We have owned this property for 42 years and have seen many changes in Ocean City, Md. Our children and grand children have grown up at the beach and on the ocean and are now spending time raising their families in other states, but we still love Ocean City

What makes this condo unique

The building has 30 units and we can walk to the 2nd floor or take the elevator. We have had renters from Conn, Dela,Fla, Mass, Md, NC, NY, WV, Oh, Pa. Va .and Toronto, Canada that come and enjoy the privacy of a small building right on the beach with assigned parking. There are many owners that do not rent, but have enjoyed a long friendship with our renters.

Great oceanfront unit!

My husband and I had a wonderful time staying here a couple of months ago. The location was perfect- oceanfront with great views. The assigned parking spot was very convenient (next to the stairs) and ample parking was available on the street for visiting family. The layout was wonderful- 2 bedrooms & 2 baths with a master combination. The unit was exceptionally clean & the kitchen stocked with all essentials. Furniture was comfortable & the décor contributed to the relaxing environment. We enjoyed being able to have our dog with us in Ocean City& very much appreciate Ken’s offering his unit as pet-friendly.

Owner's Response: Stephen, we thank you for your comments regarding your stay. In the fall, we made some additional changes i.e.; new doors, new granite counter tops and two new recliners. Every year we try to continue upgading the unit for our renter's enjoyment. Unfortunately, the condo association is changing the by laws to not allow dogs in the building starting 2015 due to problems from some renters. Most dog owners are very thoughtful, including your family, but there are a few that have spoiled it for others. We do hope you understand and hope to have you return in the future, but we will not be able to accommodate your little furry family member. RELAXING WEEK!!!

What a beautiful condo. My husband, dog and I thought we would try a week at the beach in the off season. We could not have found a better place. The condo is roomy with a beautiful and well equipped kitchen. I loved the new granite counters and new doors throughout. The doors are "beachy" looking if that makes sense to anyone. The unit was very clean with comfortable furniture and beds. We absolutely enjoyed the balcony. It was already winterized which meant that plexiglass panels had been installed. This allowed us to sit without being bothered by the wind or cold. We could still hear the ocean so all was right in our world. We did enjoy this time of year. There was not much traffic and still plenty of places open for eating. The walk to the beach was very short and our dog loved it. Ken was so easy to work with and available if we had questions. I would stay here again without hesitation.

Owner's Response: Thank you for your kind comments. We try to keep the unit up to date and we are also replacing the 2 sm recliners in the living room. Due to problems with dogs the Condo Assoc has voted to not allow renters with dogs. We had many happy renters with dogs (including your family) that caused no problems, but unfortunately a few spoiled it for the others. We hope that you will keep us in mind for the future.

Never Rent Here Again

It started with trying to park my mid-size SUV in the assigned space which was between a chain link fence and the brick building - you could barely open your doors.

Then the owner had forgotten to schedule the unit to be cleaned. Owner called the cleaners and they did a cursory once over for part of the unit - still sand on floors in 2nd bedroom and on dining chairs, 2nd bath was not cleaned at all, glass doors to bath in both bathrooms not wiped down, the list could go on and on. Bottom line the place was filthy and it was the kind of dirty that had accumulated over months. It needed some serious deep cleaning.

But the final touch, was waking up in the master bedroom to water sprinkling on our heads due to a major leak in the window. The towels we put on the window frame were sopped by morning and it was then that we realized the wood around the frame was rotted and soft.

I can not recommend this place.

