This 48 square metre 1 bedroom apartment combines chic designer style with a very British townhouse setting. It has a real 'wow-factor' and a fabulous leafy garden. A cool modern finish in laid-back South London by both the pubs and the park help give Fernlea Garden 1 its unique London feel for your trip or mini-break. Open-plan living area comprising of a kitchen, dining area and lounge. The fully integrated designer kitchen has funky modern lighting, fridge/freezer, washer/dryer, dishwasher & waste disposal unit. All the crockery, cutlery, pots and pans you could wish for are provided. The lounge has a 37 inch LCD TV with Freeview and a remote control hole-in-the-wall living flame gas fire, situated below the TV, makes for a real focal point with a 'Wow' factor. Next door is the 'sister' Fernlea Garden 2 apartment, ideally sleeping 2 people. This one bedroom flat is identically laid out but has a walk-in shower (no bath) and there is not a sofa bed in the lounge.

I just returned from a two week stay at Fernlea Garden 2 with my adult daughter. I would not hesitate to recommend this rental. Julie was absolutely wonderful. She left a phone number and e-mail address where we could reach her if there were ever any issues. However, everything was perfect, so there was no need to call.



We arrived on a cold and rainy day. When we entered the apartment, the heat was on, and the rental was spotlessly clean. Julie thoughtfully dropped off a Christmas tree, lights and ornaments, as we were there over Christmas. This had not been requested, and was so considerate of her. It made the apartment feel very festive. She also left a fold out bed as we had requested.



The apartment contained everything we needed to make it feel like home. All appliances worked well, and the wi-fi was great. It was so nice to have a washer and dryer, oven, stove, microwave, dish washer, fridge, freezer, etc, which we would not have had in a hotel. room. Fernlea Garden 2 is located in a really nice neighborhood in the suburb of Balham just a few minutes walk from the tube station. Prior to arriving at the apartment, I was concerned about the distance from Central London, but Balham is a quick trip via one of the major tube lines to the city. My daughter and I loved the town of Balham. There are great shops and restaurants. We returned numerous times to 2 Indian restaurants around the corner for takeout, which was amazingly good and reasonably priced. There are at least 2 large supermarkets very close to the apartment, and a small convenience store which has later hours then Sainsbury and Waitrose.



The bed was very comfortable, and the apartment was quiet. We will definitely return to this apartment again. I cannot see staying in a hotel when for the same price or less, you can have such an amazing place to call home.

FERNLEA GARDEN 1 IS OUR FAVOURITE PLACE TO STAY

We used to be split between staying in the West End and someplace else which is more comfortable but still easy to get to the theatres from. We've fallen in love with Balham. It has a real community feel and is so much more relaxing than staying in the West End but yet we can hop on the Tube and be to a show in 20 minutes. Julie and her team of excellent staff make us feel welcome each time we visit and this is the only place we'll stay when we visit London. The apartment is kept immaculate and the customer service is second to none. We've also stayed in the Fernlea Garden 2 apartment which is right next door and pretty much identical. If you prefer a bath with shower over it the Garden 1 is for you but for anyone needing easy access Garden 2 has a big walk-in shower. Beds in both are very comfortable. Shops, bars and restaurants within 30 seconds of your front door. Lovely tranquil garden. Our favourite place to stay in London, by far.

COSY AND SPACIOUS FLAT IN LONDON

We spent a few days over the New Years’ eve weekend in this apartment with friends who came from abroad to discover London.

The flat is very well located (tube station near by and shops/restaurants down the street) and can easily accommodate 8 people and still enable everyone to be at ease. Also, having two separate bathrooms, the morning queue for showering is avoided!

The kitchen is well equipped and very functional (we cooked for 8 during 4 days with no hassle) and has a dishwasher.

Located on the top floor, it was very clean and tidy and had been prepared for our arrival (bed linen and towels on the beds). And even if this is only a place for short stays, the heating worked very well. Mike was also very available for visits and questions.

Finally, parking in the street was hassle free at that time of year.

I would recommend this flat for a family or friends wishing to spend some quality time in London in a cosy environment.

I thoroughly enjoyed my stay at Fernlea.The flat was extremely well presented,spotlessly clean and furnished and equipped to a very high standard.Julie was there within five minutes of my arrival and showed me around.This was particularly welcome as I hasd sustained an arm injury a few days before and movement was restricted.It is in a great position.Supermarkets and a wide range of shops are literally a stone's throw away and both tube and mainline stations are a five minute walk.One can be in the heart of London in 15 mins door to door.Bearing in mind that Balham is a busy place,the flat is extremely quiet.I would have no hesitation whatsoever in recommending this flat to anyone with the proviso that I can still come and stay there again in 2011.

GREAT STAY

The arrangements to get into the property were so accurate and simple. people from my side of the world (Middle east) will tend to shy away from these arrangements for the fear of them being complex, this was simple.the property was clean, but blankets needed some dusting, but they were fine. the kitchen was equipped properly and all manuals and instruction of operating various equipments were in a nice file. Wi Fi was good and property was neat and clean. the back yard garden was a nice touch. we have very good experience that this property

The landscaped garden is accessed from the lounge via French doors, leading firstly on to a private decked area and then onto the beautiful communal garden with a further decked patio. There is a table and chairs with seating for 6, as well as two sun loungers, a shed and a BBQ. Parking & Luggage: On-street parking available; daily permits available at a small cost; should be ordered through us at time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 on Monday through Saturday (max 4 hrs.) If you need to store luggage after arrival to London or until your departure from London and are not able to leave it with us as long as you'd like we recommend that you check with the main transport (rail or bus) terminals that will have luggage storage lockers.
