3 bedroom property to sleep 6 (plus cot) with stunning master bedroom.

Rose Barn welcomes you with a spacious entrance hall with luxurious underfloor heating - ideal for drying off your outdoor gear. On this level there are two bedrooms, one double and one twin, both beautifully styled with quality furnishings and co-coordinating fabrics. To serve these two bedrooms is a high quality contemporary shower room with power shower, WC and basin.

On the first floor is the very well equipped kitchen with granite worktops and rear door leading on to the patio for outdoor dining. From the kitchen enter through a glass door to the attractive lounge/dining room with leather sofas, modern wall mounted gas fire, wide screen TV, DVD with a selection of DVDs and music system and picturesque countryside views from the deep set windows. Wifi available.

On the second floor is the master bedroom suite with a 5 foot king-size bed, TV, character vaulted ceiling and additional seating - ideal for a quiet read. Adjacent is the en-suite, refurbished in 2010, with a shower, bath, basin and toilet.

About Alison Cavey

Rose Barn is owned by Alison, Darren, Noel and Stuart who have been friends for over 10 years, and business partners for the same period. We bought the property as we love the Lake District and wanted to have somewhere we could go with our family and friends to get away from work and the stresses of daily life. We use Rose Barn regularly ourselves and continue to appreciate the beauty and tranquillity of the Lakes.

Rose Barn Review

We were all so very relaxed and comfortable in this lovely accomodation. It was very well appointed, clean and welcoming. We did lots of research before we settled on Rose Barn and we were not disappointed. There was plenty of room for all six of us (four teenagers and two adults) and no fighting over rooms as they were all super. Having the top floor as a sort of private retreat is inspired. There are places of interest near-by and lots of helpful recommendations in the visitors book and plentiful leaflets. Only 400 metres or so to the local pub which was warm and friendly and served good but not fancy food. Lots of snow, walking, drinking, eating and fun for everyone. A great place to unwind. Hoping to visit again soon.

Beautiful property

We stayed in rose barn for a week to celebrate my boyfriends 40th birthday. His parents came with us and we all had a very comfortable stay. The barn felt homely and was well equipped. It is only a 15-20 minute walk into the beautiful village of hawkshead. The barn was ideally located for us to do all of the walking and cycling activities we had planned. A fantastic holiday!

Excellent - could not have been better

We really enjoyed our stay at Rose Cottage which lived up to all expectations. The accommodation was perfect for us, a family of four on the ground floor and grandparents on the top floor with the spacious modern comfortable living area in between. The two spacious bathrooms were ideal.
Location of Rose Cottage is perfect for the Southern lakes and Hawkshead was just down the road for shopping and restaurants.

One highlight worth noting was taking a rowing boat out on Esthwaite and seeing the ospreys and their nest.

We will certainly hope to return to Rose Cottage in the near future

We had a thoroughly enjoyable stay in Rose barn and certainly hope to return there in the future. The property was ideal for us, a family of 4 and grandparents - family on the ground floor, grandparents on the top floor and spacious comfortable and modern living area in between! Property is ideally placed for the Southern Lakes with easy access for meals, shopping etc to Hawkshead in particular. One highlight worth noting was taking a rowing boat out onto Esthwaite and seeing the ospreys and their nest!

Perfecte locatie om Lake District te ervaren

Wij hebben in het voorseizoen voor de eerste maal het Lake District bezocht. Rose Barn was daarbij onze uitvalsbasis. Dit is wat ons betreft een heel goede keuze geweest. Vanaf Rose Barn is een groot gedeelte van het Lake District eenvoudig te bereiken en de rest met een kleine moeite (meer dan 45 minuten met de auto zeg maar).

Rose Barn staat in een pittoresk deel van het Lake District. Vanuit het huisje zijn er veel wandel mogelijkheden en als je nog meer wilt zien dan zijn er met de auto nog vele bestemmingen te bereiken.

Het huisje zelf is prima uitgerust. Wij sliepen boven in de enorme slaapkamer, onze dochter met vriendin op de onderverdieping. We hielden daarbij 1 slaapkamer over. De tussenverdieping met keuken en huiskamer is ook erg ruim. Met zijn 6-en kan het makkelijk in dit appartement (het tweepersoonbed beneden is overigens wel meer twijfelaar...) Alles was in goed staat en schoon. Een klein probleempje met de kraan had de aandacht van de eigenaar en verstoorde de vakantie verder niet.

Wij troffen het met het weer en hadden heel weinig regen. Ook bij minder goed weer is de Rose Barn een goede uitvalsbasis. Met wasmachine/droger (in keuken) en vloerverwarming beneden kun je je garderobe en schoenen altijd droog krijgen.

Bezoek je voor het eerst het Lake District, kijk dan even of een lidmaatschap van de National Trust wat voor je is. Behalve dat je hiermee gratis de locaties kunt bezoeken, hoef je daarmee ook niet te betalen voor parkeren op vele locaties. Als je geen lid bent, loopt dat aardig in de papieren. Ik denk zelf dat ik achteraf goedkoper uit was geweest met een lidmaatschap. Wil je geen lid worden, zorg dan voor voldoende muntgeld in de auto. Niet overal kun je met pin/creditcard parkeergeld voldoen.

Leuke dingen om te bezoeken: Go-Ape in Grizedale (*beter dan Treetoptrek in Brokdale), Wrynose en Hardknott pass en het Romeinse fort op Hardknott pass (je moet niet bang zijn van rijden op bergpassen, het hellingspercentage is 25%. Op drukke dagen ook wat minder, want je kunt elkaar nauwelijks passeren. Wij troffen het en ik vond het een geweldige ervaring). De Cathedral cave en waterval nabij Little Langdale zijn ook Erg fraai!

Wij hebben 2 maal gegeten bij de Outgate Inn. Prima te doen en redelijk van prijs. Kleine dingen kun je in Hawkshead kopen, grotere inkopen haalden wij in Windermere (Booth's supermarkt).

Al met al wat ons betreft een echte aanrader!

Rose Barn is a beautifully appointed barn conversion created from 200 year old former farm buildings about a mile from Hawkshead village and offers the perfect setting for exploring the Lake District National Park. Situated close to the Langdale and Furness Fells, and not far from the Helvellyn range, it is a perfect setting for outdoor activities including hiking, climbing and mountain biking. There are plenty of opportunities to enjoy water sports including sailing, windsurfing and canoeing on Lake Windermere or Coniston.

The property oozes style and character and the old combined with the new works effortlessly. There is plenty of walking to be done from the door, with country lanes to Wray, Tarn Hows and Grizedale Forest. Hawkshead (5 min drive) offers a variety of places to eat/drink and individual village shops for provisions, and the famous 'Drunken Duck Inn' is nearby to offer fine dining. The nearest pub is a 5 minute walk into Outgate.
