The contemporary conversion of this traditional stone barn gives stylish modern living in tranquil rural surroundings.The barn is at one end of the owners' property-away from their own living quarters.Downstairs is open plan with a modern kitchen,dining area,and sitting area. A narrow staircase leads upstairs to 2 bedrooms & a shower room/toilet.Outside there is a private terrace and garden & use of a 10mx5m solar-heated pool. The village of Loubes Bernac is nearby(3km)with post office,mini intermarche,and bar/pizzeria(takeaway available). There are traditional markets at Duras(9km),Ste.Foy-la-Grande(13km), & other villages nearby,with a large selection of shops of all types at St.Foye and Bergerac(25km). The beautiful countryside lends itself to local walks and other activities close by include cycling(bike hire available),canoeing,tennis, golf,horse riding,fishing, and hot-air ballon rides. Local vineyards abound (the property adjoins one) & there are restaurants to suit all pockets.

The surrounding area is famous for its regional food specialities, especially foie gras, and its Perigordian cuisine.There is a good selection of restaurants which showcase these.Nearby are arguably some of the finest wines in the world with the famous picturesque village of St.Emilion only a 40 minute drive away. The house owners have some 20 years experience of importing French wines into the UK and are available to give advice on local wines and even to arrange tastings if required.

SOLAR HEATED SWIMMING POOL: The property features a recently built state of the art solar heated swimming pool which can add up to 5-6 degrees to the normal water temperature ,making swimming a pleasure during May-June and September-October when the sun is shining but the water would otherwise be a little cold.

CENTRAL HEATING: The property has central heating which means that an out of season break can be a comfortable experience.

A gorgeous little place, just perfect for exploring this beautiful part of France. Surrounded by Vineyards and Sunflower fields, it is situated in one of the prettiest parts of the area with the most interesting historic towns and endless markets to visit all within easy driving distances. The Barn itself was immaculate, modern and bright,very comfortable and well equipped. The owners were situated on site and were very helpful. Highly recommended.
