Photos and Description of the Porto Santo Stefano vacation villa rental Sleep 8 to 10 in three separate accommodations, ideal for families

Built on two levels with a third independent unit, the villa comprises: an upper level large room, with double bed and a sofa that can sleep two more, fireplace and a large terrace (75 sqm) with magnificent views on the surrounding hills and sea; a lower level with one double bedroom, one bedroom with a bunk bed, fully furnished kitchenette and living / dining area with fireplace, and surrounding garden with brick barbecue and dining area; and a small independent unit with another bunk bed. All three units have own separate access, own bathroom (showers only) and A/C. TV set in upper level (only Italian terrestrial channels). Phone landline available (through which you can access the internet if you have the right software - there is no broadband). The Villa is surrounded by about 2.5 acres of Mediterranean flora, including olive trees, a large oak and pine wood, and a lawn with swings for kids. An above ground swimming pool (about 35 sqm) overlooks the landscape. Ample parking space.

A secluded villa including three separate sleeping facilities surrounded by a large wooded terrain of Mediterranean vegetation. The villa is located about 7 minute drive from the centre of Porto Santo Stefano in the renowned Monte Argentario peninsula, a much sought after summer resort in Tuscany. From the villa you can drive to several beaches, the best being la Feniglia (natural reserve) within less than 20 minutes, although there are closer, smaller ones. There are also a variety of ferries from Porto Santo Stefano for daily excursions to the islands nearby, including Giglio and Elba -- or you can rent your own boat trip. About 30 minute drive is the Parco dell'Uccellina, a large natural reserve on the Maremma coast. You can undertake other day trips by car in the surrounding areas of southern Tuscany and northern Lazio. Rome itself is about two hours drive away. If you enjoy hiking, there are plenty of walking paths from the villa to explore Monte Argentario at your leisure.

    The rates for Easter and Christmas holidays, New Year's Eve and school term holidays start from £1,600 per week.

    Utilities (water, gas and electricity) are to be paid according to use. Gardening, pool maintenance and final cleaning are included in the rent.

    An advance on the rent will be required as confirmation of your reservation. You will then settle the balance on arrival. On arrival we will also ask you to kindly leave a deposit to cover utilities costs and / or any damage. Such deposit will be refunded to you on departure, minus any deductions.

A/C and phone line. Ensuite bathroom. This spacious room is ideal for a couple alone or with up to two children. The very wide terrace (75 sqm), accessible also from the outside, has its own armchairs plus a round dining table and chairs. Lower level is a complete house (55 sqm) including a double bedroom with chest of drawer, closet, phone line and A/C; a small bedroom with one bunkbed for children (but can fit aduts too) and chest of drawer; bathroom, fully fitted kitchenette and living room area (where one can dine in winter or on a rainy day, and also sleep on the couch) with fireplace and A/C. Notes: Washing machine housed next to laundry line, away from view. Water is kept in an underground cistern filled by tanker according to needs. We provide initial provision of washing machine detergent, dish washing liquid, bathroom soap and toilet paper. Gardener with own keys visits three time a week in the morning - he takes away your garbage when he leaves. Outdoors, there is an above ground swimming pool (35 sqm, about 1.1m deep) located among the trees with views towards the sea. It is ideal for children but can be used by adults as well. The pool is cleaned and maintained by personnel with own keys three times a week, early in the morning. As everywhere in the area, mosquitoes are present in the summer and we provide electrical VAPE repellents. The villa is fully fenced, including the wooded area, so larger animals should stay out (except local cats...) A supermarket with all basic necessities is located some 5 minutes away from the villa as you enter Porto Santo Stefano.

Would highly recommend this villa to anyone traveling to the area who is looking for a relaxed setting, child-friendly, and good proximity to shops, beach and food. The property was well equipped and the owner was very accomodating and extremely helpful with information about the area and the villa. The views looking out to the Med where stunning as well.

Relaxing and quiet

Thanks to the owner for a wonderful time in a very quiet area, with a well equipped house where our 5 children had a lot of fun in the pool. It was very clean and the local agent was very helpful, as well as the owner. The island is wonderful - I can recommend it to everyone.
