Not suitable for winter months.
White the listing description is fairly accurate, there are a couple of omissions. First, if you are renting during the winter months, be sure to bring long underwear and plenty of blankets...there is no heat except the gas fireplace in the living room. You have to sit right in front of it (with 6 people that was tough) to get any heat. We located one small space heater in one of the bedrooms, but found that when we plugged it in, we were immediately in the dark as the electric panel couldn't handle it. The outside room was almost not usable...it was colder on the inside than it was on the outside. We could find no extra blankets. In addition, the owners need to do a little updating on the key and locks...once the front door and the door from the patio to the garage were closed, they were also locked so we had to be very careful that we carried a key at all time...5 year olds locked themselves in or out several times by accident while we were in the front patio and while they could get out, we couldn't get in! The door from the kitchen to the patio didn't seem to lock at all. If the door to the outside room was closed, it was locked so you had to be sure you had the key each time you went back and forth. The kitchen is well supplied, but some instructions should be included with regard to the disposal in the sink. I may sound very picky here, but our family had looked forward to this trip to Balboa for almost a year and between freezing the entire time we were there, making several trips to the Urgent Care with colds we all got, worrying about the parking (obviously Christmas isn't a great time to be on Balboa Island as everyone in Newport Beach seems to be driving around looking for a space, then you have to relinquish a found space for the street sweeper on certain mornings, etc. etc., we were thoroughly depressed by the time we left. I think the information on this site should include the fact that there is no heat, especially for winter visitors. We live where it snows and we don't get as cold as we got in this house.

Owner's Response: Thank you for your comments regarding the lack of heat at our beach house. I am sorry that you did not contact the property manager during your stay. We are always very responsive to renters requests and would have corrected the problem as soon as possible. We are in the process of hiring a heating company to install a heater at this house so that this will no longer be an issue.
