“Harbor Villa”, is a 3 BR, 2 Bath, 2,255 square foot condo located in the exclusive gated Prosperity Point area of Burnt Store Marina; BSM is a resort destination, located on Charlotte Harbor in Southwest Florida off the Gulf of Mexico.
The villa has a large screened lanai with views of the lagoon, island swimming pool and spa, surrounded by tall tropical palms…all within a short walking distance. Our warm and inviting villa is on the 2nd floor, with private steps to the street and private garage. Harbor Villa has recently been updated and features an open floor plan with 12 foot ceilings, a large common space that includes a modern and fully equipped kitchen and a 17'x17' great room with sliding glass doors that open to the 260 square foot lanai for lounging or dining for four.
The formal dining area has a table that can accommodate 6-8 guests.
The master suite is an expansive 13'x17', has views of the lagoon and a private entrance to the lanai. It also has a spacious master bath, with a large walk in shower, dual vanities, a separate linen closet and a large guest closet.
The two (2) guest bedrooms are equally large (18'x12' and 11'x13'); each fully furnished with a chest of drawers, bed side tables, lamps, plantation blinds, ceiling fans and large closets.
The 11'x12' loft / den includes a built in entertainment center, and 50 inch plasma TV. The space is great for games, reading, watching TV, work, or quiet time. A digital video library with over 300 movies and concert videos is included.
The décor of the villa is a combination of casual contemporary Caribbean sophistication with a nautical vibe. We want our guests to enjoy our tropical environment, feel comfortable and at home.
There are 2 nice sized community swimming pools with Jacuzzi spas, grills, lounge chairs, clubhouses and patio furniture, within a short walk.
A short distance from the villa is the path to the harbor waterfront 'board walk”; for walking, running and biking. Spectacular views of Charlotte Harbor, sunset vistas, and wildlife including dolphins, manatees, and birds are part of the ambiance. The landscaping of Burnt Store Marina is very tropical and beautiful…with many flowering plants such as hibiscus, gardenias and orchids.
The residents and guests of the Topaz Cove community are extremely friendly and there are many social activities available to you, your family and friends. Dining choices include casual but delicious menus, entertainment and beautiful views. The 2 marina basins (North and South) include a total of 525 slips. Boat rentals and charters are available for fishing, sailing, and motor cruising. Other wonderful Burnt Store Marina amenities include a 27 hole executive level golf course, biking, shopping, swimming and kayaking as well as an athletic, fitness and tennis center. Our golf cart is included for your ease of transportation!

We are a retired professional couple that has lived in Northern California for over 25 years. Tim was in the food processing industry and Karen was in computer software sales.

Tim was raised in the midwest and developed a deep affection for the Florida gulf coast through his years of competitive winter sailing.
We were introduced to Burnt Store Marina through our friends Pete and Kristi Phelps (who live next door). We felt extremely comfortable and relaxed in the low key friendly environment that is situated in an unspoiled part of the Florida gulf coast.
We can not begin to describe how much we enjoyed our stay. From the beginning to the end Karen and Tim were wonderful to work with on every detail. When we arrived we fell in love with their home and the view. Their home was stocked with everything and more than you could possibly need. Every time we needed something like a cooler, beach bag, etc it was there. The condo has top of the line beautiful furnishings. We loved having movie nights with popcorn in the den with a huge great selection of movies!!! The use of Karen and Tim's golf cart was much appreciated. We loved going to the sunset gathering and then over to eat at the Cass Cay. Their home was peaceful and relaxing. Everyone we met was so kind and friendly to us and made us feel at home. The pool was above our expectations and we enjoyed every minute of it along with the hot tub. Tim and Karen have a great file with many locations to visit in the area and we visited several beaches. If you love to walk and exercise like we do, then this is the place for you. The walking trails are endless and on our daily walks we saw manatees and dolphins. Thanks Karen and Tim for everything! My husband and I have been staying in this wonderful Harbor Villa condo since June. We came here from the San Francisco Bay Area. The owners reached out to us after our inquiry on VRBO, and gave us a wonderful orientation to Burnt Store Marina. Their villa exceeded our expectations. It is spacious, beautiful and very comfortable. It is located within easy walking distance to the community pool, hot tub and the boat marina. We have thoroughly enjoyed our walks along the harbor where you can see manatees, dolphins, and a wide variety of tropical birds. We cannot say enough good things about our hosts and their condo. Burnt Store Marina (and this condo in particular) is a wonderful destination from which to enjoy and explore Southwest Florida.
My wife and I spent 2 months and felt completely at home. The condo is fully furnished with everything you need to enjoy this great area including a golf cart! Owners Tim and Karen went out of their way to accomodate our needs. There are great views of the lake and it is located in easy walking distance to everything in Burnt Store Marina. The Marina is a wonderful destination with lots to do for all age groups. We highly recommend staying here if you get the opportunity to travel to this beautiful area of Florida.
The accommodations were excellent! The condo was very well equipped, clean and well-maintained to satisfy everything we needed during our stay. The photos were great, but the place was beyond our expectations. The owners were very easy to contact if there were any questions, along with them offering ideas on how to get around and where to go.
We really enjoyed the Burnt Store Marina area and were impressed how we could spend the whole day walking, biking, golfing, poolside and enjoying the beautiful sunsets waterside. We took advantage of enjoying the sunset cruise out of BSM and the local restaurant and store took care of most of our food needs and wants.
6 adults spent February and March, 2013 in Harbor Villa. We were very impressed with the neat and spacious 3 bedroom condo. It was comfortably furnished and the kitchen was well equipped. The neighbors were very friendly and it is only a short walk to the pool. Only a few steps away to view the sunset and the manatees. We appreciated having the use of the golf cart for getting around within the marina. The owners were very helpful in answering any questions we had before and during our stay. We enjoyed it so much that we're coming back next year.
