3 Bedroom Family Home - 1400 sq feet occupies the upper floors (2nd, 3rd & 4th levels) of a multi-storey house. • GROUND level: Parking, Main entrance, front foyer, laundry room with full size appliances. There is a separate short term rental suite on this level, at the back. • SECOND level - really the main living level with 3 bedrooms, & a large, well equippped kitchen, dining area. • THIRD level - living room, a large balcony/ deck (12x21)with BBQ. • FOURTH level a second big deck (11x18) with a wonderful 360 degree view to the city & the mountains The home normally accommodates 5-6 persons in 3 Bedrooms (Queen + 1 Twin bed)/ (Double)/ (Twin) but can accommodate an additional 2 persons on the double Sofa-bed in the Living Room Two flights of (ungated) stairs may make it unsuitable for toddlers, small children under 5 years old unless closely supervised & also for less agile elderly persons. Sorry, Pets declined NO SMOKING IN THE HOUSE OR ON THE ADJACENT GROUNDS

Officially Eastside, the house is in the area know as Commercial Drive, 'The Drive' considered Vancouver’s ‘Little Italy’ with its cosmopolitan mix of trendy through Bohemian to Grunge residents and visitors. Located just far enough away from the hustle and bustle of Downtown it provides a more gentle, quieter way of life, but offers easy access to Downtown and most other areas of interest. The immediate area has local individually owned convenience shops, grocery stores, Pubs and Restaurants, also a Supermarket, Banks, Drug and a Dollar store. Further away on the Drive, towards 1st Avenue, a plethora of coffee shops, a few clothing, and furniture stores and many more restaurants serving a variety of ethnic food. Good eats!. The whole area can be walked easily, nothing is very far away. By car about 15 minutes to the city centre, 20 mins to the airport and Richmond, and about 35mins to/from the US Border. Whistler is 1.5 to 2 hours depending on weather and traffic.

Detail about First two levels:      • GROUND LEVEL: Driveway Parking, Main entrance, front foyer, laundry room with full sized washer and tumble dryer. A small studio suite is on this level, at the back, suitable for 3 persons is located here, and is also available for rent. Please inquire.      • SECOND LEVEL: Large kitchen, Dining area at the back of the house overlooks the garden. There is no formal dining room as such, but the table will seat 6-8 comfortably. With 2 sky lights and windows on three sides, it is a very bright room that catches the morning sun. 3 BEDROOMS: Master bedroom faces East and the morning sun. Good size room with Queen bed, ensuite bathroom with tub and shower. 2 smaller bedrooms (facing West) - Double and twin / ¾ beds respectively. 2nd full bathroom with tub and shower.

Detail about the third level:      • THIRD LEVEL: Living room (13'x18') set across the width of the house. Large windows on all four sides make the room bright and airy. Catches the afternoon sun. One window over the fireplace looks north to the mountains. Large balcony (12'x21') running alongside the living room also has a main westerly orientation for the afternoon sun, and a fabulous view to the local Mountains that form a backdrop to Vancouver. Complete with patio furniture, BBQ and during Fall and Winter seasons (with advance booking and weather permitting) an outdoor 4 -6 person hot tub can be available for monthly rentals at extra cost.

The very top of the house!: • FOURTH LEVEL: Another staircase (exterior) leads to the top of the house and another big deck (11'x18') 'the Captain's walk!' from which the 360 degree view is just terrific. Shake a branch with the Norway Spruce, which towers over the North East corner of the deck. The area may be inaccessible during a heavy snow fall.
