The Villa has been fully furnished and equipped to cater for your every need. The kitchen has a hob and oven, microwave, fridge-freezer, washing machine and dishwasher, kettle, toaster plus all the usual utensils, cutlery, glasses, tableware, saucepans, even a Wok. The living area has a 3 and 2 seater sofa the latter of which is also a sofa bed with full mattress. There is satellite TV, including over 20 English channels, DVD & IPOD docking facility. There is also a radio and CD player. The dining area looks out onto an outside patio area with further table and chairs for al-fresco dining & your private swimming pool at the rear of the villa. The property has off street parking, is fully air-conditioned (doubling as heating when required), there are ceiling fans, a marble staircase and the Master bedroom is en-suite leading to a balcony with sea views. The 2nd bedroom with 2 singles also has a balcony with chairs and table overlooking the pool with views over cultivated farmland.

Kapparis is the fastest up and coming area in Cyprus ideally located 45 minutes from Larnaca and within a 10 minute drive of Protaras and a 15 minute drive to Agia Napa. There are 3 sandy coves within a 5-10 minute stroll from the property, Firemans Beach being the largest and best known. You can walk for miles along the coastal path passing sandy coves, inlets, rock formations, cliffs and secluded beaches. Kapparis has a varied selection of bars, pubs, tavernas and restaurants with all tastes and ages catered for together with a range of shops including a 24 hour bakery, supermarket,car hire and numerous others. Kapparis is a quiet area and is the coastal resort of the town of Paralimni which is a 5 minute drive away and capital of the region. Protaras with the famous Fig Tree Bay is a large resort offering every conceivable facility from a Water World , evening water show to mini golf and great shopping. Agia Napa has the best beach Nissi Beach and of course is the clubbing capital.

  • We offer fortnightly rates with a saving up to £100 on your second week. Or if you fancy a longer stay -Pay the full price for 2 weeks and we can give you a 3rd week for just £100.
    Longer term rates are available----the longer you stay the cheaper the weekly rate!!
    A security deposit of £100 is required which is fully refundable within 7 days of your booking ending and key return(providing no damage or breakages have been made to the property or contents during your stay by you or your party).
    When booking your stay you will be required to pay a deposit of £200 plus the £100 refundable deposit with the balance due 6 weeks prior to the commencement of your holiday.
    We are also able to accept payment in Euros if this makes life easier for you.

The property is ideally suited for every type of holiday conceivable and is fully equipped with everything to make your stay as enjoyable as possible including a hair dryer and curling tongs and a quality iron and ironing board. The property is managed by our resident English neighbours who maintain the property for us and are always more than ready to offer you any help or assistance you may need with either the property contents, groceries,shopping or finding your way around the Island. Cyprus enjoys over 300 days a year sunshine and in certain months of the year you can enjoy skiing in the Troodos Mountains, an hours drive from the villa and then a swim in the sea on the same day.There are an abundance of beaches from small secluded sandy coves to the expansive beaches like Fig Tree Bay in Protaras or the famous Nissi Beach in Agia Napa. We strongly recommend an ample supply of sun tan lotions!

There are an abundance of activities to enjoy in Kapparis, Protaras and Agia Napa all of them within easy reach by car or by bus from the nearest stop which is a 5 minute walk away. You drive on the right hand side of the road here, all signs are in English and best of all there are no traffic jams. Unlike driving in England-a 60 mile drive will take you just an hour. Swimming, fishing, sea view walks, sea caves, secluded beaches, boat hire, paragliding, a water park, the list is endless. Evening entertainment is varied with some spectacular restaurants offering every cuisine from English, Cypriot, Greek, Spanish,Italian, Chinese, Tai,Indian again the list is endless. And in Agia Napa you can party until the sun comes up with clubs still open at 6am during high season.

Absolutely fabulous darling!

My husband and I enjoyed a wonderful fortnight in this Villa in July09 being one of the first to rent it out. It's perfectly located being nice and quiet but only 5 minutes walk from the beach and 10 from some great restaurants and bars. The pool is gorgeous and just the right size and the ceiling fans and air con are perfect and a must have. The beds are really comfortable and the furniture and everything in the Villa is top quality.It was actually cleaner than my own home-and that's spotless! It was great to be so close to Protaras and Ayia Napa but also to have that peaceful relaxation in the Villa. I would thoroughly recommend this Villa to everyone as its excellent value for money and everything and a little bit more that it says it is. Shheer perfection...a wonderful holiday.

Great accommodation in perfect location

When we arrived, I was pleasantly surprised with the location and standard of the villa. It's perfectly located to take advantage of the quieter town of Kapparis which includes a local beach and delightful restaurants within walking distance. The property is excellently fitted out with all the amenities you could ask for (Kitchen - with Oven/Microwave/Washing machine, Living/Dining area, Air Con in all rooms/ TV/DVD player and, it's own Private pool!!!
The more lively towns of Protaras and Ayia Napa are only a short drive away so, you can choose to have a holiday with a mix of the relaxation and liveliness as and when you please so, it has all the ingredients for the perfect holiday.
We will definately be going back!!

excellent villa

The villa was perfect for a relaxing holiday. It was great having our own pool. The villa itself is really spacious and the aircon in each room was a life saver!!! The town of kapparis was lovely - there are quite a few bars and restaurants within walking distance to the villa. Plus you can also get the bus to Protaras and Aiya Napa for more choice of restaurants and bars. We normally got the bus to protaras and got a taxi back to the villa which was EURO 10. It was nice to stay in the quieter town of Kapparis but yet still be able to enjoy a few drinks at some nice bars and sample some delicious local food in the restaurants. We also cooked at the villa for a few evenings because the villa has everything you need. I would recommending a car, just so that you can try all the numerous beaches in the area!! (although the local beach is about 3mins from the villa - we just like to try them all!). Great holiday!
