Nice but huge disparity between bedrooms

We have recently stayed in the farmhouse as one of four couples, each with a baby under one year. I would say the house is clean and modern with the shared living space just about large enough to accommodate 8 adults and 4 babies. Unfortunately the same cannot be said for all of the four bedrooms.
Bedrooms 1 and 2 are on the first floor. Bedroom 1 is a large ensuite and very nice. Bedroom 2 is a spacious twin with its nearest bathroom being on the ground floor directly beneath it. Both bedrooms are protected from the general holiday noise of the house.
Bedroom 3 is also on the 1st floor but accessed from the other side of the house. It was of adequate size and ensuite. Being above the kitchen did however mean it was subject to any noise.
Bedroom 4 is on the ground floor and across a small landing from the kitchen. Although not ensuite its bathroom is next door. Whilst it is a double room it is frankly tiny. Approximately a fifth of the room is under the wooden stairs that lead up to bedroom 3. As well as making the room even smaller it is also very noisy whenever anyone goes upstairs (no matter how quiet they tried to be!). Rooms 3 and 4 are also not fully insulated from each other so any noise from one bedroom will travel into the other (not great with crying babies).
In summary I would not recommend this house to four couples due to the size of bedroom 4. At best the room could perhaps be used by in tandem with room 3 by one family.
If I were to suggest further improvements to the owners (excluding my comments Re. bedroom 4) it would be to get a better washing machine (one that washes clothes!) and to offer a maid cleaning service.
Overall I would recommend the house to parties of six or less. It was clean and modern and the local area was picturesque and quiet.

Owner's Response: I would like to say that all four bedrooms are large enough for a couple with three of the four bedrooms large enough to have a cot or small single bed added if necessary, but I agree it is not ideal to have four couples all with young children in one house. Bedroom 3 is actually not over the kitchen, it is over the ground floor bedroom and as the stairs are not carpeted one can hear footsteps.
The washing machine was checked and the next guests did not find a problem with the washing facilities.
We can, if requested, provide maid service and baby sitting as well.
