Surrounded by saltpans, hills and palm trees is a brand new, luxury duplex apartment in a privately owned residency. It has 2 bedrooms and 2 bathrooms. This apartment is a relaxing home from home with all mod-cons to ensure a very comfortable stay. There is a generously equipped kitchen leading to the open plan living area which boasts a grand granite staircase and all the entertainment you need. Each bedroom has luxury teak suites and sumptuous, thick mattresses for a blissful nights sleep. The lower bedroom has a shady enclosed balcony which overlooks the pool and has 2 single beds. The upper master bedroom has a king size bed and en-suite bathroom. Off of the bedroom is a private, west facing, 8x4 meter roof terrace which has absolutely priceless views. There is air con throughout the apartment. The residency is situated away from the main road and is a very peaceful, beautifully landscaped environment. It has a sparkling 20m pool and sun beds to totally unwind and recharge.

Situated near the gorgeous beaches of Baga, Anjuna and Vagator. An abundance of quality restaurants and shops just minutes away. A short walk away is the Saturday night market which has great music, fabulous, bargain shopping, excellent food and live entertainment which goes on until late. A short distance away is the world famous Wednesday Anjuna flea market with thousands of stalls, restaurants and beach bars. 30 minutes away are the idyllic, relaxing beaches of Mandrem, Aswem and Arambol. You can take advantage of day trips to Palolem (paradise beach), the spice plantation, the elephant sanctuary and waterfalls. Or you could rent a moped and explore the stunning scenery, coastline and towns for yourself which include white washed churches and colourful temples. In Baga there is plenty of nightlife if you want it or you can just relax in one of the many chilled beach bars after a superb meal.

Additional information about rental rates

  • Preference for payment would be UK Pounds or Euros although other currencies would be considered.
    A 25% non-refundable deposit will secure the booking, with dates held for you from the point that the deposit has been cleared into our bank account. The balance of funds is required 8 weeks before departure date.
    A refundable key holding/breakages deposit of £150 is required. This money will be returned to you upon confirmation of key return and complete apartment check by the locally based property manager.
    We will be pleased to negotiate discounts for guests wishing to stay 3 or more weeks. Long term rentals will be considered. Also discounts for parties of 2 or 1 person. A minimum of a two week booking only accepted over the Christmas/new year period. Also a minimum of a 5 day booking required at all times.

Your personal driver: We can arrange for your own personal driver and thoroughly recommend it so that you can get the most from your stay. We have a dear, trusted friend who is Goan born and knows where everything is. He can provide you with tours outside of north Goa and has a wealth of local knowledge and information. He can collect you from the airport and transfer you to your apartment safely and carefully. Details are available upon request.

Bird watching: There have been over 500 species of bird spotted in and around Arpora. Your own private roof terrace is a perfect platform upon which to view them. So, make sure you pack your binoculars.

Property Management: We use the services of a premier property management company. Therefore, the apartment will be cleaned twice weekly. The beds will have a linen change and fresh towels will be provided for bathroom use. Upon arrival you will also be given a free welcome pack full of items such as toilet tissue, mineral water, fruit juice, fruit, tea, coffee, sugar, bread, butter jam etc. to get you started. If you have any special request such as flowers upon arrival for a loved one's birthday then please let us know.

Better than advertised!

It's not very often I can say something was better than it sounded; but such was the case at our recent stay at Lil's place. It was beautiful and the decor (including the new giant buddha upstairs on the patio) was wonderful. I could live here and be quite happy. The apt was perfect; and wanted for nothing. The pool was a lifesaver in all that heat. And I was pleasantly surprised at the friendly neighbors. I was only there for a week but made a couple of connections that will be long lasting.
I was also impressed with the security of the property; understated but present. It made it quite relaxing.

I have been staying at vacation rentals like this around the world for years and this ranks right up there with the garden apt in downtown Paris that I found 3 years ago.

When I return to Goa I can only hope that the place is still for rent because I will definately be staying there if able to.

Lil was professional from beginning to end and extremely helpful; as was everyone she recommended to us.

Do yourself a favor and spend some quality downtime in this place. After the hectic pace of travel it was a gift from the gods to spend a week here and I heartily recommend to anyone.

Best holiday to date!

