Large, bright and modern Victorian flat in the heart of Hayes Valley. Recently renovated upper-level flat with open floor plan. This beautiful flat has large windows with lots of light and a city view. Its comfortable and a great place to relax after a day of working or exploring San Francisco. Great for families, small groups or a person or couple who want more space. The flat includes all the modern conveniences including WiFi, flat screen TV, cable, DVD, and well stocked chef's kitchen.

There is a large living room that opens onto a large kitchen and dining area. The counter between the kitchen and living room is a great place sit and talk or surf your lap top.

There are three large bedrooms in the back away from street noise. One master bedroom with a queen bed, a second bedroom with a queen bed and small balcony overlooking the backyard and a third bedroom with two twin beds. There is a large full bath with a washer and dryer.

About Michael Simmons

We are East Coast transplants who both went to Berkeley and fell in love with the Bay Area. We've lived in the neighborhood for over 15 years and love the diversity and the convenience. We walk or ride our bikes everywhere. We have three kids and they love playing in the park across the street.

Why Michael Simmons chose Hayes Valley

Hayes Valley is a great neighborhood and a jewel in San Francisco. Its one of the few neighborhoods that doesn't allow large chains and therefore all the restaurants and shops are unique. It has something for everyone from the little mom and pop Italian restaurant to the higher end restaurants. The restaurants range from american, french, seafood, southern, pizza, sushi and more all within a block away. There is a little grocery store for essentials.

What makes this apartment unique

We bought this house because we love the old Victorian with the high ceilings and big windows. We have lovingly restored it over the years.

Great place, convenient location

We had a group of 5 staying here as our "home base" in SF during a four-day trip and this apartment worked out perfectly. Beds were comfortable, kitchen was stocked (and had wine/cheese/cookies waiting for us!), and the living area served us well. After a week on the road, we also LOVED having access to the washer/dryer.

The hosts were responsive, polite and super helpful. I'd stay here again in a heartbeat.

Great place. Owners had place stocked with basics such as coffee, some cheese, cracker, a few beers, nice bottle of wine and sparkling cidar for kids. Good safe neighborhood with great sushi bar within stumbling distance. Beds were comfortable. Place was clean. Would stay here again. Rent from this owner in confidence you will not be disappointed.

Great Place to Stay

We had a wonderful experience with the location, the property and the amenities. The flat has a great floor layout and was very comfortable, lots of natural light and has a spacious feel. The owners were more than considerate and left chocolate and snacks and a Christmas tree since we were there over the holiday. There are many other thoughtful accommodations and amenities for guests. This is an urban location so some street noise is going to be present and there is some construction in the area, which is true of most of San Francisco. Staying in Hayes Valley was perfect for our group, the downtown area is just a subway or Urbo ride away and there are some excellent restaurants all within walking distance or you can cook dinners in the well stocked kitchen. Steve and Rob were alway quick to answer any questions and provide guidance on where to go and what to do.

I would definitely stay here again.

The second floor flat was exactly as advertised. Clean, well equiped, large rooms. Great location near the center of San Francisco. Owner was responsive to detailed requests about local places to eat. Street parking was available.

Our sunny flat is located in the heart of the fashionable Hayes Valley district across from Patricia's Green.

Centrally located and convenient to all of San Francisco. Walk to shops, cafes, restaurants, art galleries, Symphony Hall, the Jazz Center, the Opera, Ballet, Herbst Auditorium, the Asian Art Museum and the main library. A block from the 21 Hayes bus with direct service to Alamo Square, Golden Gate Park, downtown San Francisco, the Ferry Building, Union Square cable cars and museum square. Three blocks to Van Ness Muni Stop. A short walk to BART as well as the Mission, Lower Haight and Castro neighborhoods.

Wake up to a coffee at Blue Bottle and have breakfast or lunch in the Arlequin Cafe garden and a beer with friends at the Hayes Valley Beer Garden. In the evening take in a concert at Symphony Hall or browse the bookshelves at Books Inc. and take in an art house movie at the Opera Plaza or a mainstream movie at AMC 1000. All within walking distance.
