Heel Barn is a stunning property recently refurbished to a high standard. The owners have used eco-friendly technology throughout such as geothermal underfloor heating and low energy lighting. Recycling is encouraged and facilities are provided for this. The barn has a fully equipped kitchen capable of accommodating 16 people, a spacious living area with attractive soft furnishings, LCD TV, DVD player with small DVD collection, WiFi, CD player and snooker table/games. In the heart of the living room there is a suspended central open fireplace (logs supplied). Bedrooms (1) family room on 2 levels with double bed and 2 twin beds, en-suite double shower room and toilet, (2 and 3) triple rooms, (4 and 5) ground floor twin/double rooms, one with separate en-suite facilities. The living room has a double sofa bed. There is also a separate bath/shower room, separate WC and fully equipped utility room. The annex is modern studio-style for 2 ad + 2 ch with own shower and kitchenette.

Heel Barn is a 17th Century Grade 2 listed property approached through a working farm. This stunning conversion has been finished to the highest standard using contemporary design to complement the old oak beams, and environmentally friendly technology to satisfy even the most discerning eco-tourist. The spacious property is mainly open plan. From the front door, step into the 1800 square foot living room, beautifully furnished with comfortable seating around the open fireplace. Downstairs there are 2 bedrooms, a utility room, WC and the elegantly designed kitchen/dining room with French doors to garden and BBQ area. Upstairs there are two triple rooms, a family room on 2 levels with en-suite suitable for 2 adults and 2 children and a large family bathroom with bath, double shower and double vanity sink unit. The garden boasts fantastic views from all sides. It is mainly laid to lawn with a children play area (slide and swing) and BBQ area with outdoor tables and chairs for 16.

Heel Barn is set within a working sheep farm. It is surrounded by arable crops which provide a wonderful backdrop for those who enjoy peace and quiet, fresh air and exercise. Just a few minutes away is the ancient market town of Faversham with all local amenities. If you prefer, the bustling Cosmopolitan City of Canterbury with its wonderful selection of designer and highstreet shops is only a little further. Local attractions include Leeds Castle 15 mins, Canterbury Cathedral and Tales 15 mins, Rochester Castle and Dickens World 25 mins, Whitstable 10 mins, Zoos (Howletts and Port Lymne) 30 mins. Lots of activities and parks for children such as Wildwood, Farming World and indoor play centres and swimming pools in the winter. Further afield Ashford International Eurostar Terminal only 20 mins away for trains to Paris/Bruge, Train or car to London good access just over 1 hour. You are spoilt for dining out in this area which has a good selection of restaurants and pubs.

There is an oak staircase with balcony leading to a hayloft which accommodates a further 2 single beds suitable for adults or children. Bedrooms 2 and 3 are smaller rooms with a built in bed and a guest bed which is a single size bed with a pull out bed underneath. Bedroom 4 is downstairs off the hall from the living room. This room is spacious and airy with twin beds which can be pushed together to form a double bed feel. There is a chest of drawers and shared hanging space. Bedroom 5 is linked by a door to bedroom 4. This room is a lovely spacious room, again with twin beds which can be fitted together to form a double feel bed. There is ample hanging and shelf space and an en-suite shower room with WC. Annex details: The annex is a modern studio-style apartment accessed via an external staircase. Within the annex there is a small kitchenette with kettle, toaster and microwave. There is cutlery and crockery for up to 4 persons. The newly fitted shower room is tiled throughout and fitted with shower, WC, handbasin and towel holder. The main room has a double bed and double sofabed suitable for occasional use. For parties up to 20, the annex is the perfect accommodation for those wanting a little more privacy from the main group, for instance those with young children, but who want to be able to join the main group for the majority of the stay. The surcharge on the annex is £50.00 per person per night.

Terms and Conditions: Heel Barn and Annex can only be secured with 25% deposit which is refundable in the event of cancellation no later than 6 wks prior to arrival. Full balance due 6 wks before arrival date. There is a refundable damage deposit due 1 wk before arrival of £250.00. Refund is made within 7 days of departure by bank transfer. Any damage/excessive cleaning will be deducted only following advisory email and concensus. The owner expects the property to be left as found. Charge for oven cleaning is £30.00 per item. All other items charged at replacement value.

Perfect for a relaxing weekend away in luxury

We had a girls weekend away for 11 of us at Heel Barn, arranged our own food delivery and had an amazing time using all the great facilities at the house.
The kitchen is great ! A huge walk in fridge that you could get lost in, 3 cookers and a huge dining table so you can cook,entertain and generally indulge! The Barn is beautiful and the photos are all very accurate with information on the site all a fair representation of the services and options available. Although we chose to cater for ourselves, having the option available for catered services was great.
It's set away in the countryside with only the curious neigbouring cats and sheep peering at you from outside !!
Perfect to get away from it all, but still be near the Kent coast or nearby sightseeing attractions if you want them
I would recommend this venue to groups of friends or families.

