Fabulous mountaintop location, close proximity to Rome , Villa D'Este and Villa Adriana, the many panoramic Travertine terraces, the 14 x 7 meter swimming pool with a large children’s shallow water area, and exceptional distant views of Rome and surrounding hillside villages are only some of the features that have made Villa Chui a memorable retreat in the Rome area.
This exclusive, gated property is an oasis of privacy and security. Villa Chui is reached via majestic hand-laid stone driveways and is situated amidst hilly walking paths, shade trees, and well-groomed grounds with abundant roses, hydrangeas and wild cyclamens.
The Italian owners recently restored this 6-bedroom villa with great care and it is a perfect combination of modern comfort and excellent taste. They have appointed the interiors to a very high standard filled with interesting furnishings, rare art and objects from around the world. After their stay, guests will long remember the travertine and alabaster sculptures adorning the gardens, pool and home and the many beautiful paintings that give this villa its character. Some other features of Villa Chui are the unique trophy room, the piano hall, and the delightfully warm and relaxing atmosphere of the elegant and spacious living room with its cozy fireplace. Guests fond of cooking will truly appreciate the main kitchen, which is known for its rustic style and informality, especially when the fireplace offers warmth and ambience. The chef is happy to take requests and will coordinate all of the food shopping as required for your stay.
The convenient location of this impressive property, just outside of the charming village of Tivoli, makes Villa Chui a favourite getaway for guests, as it is only a 35-minute drive from Rome. Travellers wishing to explore the Eternal City and its surrounding attractions, while discovering the charms of an Italian home and being without the crowds will find Villa Chui an appealing option.
Villa Chui is also the ideal place for large families, business retreats, as well as for a group of friends seeking a peaceful reprieve away from the bustle of the cities.
After a long day of sight seeing, guests will appreciate the haven of Villa Chui. Guests enjoy sitting on one of the several terraces, drinking a glass of local wine while watching the breathtaking sunsets as they overlook nearby and distant mountain ranges dotted with olive groves, mustard fields and the reflective pool of Villa Adriana. On clear days, they can see St. Peter’s Dome and far off in the distance the Tyrrhenian Sea. A stay at Villa Chui is truly a restorative and memorable experience.
Dear Nicola - thank you very very much for your service and your fantastic villa. We enjoyed the stay in Tivoli and we love the view from your villa to Tivoli and Rome by night. The holidays in your villa Chui was fantastic and we are all so happy that we had such a good time and holidays in your house. We enjoyed the fantastic view and amazing marble sculptures and your unique art collection is fanatstic ! Once more thank you, thank you, thank you
. . . and Nicola and his family, Palma and Umberto, and Villa Chui were all very significant reasons why!
Villa Chui is every bit as beautiful as it looks in the pictures on the website, sitting atop a hill overlooking Tivoli, Hadrian’s villa and St Peter’s Basilica in the distance. It provides the perfect combination of proximity to Rome for sightseeing and the opportunity to just relax by the pool when desired.
From our first contact with Nicola via email, through his assistance in planning the trip before our arrival and with his continuous attention during our stay, he could not have been more responsive or accommodating to our every need. Since we had decided not to rent a car(s) for our group of seven, Nicola helped arrange transfers to/from the airport, Tivoli and Rome when needed. Although we didn’t use it, there was also easy access to the train into Rome if desired. In addition, Nicola put us in touch with an excellent local tour guide, who took us on two days of tours of Rome and one day to Florence and wine country – a great way to get the most out of our limited time!
At our request, Nicola organized an informal wine tasting our first night at Villa Chui, together with his father and brother (his mother, who could not be there, made delicious desserts for us to enjoy). Not only was this a great introduction to Italian wines, but to Nicola and his family as well. It was like they were old friends!
Palma and Umberto are special people who not only take care of Villa Chui, but who took special care of our family while we were there. Palma prepared a delicious, ‘traditional Italian meal’ (4 courses!) for our first night, which led to our request for her services at the end of each of our sightseeing days. Each meal was unique, thoroughly enjoyable and the perfect ending to a perfect day!
I could go on, but by now you probably understand that we would highly recommend Villa Chui to anyone looking for a similar experience. While the sights and history of Rome and Tivoli are truly amazing, it was our new friendships and the sharing of this beautiful villa that made this a truly unique and memorable experience for our family.
Villa Chui soared above our highest expectations as a gathering place for our families and wedding ceremony. Highly situated amongst the stars and tucked away above Villa Este, Hadrian’s Villa, and overlooking Rome, Italy, Villa Chui resides deep within our hearts. The architecture, landscape, interior feel, and warm staff make it The Premier Villa in Tivoli.
Everyone was charismatic and interwoven into Italian culture so that my wife and I felt only comfort, fortitude, and elation while we were there; even amongst the stressful interlay of a wedding on foreign soil. I cannot begin to express my words of thanks for the hospitality and grace of Nicola (who spoke fluent English), his family, and the staff. I can only hope and pray for their continued success and wish them the same feeling of euphoria we had at Villa Chui every day and night into the future. They were wonderfully accommodating and we will return at our first opportunity.
Thanks for the magnificent stay and Auguri!

