a 10 min drive away. Here you will find a few restaurants/bars/gelateria. The owner provides excellent info on restaurants/places to visit. Beaches are about 45 - 60 mins away - a good selection and nice for a day out. Retail outlets including Prada & Tod's also about 45 mins..!! Ross provides excellent customer service and replies to any queries quickly. We are an all adult family and would certainly recommend the house. Perfect for a quiet holiday - unspoilt & not touristy.