A fabulous stay at Heel Barn

We celebrated my husband's birthday with his friends and their kids at Heel Barn.
We live in Singapore and have to trust that our bookings on the internet are going to be as good as they promise on the web-sites. It's not often that a place exceeds expectations, but Heel Barn just blew us away. The design is brilliant. From the minimalist yet cosy interior design, to the fabulous "walk in" fridge (we all want one in our dream homes now!), and the well equipped kitchen with 3 ovens no less !
It is extremely child friendly too, with 2 of the bedrooms able to accommodate 3 kids in a fun layout. This is the first holiday let that has been able to accommodate 16 people so comfortably, without having to resort to mattresses on the floor or sofa-beds. And there is a vast outdoor grassed area for the kids to run around in and burn off energy, while the puzzled sheep look on in the field just in front. It's idyllic! Everyone also loved the pool table, which is positioned right in the middle of the living area, with an "Arco" lamp as a funky alternative lighting over the table. A nice touch.
And there were so many nice touches. Compilation cds, dvds, croissants on arrival, fresh flowers. The list goes on.
But the best part about our stay was the incredible service we received from the owner, Lorraine. From the booking, right through to when we checked out. Nothing was too much trouble.
I had wanted to arrange for a catered birthday dinner on the Saturday and Lorraine arranged all the details, from the chef and waiter to the extensive menu and all the wines, all via email, getting everything that I requested down to the last detail. Even the unusual special request of a carrot cake as the birthday cake ! I was very specific about what I wanted and at each turn, Lorraine came up trumps !
As for the chef that she recommended, Francesco, he did an incredible job, with the help of his brother who doubled up as assistant chef and waiter. Francesco laid on a feast for a king, which was devoured with gusto by both adults and children ! And because there is a walk in fridge, we were able to put the leftover platters straight onto the spacious shelves, and proceeded to eat the rest of the delicious food until the end of our stay. Our friends are still talking about that dinner !
We had an amazing stay and we highly recommend it, particularly for groups of friends and families. Congratulations Lorraine on raising the standard of holiday lettings !

Fantastic barn within a stone's throw of London

I turned 30 this year and was looking to do something a little different for my birthday. I decided that a weekend away for a large group of friends would fit the bill with a few activities and pub lunches thrown in.

I had searched both this site and a number of others to find somewhere near London that could accommodate a lot of people and was a bit special. Heel Barn seemed leagues above everything else I could find, so the choice was clear.

I left Canary Wharf at 19.00 on Friday night to head down. I was expecting it to take a while both to get there and to find. We were at the barn in an hour which to me was remarkable as even travelling across London knwoing where you are going takes this long on occasion. From the East, the road links are superb and very fast even taking in to account the last few miles are in proper single lane country roads. By the time you arrive you really get the impression that you're deep in the countryside.

The barn itself has been finished to a very high standard and even better than the pictures suggest. Outside, there's a great terrace for alfresco dining/drinking and there are views across the adjacent fields. Right next to us we had a field of grazing lambs.

All in, we had a fantastic weekend. There are some major go-karting tracks very nearby and a number of paintball centres which make it great for an activity based weekend or just a laze around.

We will defintiely be returning some time soon.

Perfect for groups

I organised a hen party and chose this property because of the number it sleeps, which was my main priority. The added bonuses were:
1. location - peaceful and quiet but secluded enough for us to not worry about making noise.
2. View - amazing views from nearly every window
3. Interior - Huge open spaces, central fireplace, huge dining table, open kitchen, loads of appliances, cutlery, crockery and glasswear, all perfect for parties.
4. Beds - super comfy
5. Bathrooms - Rainshowers, baths, sparkling clean, plenty of towels.
6. THE FRIDGE - A huge walk-in fridge stocked for residents use.
(we actually ordered a Tesco delivery to the bulk of our food and drink but this was amazing to have for any extras)
Lorraine arranged for a chef and waiter for our meal on Saturday night and the food was yummy and took away lots of worry about cooking, cleaning and so on and was a very reasonable price.
All in all we loved the property, the area and felt very comfortable over the weekend. Lorraine was very helpful in the run-up to the booking and offered to help as much as she could, which was invaluable.
Owner's Response: We have always tried to offer a comprehensive package from confirmation of booking through to departure. This property really deserves to be seen, it is spectacular and everybody who has stayed in it has loved it.
It is always nice when one of the guests takes time out to offer some constructive feedback. Thank you.