Where does one begin to describe the beauty of Villa Chui?
The location alone is breathtaking. Set high above the hills
of Tivoli, the view is amazing. Hadrian's Villa directly below with Rome in the distance. Beautiful sunsets every night while dining out on the terrace.
The pool was a wonderful respite to come back to after a day
of touring. It was very large, clean and beautiful. It was also a
wonderful place to relax for the day if you didn't feel like going out.
The villa itself was large, and even though we were only a family
of four, it could easily accomodate many more people. It was very
clean and was exactly the way it is depicted on the website.
The grounds were impeccably kept thanks to the caretaker on
site as well as the maid who made sure that the interior was always
spotless. The meals that were made for us were delicious and
Last but not least, our host Nicola, the villa's owner, was absolutely
wonderful. Very helpful in every respect. Showing us where to
shop in town and also in recommending what towns we should
visit that were close by. He was always just a phone call away for
providing whatever it was we needed. We could not speak more
highly of him.
We would highly recommend the Villa Chui. It is guaranteed to be
a memorable experience. We certainly would love to go back again
We are still dreaming about our family vacation at Villa Chui, even after several months of our departure! The house is fabulous, with incredible views of Rome. The house is immaculately kept and decorated, with very spacious rooms for an entire extended family or group of friends to gather. The home is equipped with all of the modern conveniences (screens for every window!). The home provides incredible views of Rome in the distance, we could even see St. Peter's Basilica on a clear day. The main floor plan flows nicely outside to a very large stone patio that overlooks Rome. We often gathered on this patio to eat our lunch and prosciutto and wine before dinner. The patio also has an amazing view of the sun setting over Rome. Trust me, you will watch the sunset from this patio on your 1st night and you will make sure you are back at Villa Chui every evening before dark to witness this spectacular event. We watched the sunset from this patio every night, that is, when we weren't watching the sunset from the fabulous outdoor lighted pool about 12 steps above the patio. Most of the bedrooms are on the second floor, along with multiple bathrooms that provide much privacy for your group. Villa Chui is located about 5 minutes from a commuter train and in approx. 45 minutes you can be at the steps of ancient Rome. You will definitely look forward to your return to Villa Chui at the end of the day for a dip in the pool and the amazing sunset.
The owners of Villa Chui are the most charming and gracious people that you will ever meet! Nicola made us feel like old friends from the first moment that we met; he showed us around the local area, he took us shopping and we met his parents and sister's family for coffee - he even gave us a night-tour of the area on our last night in Rome - Nicola is a truly delightful and charming host! The owners checked-in on us daily to make sure we had everything we needed, and they provided extremely valuable guidance of the area during our stay. We will remember Nicola and his family with equal fondness of the incredible insights of Rome. We are extremely thankful to them for their hospitality and we look forward to seeing our new Italian friends in the future!
The caretakers on the property were very helpful and they were available to take us into town for groceries or a restaurant or to assist us with local merchants if we needed an interpreter.
If you want to live like Italian royalty, then this is your villa!
This villa and the hospitality we received was excellent in everyway. It was the best villa that we have stayed in and this is throughout the world.Nicola was charming and did everything to make our stay enjoyable. The villa was superb and the website did not do it justice! In reality it was far better! It was living in someone's home with all family photos antiques beautiful furniture grand piano and luxurious surroundings. All the facilities were as described and more so. The villa and outside areas were beautifully and carefully kept with the highest standards of cleanliness throughout., The kitchen facilities were excellent with plenty of everything. Umberto and Parma were only too willing to help in everyway and they made our stay very comfortable. The wine cellar was very well stockedwhich it needed to be for the eight of us Mrs Pascucci(Nicola's mum) made lovely Italian cakes which went well with both our coffees and liquers. It was a wonderful experience and thank you.We would love to return sometime
The only thing more charming than Villa Chui itself was the owner, Nicola.
We were a group of 11 adults (related) and stayed a week a Villa Chui. The property is absolutely stunning and very comfortable. We never felt crowded with the six bedrooms and 5.5 baths. There was plenty of space and privacy, and we were able to enjoy each other’s company at the large dining table with delicious meals prepared by the wonderful caretakers Palma and Umberto.
Nicola and his family went out their way to make us feel welcome, and he was in touch throughout the week to help us find tour guides, suggest things to do, or anything else we might need. One evening we returned to find a delicious lasagna prepared by his Mother; on another an out-of-this world tiramisu.
You will need a car at this property – it is located at the top of a hill near Tivoli – spectacular views! We took the train into Rome a few days, and on others drove to Florence and Assisi. Don’t miss nearby attractions Villa d’Este and Hadrian’s Villa (which you can see from Villa Chui!).
Our only regret is that we were not there for a two-week stay. I dream of returning here, and recommend this property highly. Thank you Nicola and family for sharing your beautiful home!
Tivoli is also known as the City of Arts and Culture - two out of the ten most visited monuments of Italy are in Tivoli - Villa D'Este and the world famous Hadrian Villa are both part of UNESCO and are home to magnificent treasures. In addition there is the spectacular Villa Gregoriana, the Temple of Vesta and Sibilla - the Medieval part of town and other attractions and places of interest.
