Le Maderier is nestled amongst 12 Acres of peaceful and tranquil wooded Gardens, which have pretty walk ways through. The property is located 7Km from the market town of Larroque Timbout and midway between the larger towns of Agent and Villeneuve. This enchanting area has a wide range of activities to see and enjoy . In the large grounds the property is situated in between two other neighbouring properties called 'Big '. One of which the owners live and are on site for any information. The charming oak beamed cottage has a separate Kitchen, with fridge, freezer, microwave combi oven and hob. The lounge /dinning area has a wood burner, comfortable seating & a TV and video. There is a screened off Bedroom with double Bed. Next to this is a Bath/shower room and WC. From the lounge area is a carpeted mezzanine with Twin Beds. This property is most suitable for a couple and maybe 1 child from 5 to 12 years old. The property has a private terrace. BBQ and 10m x 5m shared swimming pool

The property is located 7 Kms from the market town of Larroque Timbout and midway between the larger towns of Agen and Villeneuve . This enchanting area has a wide range of activities to see and enjoy from sleepy bastile villages , castles or theme parks. All around you will find excellent cuisine from local auberge's to top class restaurants You will find nearly any sport or leisure activity you want locally. Many details will be found in your property. There are well sign posted walks; excellent cycling on quiet empty roads/tracks; riding at the many equestrian centres; fishing (daily and weekly licences readily available), tennis in most larger villages, canoeing and swimming. There are Fetes (nearly all villages hold fetes each year) and music concerts throughout the region. Tennis courts can be hired in most larger villages. Markets are on everyday in one of the local villages, and the Duras wine vineyards are not far away.
