Munds Park is 15 minutes south of Flagstaff. Comfortably and uniquely furnished, two extra large down feather sofas, 2 easy chairs, sleeps 8 , indoor or outdoor dining. 1400sq ft. with large loft. 1 1/2 bath, Propane BBQ, washer & dryer, dishwasher, 2 fire places, (these are the main source of heat), antique claw foot bathtub, 1940's stove top/oven (really works), hammocks, board games, vcr/dvd, no comercial TV, Lots of TENDER LOVING CARE HAS GONE INTO THIS CABIN. Non Smoking Cabin!

Vacation Rental Agreement 1. AGREEMENT: Owner of the property, and Guest agree as follows: Guest is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. NO PARTIES. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents. 2. PAYMENT & SECURITY DEPOSIT: Payment is preferred via check or money order and is due prior to your arrival date. The owner will take and hold Guest’s credit card information on file. Provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met, Guest’s credit card will not be charged. Your security deposit (credit card) also secures your reservation. Please read the cancellation policy below. Reservations made less than 60 days prior to check-in are not exempt from the cancellation policy! Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear and Tenant hereby authorizes the owner to charge the Guest’s credit card to cover said costs. If cost of replacement or repairs exceeds the tenant’s credit limit, Guest agrees to pay the difference to owner. In the event of a dispute concerning a security deposit, arguments to be heard in the jurisdiction where the property exists. 3. CANCELLATION: RESERVATIONS ARE CONSIDERED BOOKED WHEN THE GUEST’S CREDIT CARD INFORMATION IS RECEIVED. To cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 48 HOURS PRIOR TO YOUR CHECK-IN DATE. The owner will refund the sums you have paid, less a cancellation fee equal to 10% of the total rent amount. If your notice of cancellation is RECEIVED LESS THAN 48HOURS PRIOR TO YOUR CHECK-IN DATE, Guest will forfeit all sums paid, except the cleaning charge, unless we are able to re-rent the property to someone else, at the same rate for the same period. In the event the property is re-rented for less than the original amount of rent, canceling Guest will receive the balance of his advance rental payment less an amount equal to 10% of the original rent and less any amount necessary to make full payment to the property owner. Guest hereby authorizes the owner to charge Guest’s credit card for any outstanding balances for reservations cancelled less than 48 hours prior to check-in date. 4. PETS: Pets are not allowed in, at, or around our rental without consent. 5. SMOKING: Smoking is not allowed in or around any of our rental properties. 6. CHECK-IN: Check in time is 4:00 p.m. on your day of arrival. 7. CHECK-OUT: Check out time is noon on your day of departure. $25.00 per item fee will be charged for lost key 8. Maintance: Property will be inspected, and cleaned after your departure. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure dishes are washed and put away, the used towels are put in the washer and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at a rate of $50.00 per hour. REMEMBER: NO SMOKING inside the home! 8. WHAT WE SUPPLY: The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, (No Commercial TV), furnishings. You should bring personal items such as bath soap, shampoo and toiletries. 9. WEATHER: The owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will the owner accept liability for any loss or damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. NO REFUNDS WILL BE GIVEN FOR TOO MUCH SNOW, OR LACK OF SNOW. On a case by case basis, the owner may refund guests due to road closures lasting more than six consecutive hours. 10. MAINTENANCE: Owner will diligently attempt to address maintenance issues as they occur. There is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects the tenant’s stay; the owner reserves the right to refund at their discretion. 11. EXPRESS INDEMNITY: The undersigned, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges the Owner of the property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. 12.ENTIRE CONTRACT: Time is of the essence. All prior agreements between owner and tenant are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of Arizona. Arizona shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement. We have been molding this rustic cabin into our work of Art since our purchasing it in July 2000.We are not completely finished with the ideas at the cabin, there are a few things that we are still twikking, but as Artist I don't think you are ever done, there's always a change comming. Munds Park is an 1 1/2 hour ride from Phoenix with a decrease in temeperature of at least 20 to 40 degrees, with an altitude of about 7,000 ft. above sea level. The air is clean and fragerant . The Park has a large streach of Pondorosa Pines. Lake Odel is located in Munds Park and allows fishing. There are lots of hiking and off roading trails, there is a small playground with swings, monkey bars and sand for the kids. The Park is 20 miles south of Flagstaff. Flagstaff has many small unique artsy cafes, shops and a abundance of mom and pop restaurants. Flagstaff also hosts numerous Festivals, check for the dates scheduled. The Famous Route 66 runs through Flagstaff. The Public library is a wealth of information about the sites and amenities of the area. I have been visiting Munds Park for over 25 years and am always excited to go back. Munds Park is a great short weekend getaway or when possible a wonderful extend summer vacation. I always feel rejuvinated after a visit of chilling out, relaxing and enjoying the great outdoors.
What makes this cabin unique
Enjoy wakeing up to the smell of fresh pine trees, enjoy sitting out on the porch with a cup of coffee, listinging to the birds and watching nature around you. Our cabin uniquely situated on the property and is surrounded by over 100 tall pines which creates a cozy private feel. We have several hammocks that are available to use under the trees. Spend some time lying on the hammocks, looking up into the trees, the stars at night are bright and shine through the trees. We have 2 fireplaces to light for a truly cozy feel when your ready to retire at the end of the day.

This place was just amazing. Loved the unique settIng, very comfortable, lots of room for our family gathering, neat and clean. Loved the antique claw foot tub and old stove. The hammocks were a fun for relaxing and star gazing through the trees. I look forward to returning in the winter.
