Royal Palms is an elegant house with high ceilings and grecian columns. It has been beautifully furnished in cool teals, soft golds and browns by a local Interior design company. The house feels comfortable and relaxing. There is a formal living room, dining area, kitchen and a fabulous family room at the back of the property which is a wonderful sun trap. A perfect place to read a book or watch TV or simply to sit and chat with friends and family. The master suite is spacious with a well planned en-suite bathroom with bath, walk in shower, seperate WC and his and hers vanities. Bedrooms 2 and 3 share the 2nd bathroom. The house is south west rear facing so gets plenty of sun as well as enjoying the spectacular Florida sunsets. Our pool is a very good size rectangular pool with opt electric pool heat and good privacy. We have a table with 6 comfortable chairs and 4 sunloungers for our guests to use. The BBQ will be ready for you with a full tank of gas for your vacation

Rotonda West is a well known vacation area, located on a finger of land with the Gulf of Mexico to the West, Charlotte Harbor to the East and Boca Pass to the South. There are great Gulf Beaches to the West and the Island to the South has smaller, Caribbean style beaches. Everything is close, generally 15 minutes by car. Some of the local beaches throw up fossilised sharks teeth which are millions of years old and great fun for small and not so small children to collect. For some guests, chilling out by the pool is the order of the day in this quiet and friendly residential community. For the more active, there are 6 golf courses on Rotonda alone with dozens within a 15 mile radius. The area also offers fantastic fishing, boating, horse riding, kayaking up the Myakka River, fabulous State Parks with marked walks and daily guided walks. Birding is popular here and the area abounds with wildlife from the inquisitive raccoons and otters, armadillos, possums, coyotes & alligators

Additional information about rental rates

  • Cancellations -
    Provided the owner receives written notice of cancellation not less than eight weeks before the holiday commencement date, the hirer will not be required to pay the full balance. The deposit amount, however, will be forfeit. All cancellations must be notified in writing at the earliest opportunity.

    In the event of you have to cancel your booking the following charges will apply:

    More than 8 weeks prior to arrival - Deposit only
    Between 6 - 8 weeks prior to arrival - 50% of rental
    Less than 6 weeks prior to arrival - 100% of rental
  • All bookings are subject to the £66.00 single fee towards the cost of prep, final standard clean and BBQ usage including one free tank of gas. There is also a £150.00 refundable security deposit
  • Initial Payment
    Bookings will be confirmed upon receipt of the required deposit payment and the signed booking form.

    Security Deposit
    A refundable security deposit of £150 is required to be paid with the balance of the rental. This is to be held as security against return of keys, inventory damage, excess cleaning costs, long distance telephone calls where applicable etc. The owner will return this deposit to the client subject to a satisfactory inspection.

    Balance Payment
    The balance of hire will be due 2 months before the holiday commencement date. The owner reserves the right to cancel a holiday where full payment has not been received 8 weeks prior to the holiday commencement date. Bookings made within 8 weeks of arrival require FULL pre-payment.

Fishing?: Absolutely. You can fish from the waterway behind the house on a catch and release basis. You can fish from piers and from the seashore. You can take a boat trip to go deep sea fishing, or hire a smaller boat to go backwater fishing for Redfish, Snook, Spotted Trout, Ladyfish and others. From mid-April to mid-July, Charlotte Harbor is home to the mighty Tarpon who come here in their thousands. Enjoy a memorable day fishing for this magnificent game fish. Private boats with guides can be arranged

Golf Anyone?: This is the home of golf and there are many courses to choose from. We have a golf membership for the house which gives 2 named adults and up to 2 children under the age of 14 unlimited free golf, but golf cart hire is a personal expense. In Summer, there is a £35.00 admin fee and that is the only charge. In other seasons, each card costs £35.00 per week. You have access to 4 courses with a total of 72 holes and it's great golf!

Other Activities: There are 2 bicycles for the use of guests and a golf package

Your home is impeccable and we really enjoyed our stay. The place was immaculately clean and very inviting on arrival, which means a great deal after a long journey. Golf a couple of minutes away, which we really took advantage of and bettered our handicaps, and within a 10-15 minute drive we were out on the waters sailing around Boca Grande, which I would also recommend (Uncle Henri's) boat rental. All in all just great. Owners are the best I have ever dealt with. They have an excellent brochure prior to arrival and all the information one needs is in the house. Very professional and we thank you for letting us enjoy your home, we will see you again soon. Carole & Peter

We try to give our guests a taste of what is available in the area before they arrive and our management company keep a big guide book in the house up to date with information about the area too. It includes information about restaurants, sports of all kinds and general information.

I'm glad to enjoyed the water, I always think our guests have only seen half of what this wonderful area has to offer if they don't venture out onto the intercoastal waterway! We would love to see you back again!

We spent 2 glorious weeks here from 06/08/09 to 20/08/09.
The villa was, as I had imagined from the photos - stunning and beautifully decorated, very spacious and welcoming. It had everything you need and was like a home from home. Settled in immediately. Lovely peaceful setting with a lovely park a few minutes away which the kids loved. There were even 2 bikes in the garage which myself and my son used, to cycle to the park. We found a stash of beach goodies in the cupboard in the garage, unfortunately after we had gone and purchased (sun brolly, lilos, boogie board buckets and spade) so we left our contribution - so don't go buying any :0)
Fantastic for golf lovers.
We would definately go back to this villa if we were to return for a holiday to Rotonda, absolutley recommend. Elaine and Colin (owners) were easily contacted and very friendly and helpful which really helps.
Thankyou we had a fantastic 2 weeks staying at your beautiful villa.

Owner's Response: Thank you both for a wonderful review. I guess the park was the area at the centre of Rotonda where they have the swings and tennis courts? I'm sorry you had to buy the beach toys, I daren't advertise them as some people use them up and others add to them, so I never know how much is going to be there! Your contribution will I'm sure be greatly appreciated and enjoyed by future guests.
