If you come to Austin, you will likely spend most of your time outside the house. So rent this quaint, cozy little studio in the heart of the Zilker area and save money to spend on activities! The studio (meaning no separate living room) is located on the ground level of a stone triplex built in the 1940s. It has been completely renovated and boasts fresh, natural materials, including stained concrete floors and countertops, painted stucco walls, and restored wood windows that let in loads of natural light. The studio is surrounded by a large, private patio with lots of shade and seating.

You can rent the studio to sleep a total of 2, or you can combine it with one or both of the other units in the house to sleep a total of 4 or 6. Too see the other units, please type their listing numbers in the VRBO search bar: 450977 ('Treetop Suite') and 442385 ('Urban Hideaway').

All 3 units have clean, crisp linens, quality furnishings, and original art. Our WiFi connection is good, and the patios are a great place to enjoy the quiet of an established Austin neighborhood only five minutes from downtown and the SoCo district, and walking distance of the South Lamar (“SoLa”) district.

We offer bikes for you to explore the many things to do within walking or biking distance from the house. If you are an outdoor enthusiast, check out the greenbelt along Barton Creek or Barton Springs Pool--each about a mile away. If you are looking for great food, you are just around the corner from the iconic Matt's El Rancho and the fabulous 'Restaurant Row' on Barton Springs Road. Walk to the ACL music festival or enjoy live outdoor summer theater at Zilker Park. Umlauf Sculpture Garden and Zilker Botanical Garden are beautiful places to explore and picnic. At the end of the day, dance to live country music at the locally-famous hole in the wall--the Broken Spoke. Or check out the HighBall retro bowling alley/karaoke bar and neighboring Alamo Drafthouse Cinema--uniquely Austin experiences.

If you want to venture outside the neighborhood, we're also close to the University of Texas and the Highland Lakes just west of town. We are happy to recommend things to do and places to see.

About Ann Giles

We are a husband and wife team that loves old houses. We were each renovating our own 1940's era home when we met. Since then, we've acquired two additional homes and had four children. We love spending time with both--keeping the houses in great shape for years to come and keeping the kids busy and fed! One of us is a native Austinite and the other has been here since 1995, so feel free to ask us anything you want to know about Austin, and we will try our best to help.

Personally Perfect

I stayed in the studio apartment on the first floor for five nights while visiting my daughter's family who live on Paramount Avenue. This unit is exactly as described and was perfect for me. Ann and Scott's hospitality, immediate availability to respond to my questions, and superbly appointed accommodations could not have been improved upon, making my stay a beautiful balance of time with family (especially my twin baby grandsons!) and time for myself. It was lovely to walk "home" each evening to my own space that had everything I could possibly need and other amenities I truly enjoyed, such as the outdoor private sitting area. Although my visit coincided with an unseasonable cold snap, once I was shown how to use the heating unit, I was cozy and comfortable. I appreciated how quickly Scott appeared after I called Ann to ask about the heater - it was literally within 10 minutes of my call that he knocked on the door. My plan is to stay at the Stone House every time I return to Austin. Highly recommend this wonderful retreat. Thanks, Ann & Scott!

Sweet Place

Great little apartment. We were sad to leave it. Owners are super responsive to any questions. Clean, comfortable, conveniently located. We had a car, but it would be easy to get around on public transport. Close to Zilker, Barton Springs and the Broken Spoke. I would definitely stay there again.

My girlfriend and I wanted to get away for the long Memorial Day weekend and I found this place that would suit our needs. The place is rather small with just a bed small kitchen table and a small kitchen, which was perfect size for 2. If you have any more people it would be way to small. The appliances worked and plates and silverware were provided which was very nice. The house is very nice and the outside patio areas were great to sit outside and have a glass of wine at. The house is located on the outskirts of downtown, however just far enough that you need to drive / taxi if you want to go out and explore. The pricing was great for the unit and it was clean and well kept. I would stay at this property again when I return to Austin.

Nice place, off the main roads, we were able to get around on the bus (no rental car needed),but we stuck to local/city activities/venues. Owners were available and responded quickly and even came to pick us up when we had a bike malfunction. Great area, patio was great for relaxing.

Comfortable, clean and convenient

Just returned from a week's stay at this property. Located just over 2 blocks from bus stops which is super convenient for travel across town or downtown. You won't need a car to take in the state Capitol, museums, great dining....you name it. Owner nearby and very accommodating. We stayed in the upstairs one-bedroom. Urban chic decor. We felt we were in a Chicago apartment. All in all, a very good place to stay!