Owner's Response: The parking space is a standard size and yes there is a fence on one side and our building on the other side. Majority of people like it as they do not have car doors dinging the side of their car and there is immediate access to the unit. Regarding the cleaning, I take full responsibility. I explained that I was recovering from major surgery and it was my oversight, but I was able to ge the cleaner in there within an hour of your arrival to completely clean the unit. I followed up after the cleaners left and you stated that everything was OK, and I never heard from you until the following Friday. There was a very intense rain storm the evening you state water was coming in around the window and power was lost to the exterior lights. After you checked out, we went down to inspect the unit.Concerned about your report of water coming in as you described to me "water bouncing off the towels". I had a contractor remove all the paneling from the wall and inspect the entire area. There was no evidence of water. For the amount of water you reported coming in around the window...could the window been open a crack allowing the driving rain to come in? As a follow up, the contractor reportedt heavy winds and rain in Ocean City this week and he went back into the unit to check (following the rain) for any water and all around the window and surrounding area was completely dry. We have tried our best to satisfy all our tenants. We are sorry about my oversight on scheduling the cleaning, and the bad weather. We did give you a refund. Our expences including a refund (18% of the rental due to your issues) to you and charges from the contractor have far exceeded your rent for the week. I have apologized several times, gave you a refund, paid a contractor to come in and am disappointed in your review and have to question your intent. We try io assure that all of our tenants have a nice experience and all the other reviews reflect their satisfaction.

Fabulous condo!

This unit is absolutely gorgeous, well-located, roomy, nicely furnished AND the advertised king-sized bed is truly a king. (Haven't we all booked rooms with claims to large beds and been disappointed?) The resident elevator was a bonus.

The well-equipped, surprisingly large kitchen is a delight, with granite counter tops and a direct view to the ocean - which is practically right outside the balcony. Our Bichon puppy delighted in gazing through the railing every chance he got. And by the way, you'd never guess this is a pet-friendly unit: no stains anywhere, no lingering pet odor, no animal-worn furniture. We put our pup in his clubhouse, aka large collapsible cage, when we weren't on the premises, and that was perfect!

And the owner, Ken, is great to deal with and easily accessible. He's organized, efficient, prompt with clear replies to questions, and, well, NICE.

Owner's Response: Linda, we are very happy that you had a good time at our unit. We try to add something every year and this year it was the granite counter tops and all new doors in the unit. I do have some bad news as the Condo Assoc has voted to change the by laws and not allow any dogs in the future. We have had many happy renters with their extra family member (their dog), but several of the renters in the building had dogs that caused problems with the other owners as the dog would bark when left alone. We love animals, but when they bother other owners who are on vacation then problems arise. I do hope you would consider renting from us in the future, but do understand that you cannot leave your other family member behind.It's a shame that so many responsible dog owners are penalized by the actions of a few. Can't wait to come back!

We were so happy to find Ken's condo on this website! He makes himself accessible at all times and is very friendly too! This 2nd floor unit is perfect for a week long vacation. We found it very convenient to be right on the beach and to have an assigned parking space in the lot. We could hear the ocean waves from the master bedroom and living room. The balcony allows a great view of the beach and ocean - it was very relaxing sitting out at night listening to the waves. My husband and I stayed with our 2 children and there was plenty of space for everyone (although we really didn't spend too much time indoors due to extremely nice weather). As far as location, we were in a great area and could walk to the bayside, restaurants, and stores, but we were still able to drive to the boardwalk quickly. We will definitely be looking into renting this unit again!

July 5th 2014 week vacation

Where to start first Ken has a beautiful beach home and he is truly an honest person. The beach house furnishing are very comfortable and the kitchen has just about everything including a blender, microwave,toaster,toaster oven.and more. Needless to say the ocean view from the patio was amazing. Two evenings I found myself laying on the lounge chair falling asleep while listening to the ocean waves. It normally takes me a couple nights to get used to a bed but the King size bed was so comfortable I slept like a baby. Nothing bad to say about this place I definetly will ask Ken to stay again. If I had to say one thing bad (but not really bad) my memory is not too good and I was looking for some writing paper to jot down a phone number and I couldn't find any. Not his fault -oh did I mention the place is really nice and clean. Also if you get up around 830/900 am take a look outside you will catch the dolphins swimming the shore - so cute. thanks Ken for all your help. Fagers and Capt Table were outstanding
