BRAUNTON, one of the largest villages in the West of England and reputedly the largest in England, lies in the North West of Devon, overlooking Barnstaple Bay. It is two miles from the sea and through the centre runs the Caen Stream a tributary of the Taw. The beaches at Croyde and Woolacombe regularly win awards for cleanliness and safety and are manned by lifeguards throughout the summer months. Most of the region appears to be untouched by time as sleepy, windy lanes reveal thatched roofed cottages and historic buildings and villages such as Lynton in the north of the region and Clovelly in the south. The village of Croyde has many examples of cob walled, thatched cottages. Croyde is ideally located within easy reach of the harbours of Clovelly and Lynmouth which are also perfect places to relax. Meander through the streets of Lynmouth and take a ride on the unique water powered cliff railway to the twin town of Lynton which is perched high on the cliffs.

Downstairs: Downstairs: From the entrance hall with ample hanging space for coats and a shoe rack follow through a Devon character door to the kitchen with semi conservatory dining area with access to outside patio and BBQ area leading to long rear garden. The lounge has leather settees, a gas fired wood burning stylish stove within a traditional Inglenook corner that has a feature original bakers oven. There is a 28' flat screen TV/DVD/CD Free view as well as a bookcase and books. The kitchen has a Butlers sink, electric oven, gas hob, tall fridge/freezer, dishwasher, microwave and butcher’s trolley.

Garden: From the rear decked courtyard with a beautiful authentic Devon wall are steps leading to a large gated enclosed garden with a summerhouse at the far end containing garden table and chairs, sun lounges and extra books. The large wooden climbing frame as well as 10ft trampoline, surrounded by safety netting, will be any child’s delight (please note that use of the trampoline is completely at your own risk - the insurance company WILL NOT cover any accidents or injury incurred whilst a visitor is using it) as well as the extensive range of children’s goods including an all-terrain buggy, 2 children’s body boards, baby bouncer, etc.
