A delightful farmhouse in a peaceful setting just 3km from Lupiac and 8km from the larger town of Aignan for shops, restaurant, cafes. Also close to leisure centre for beach, lake and sports facilities. The main entrance leads into the pretty hallway, with colombage walls and stone floor. On the left is the lounge/study with country furnishings and french doors to the garden. On the right is the open plan kitchen / dining room with second sitting room area. Also on the ground floor is a double bedroom with french doors leading to the garden and a bathroom with bath, basin and WC. Upstairs there is an additional double bedroom, a twin bedroom and good sized family bathroom. Outside there is a terrace ideal for dining and the private swimming pool with lovely views across countryside. The large garden is mainly lawned with pretty flowers and mature trees and there is pool and garden furniture.

Situated approximately 3kms from Lupiac and approximately 8kms from Aignan. Aignan is a historic fortified town with 12th century Roman church and D’Artagnan museum and a good selection of shops, restaurant and cafes. There is a leisure lake with sandy beach near Lupiac with watersports and fishing. Also within the local area you can play golf, tennis, horse ride, cycle, walk and, of course, have a game of boules. The local area has stunning scenery all around, with patch-work fields of maize, sunflowers and the prolific vineyards and the landscape is dotted with fortified Medieval villages, abbeys, bastides and Chateaux. We are within easy reach of Pau, Toulouse and Bordeaux airports and you can easily take a day trip to Spain!