I’m not one for bothering with reviews but I had to give one for Goa. It was possibly my best holiday to date. It’s a gorgeous place with really friendly people and very relaxing. This apartment was just perfect. It’s well situated and really clean. The apartment was stylish and modern with beautiful oil paintings in every room. It was wonderful to come back to a clean apartment twice a week as the maid service was excellent. It’s on a lovely quite complex with the most amazing pool. And the services were great, especially the lovely Vinny – the assigned driver. We were thankful to have him and no trip too long or too short. All in all I give this place 10/10!

Goa itself was brilliant - lots to see and do. We had the best time and will certainly be going back at some point. We went to some stunning beaches which were mostly quiet and relaxing as we were there slightly out of season. One of the best things is massage on your sunbed by one of the many talented locals. The food was also extremely good and I am quite fussy when it comes to eating out. In fact we didn't have a bad meal anywhere. We ate from a la carte menus to Goan food to Chinese to Italian to a Sunday roast. It's all there if you want variety which I was really surprised at. My favourite restaurants are probably Jamie's and Fiesta - both in Baga. Also Afer 7 in Calangoot. All recommended in the handbook in the apartment.

The Goan's can certainly teach us a thing or two when it comes to customer service also. They are always friendly and polite and nothing is ever to much for them. The Goan people really make Goa a special place to visit. They are warm, friendly and have a great sense of humour. We had some really good laughs with them.

Lastly - I would like to thank Lil for making the booking so easy. She had everything organised for us ready for when we arrived. There were no hitches and everything ran smoothly. We found ourselves making eggs on toast most mornings for breakfast and a few lunches as the kitchen has everything you need and more. In fact it's just as well kitted out as my kitchen at home! Stay in this apartment if you want a happy holiday, luxury and comfort. It's got it all! Jan.

The BEST holiday yet.

This was my second trip to Goa and I was excited to be staying in an apartment rather than a hotel and have those home comforts I missed last time, especially as we were staying for 3 weeks. The apartment itself was fantastic, the photos just don't do it justice. The rooms were really big, light and airy (and cool - thank god for air con and fans) and everything was very comfortable and user friendly, you could see a lot of thought went into the decor and it was simply lovely to stay in such gorgeous (and very clean) surroundings. The resort itself was quiet and we even had the pool to ourselves at times! The grounds were immaculate and I even witnessed people cutting the grass by hand with scissors! I was so pleased that we found such a great place to stay on such a special holiday.
The location, again, was fantastic. Apora is very quiet and the resort is off the main road so you dont hear any traffic noise and the infamous 'beeping' system they have in India. This was also great as no 'odd' smells were ever around when relaxing by the pool. We were 5 - 10 minutes from everywhere; Anjuna beach, Baga, Candolim, whatever we fancied doing was possible as it was so easy to get too from the apartment.
I would strongly suggest you use the recommended taxi driver Vinny. He is a local man and provides an excellent taxi service (at the best rates you will find - we found that out the hard way when we used other taxi's). He is really chilled and great to be around, there was never an awkward moment and he really does want you to have the best holiday possible.

Thanks for such a memorable holiday.... I will be coming back (again, and again and again!)

Gorgeous GOA in style

We just got back from 3 weeks in GOA and it really was amazing!!

We stayed at THIS apartment in Arpora and it really is the business, it's decorated with real style , the rooms are nice and spacious, the pool is clean and really well kept, the views from all windows in the apartment are really quite special and it is overall a very comfortable space indeed. The maid service was also excellent.

We hit all the beaches in the area including Ashwram, Baga, Aranbul and Anduna and i can honestly say that they're the best beaches i've ever been to, beautiful!!

We used a local taxi guy called 'Vinni' who was recommended to us by the other people who have stayed at this apartment, if you do rent this apartment (which i highly recommend that you do!!) then please use this guy, he is so courteous, helpful and a real pleasure to be around, he'll show you the sites and take you to all the best places!!

First Class Apartment

We have been going to Goa for twelve years, north and south, this is the best apartment we have stayed in. Modern luxury accomodation with everything you need and more, very clean and well-maintained. This apartment is in a great location for getting out and seeing all the best bits of north Goa, beaches, markets, etc.
The owners are great communicators and very helpful, we would have no hesitation in booking this apartment again.
