Located 3 miles out of town on the sunny side of upcountry Waimea, the Carriage House Cottage as it is often described, provides an ideal location for exploring the beautiful Island of Hawaii. Beach goers will enjoy the short ten minute drive to Hapuna and Mauna Kea beaches, while those who want to take to the road and explore all the island has to offer will find this desirable location an ideal choice.
Located in the heart of the famous Parker Ranch, nearby historic Waimea provides you with stunning pastoral views, unique shops, terrific restaurants and the small town Paniolo charm famous throughout Hawaii.
Located thirty five minutes from the Kona airport, and an hour and fifteen minutes from the Hilo airport, this central location provides easy access to the entire island including the famous Kona coffee district, Hawi, the Kohala and Hamakua coasts, as well as Hilo and the Hawaii Volcanoes National Park. Waimea is also the most convenient location for those who wish to visit the Mauna Kea Summit and visitors center.
The carriage house is a fully detached private guest cottage on a third acre lot within the South Kohala View Estates Subdivision. With off street parking, private entrance and fully furnished accommodations, you will find this an excellent choice for your next visit to Hawaii Island.
These are just a few of the comments we often hear from our guests. 'Wow, this is lovely' 'It looks just like the pictures' 'It's so clean' 'The location is so convenient' 'It is so well designed and appointed, I could live here' 'You should be charging more' :)
We're confident you too will enjoy the Carriage House Cottage.

My wife was born and raised in Hawaii, while I was raised in the San Francisco Bay area. We enjoy gardening, walks along the coast, sunsets at the beach and tinkering on the house, just to name a few.
Brett Kennelly purchased this cottage in 1993
Although I was raised in the San Francisco Bay Area, my wife was from Hawaii. As a child growing up in Hawaii, she always dreamed of living in Kamuela (Waimea) We purchased the property while still living in CA and planned to build a rental home. After living here, we've come to love this very unique place and decided to stay. Based on responses from guests, we believe you will feel the same.
Charming and Cozy, the carriage house is your home away from home during your stay on Hawaii island.
We struggled to find the right property to rent and are so happy we found this guest cottage. There are so many pluses: it is new, clean, so much storage, thoughtfully stocked with some aloe, sunscreen, soap, shampoo. The location is prefect - 10 minutes to a nice little beach at the bottom of the hill, 15-20 to some of the best beaches on the island, 10 to Waimea with food, gas, restaurants, and not *too awful to get to Volcanos, waterfalls, and summit (have caffeine ready for the drive back - it's brutal!) The big island has so much to offer and this was a perfect home base. The lounge chairs provided were super comfy and easy to carry. Boogie boards were provided (but no snorkel in case you were counting on it). Brett was a great host, helpful and friendly but hands off which we prefer. The only negatives, which may not matter to everyone, but I'm listing them here in case they are a "must" for someone considering renting, is that there is no pool (but a beach only 10 minutes away!) and the views aren't perfect. You won't have a lanai to sit on and watch the ocean and drink morning coffee or watch sunsets . If I could add anything, it would be this. Otherwise, really exceptional place and we would return and recommend it to anyone!
Was a perfect place to spend two weeks, weather was iffy, but the Carriage House was perfect and the Kennelly's wonderful hosts. Would recommend it to anyone looking for a restful, comfortable vacation home.
We found this place to be very comfortable and clean with all the amenities one needs. Close to the beaches or the northern part of the island it was easy to get to.
What a wonderful way to start off our first visit to the big island! The previous reviews were very flattering, so after rethinking our home base location, we decided to give this listing a try. We are SO glad we did! Waimea is a great place to stay if you want to explore as much of the island as possible.
The carriage house is even more beautiful than the photos show. After a long day of exploring, it was a treat to come “home” to such a clean & comfortable space. We cooked several meals there & were pleased to find condiments & other basics such as sunscreen provided. Previous renters had left behind items like bottled water & the owners were thoughtful enough to leave them for us. Less time in the grocery store = more time for exploring. Yes, the carriage house is near the road, but as previous reviews mentioned, it really isn’t an issue (and I’m an extremely light sleeper).
Right from the very first inquiry, Brett was quick to respond to any questions we had. He has wonderful advice & if it hadn’t been for him, we might have missed the beautiful north shore area. Both he & his wife were very respectful of our privacy – such great hosts. Thank you both for giving us the opportunity to stay with you! – it was very hard to leave!
We were so impressed with this little Waimea cottage--both the location and amenities made it the perfect launching point for our adventure seeking honeymoon. We arrived quite late (about 11:30pm) and the owner was up, cheerful and happy to get us orientated to our little cottage. This place has everything you could ask for to make a stay in Hawaii comfortable. The washer and dryer were key for wet towels and sandy beachwear and the refrigerator and full kitchen were really handy for cooking up lots of delicious finds we got at all the great Farmer's Markets in Waimea and Hilo. I also have to mention how spotlessly clean this cottage is! It felt brand new--really hats off to the owners for their maintenance of the place.
We thought one of the best parts about our stay was how convenient the location was. It is a quick 10 minute drive to Hapuna Beach and just minutes further to all the restaurants and shops at the Fairmont Orchid, Mauna Lani, Hilton Waikoloa etc. Driving the other direction, we discovered Waimea Coffee Roasters and Hawaiian Style (our go to breakfast spots) just two minutes up the road from the cottage. Waimea town feels "just big enough" with a Longs Drugs, supermarket, cute shops etc. Then 20 minutes further up the coast you'll find the Waipio Valley, Hawi and the many beaches of the Kohala Coast line. Headed south out of Waimea, Hilo is just over an hour away--and that side of the island has so much to discover!
In sum, if you are looking for comfy digs in a great area--and are hoping to get off the hum drum resort track--then the Waimea cottage will serve you well.
Remember to ask Brett for suggestions and anything else you might need. He will go the extra mile and set us up with boogie boards, a cooler and a friendly welcome from the minute we met him. Enjoy the island!
This was a real find, beautifully maintained with everything you would ever need to make your stay comfortable including a washer/dryer and parking is provided right on the property. The owners supply beach towels, beach chairs etc. for trips to the beaches. Although on the owner's property it is very private. As others have noted it is located on the main road but with the central a/c and well built windows we never found that it disturbed us plus the bedroom is on the end away from the road. It is located about half way between the beaches and the town of Waimea which is very convenient as there are restaurants, grocery stores and farmer markets in Waimea to get supplies but only 10 - 15 minutes down to the coast to the beaches. Also located on the dry side which can make a huge difference. Good base to explore the north end of the island, can even do a day trip to the Volcano Park. We were there as our son and his wife just had a baby and were very close by but their place was too small to stay with the mother in law already there. We will not hesitate to stay in this unit again on our next trip to see the family. The only people I would not recommend it to is someone who cannot handle stairs as it is on the second floor and requires climbing stairs on the outside. The owners Brett and Susan are extremely helpful with any questions you may have but respectful of one's privacy. All in all a perfect place to stay for someone who wants an immaculate quiet place to relax after a busy day of sightseeing.
