Honestly, if you plan to use a Property Mgr, & you've already chked out their Better Business Bureau Rating (we have at least one really bad for the Vacation Industry operating on the MS Coast, with an 'F' BBB rating) & read previous guest reviews, you will find there are many good Vac Homes & Vac Home Owners in MS. River Lookout's Highlights above, here's some details.
INSIDE - IS WELCOMING, COMFORTABLE & CLEAN:
The River Lookout is an elevated house. It's all new, comfortable & surprisingly contemporary house. It's open floor plan offers a large kitchen, dinning, & living area. Great for every one to gather in one place.
Inside you will find a great layout, with 4 bedrooms, 2 full baths, 7 Full size to King size beds, 4 Flat screen TVs, large fully equipped kitchen, wireless Internet, & laundry room with washer & dryer.
The Master bedroom has a King Size bed & flat Screen TV. Down a short hall, only accessible from the Master bedroom is a closet and full bathroom. The bathroom has a double vanity, shower & separate tub area. This Bedroom, is to the East side of the house, with some awesome room darkening curtains; for those who enjoy sleeping in on their vacation.
Towards the west side of the house, is a hallway, off of which you will find the laundry room, another full bath, a 2nd bedroom with a King size bed, a 3rd bedroom with a queen size bed, and a 4th bedroom with two, Full over Full size bunk beds. This one bunk room, can sleep up to 6 (2 in each of the bottom bunks & 1 in each of the top). These bunk beds are NOT the flimsy bunk beds you may imagine, but extremely sturdy, lots of clearance between bottom & top bunk beds. If you are with a Man's Golfer Group, you need not be concerned if these beds are adequate. They are very comfortable, sturdy, & designed to sleep a Large Man, even on the top bunk.
The interior is coordinated, newly decorated, & well laid out. There are no futons, beds built into closets, bedrooms over stuffed with multiple beds, that you have to almost climb over to get out of the room. The windows have mini-blinds & room darkening curtains. The count of 12 in 7 beds, allows for 5 couples, sleeping in 2 full beds, 1 queen bed, and 2 king beds. The 2 full bunks (in one large room) also have a full size bed above them for 1 additional person in each of the top beds. While we try to limit the top count to 12 people, depending on your groups desired sleeping arrangements, there are also 2 sofas in the living room, which are okay for people to sleep on, although we don't provide additional bedding for that.
It's really pretty cool - Any Season!
On the River, people love their outside spaces. At home, you may stay inside your home, but vacation here & you'll want the views, the quiet atmosphere, river, & all the River Lookout has to offer.
There is a very large elevated deck, just off the front door. It's has a grill, some shaded areas, large umbrella's, lounge chairs, tables and chairs. Enough for the whole group to have an awesome dining & relaxing experience.
Plus Great views of the Biloxi River!
The house & grounds are on a unique piece of property. The entire back yard is elevated and supported by a concrete wall. It's a cool barrier to the river, keeping the River Lookout property private while not blocking views of the river.
BEACH & PAVILION
A brief walk away from the house, down some stairs & a concrete path will lead you to the Beach and Pavilion area. Offering access to, depending on River Levels, a small beach at low tide; a nice sandbar at high tide. There is also a covered Pavilion with a couple of picnic tables, benches, & grill, right next to the river.
WOODED PATH AREA - COMMON AREA
This area is called 'Common area' because the guests of another Vacation Rental (4 lots over) & sometimes by the owners, their family & friends, who occasionally stay 3 lots over, on a lot separated from the River Lookout by 2 lots, covered with trees and a small pond. Neither the other vacation rental or where the owners may stay, is visible from the River Lookout House.
The Wooded Path, is on an adjacent property my family owns that we allow Vacationers to enjoy. There a concrete path that runs parallel to the river through about 400' of woods. ½ way through this area is a covered out door 'room.' With benches and swings for guests enjoy a great place to visit, share secrets and getaway from the hectic electronic world.
At the end of this path, is a large dock. Perfect for fishing (if you bring your pole and bait), for visiting, or if you brought your boat, you can dock it here. We ask that children be supervised in this Common Area. It is not as maintained as the House & Grounds you are renting, owner's of the property may be using it (they don't mind sharing it), and these Common Area's are also shared with a 2nd Vacation Rental we have.
This is a quiet rural residential neighborhood. We ask that our guests respect that and the surrounding community.
SUMMER RIVER FUN - BETTER THAN A POOL!
While there is no pool, don't thinking you can't swim here. From mid-Spring to Early Fall, the river is a very popular to swim, float, or just relax. The sandy beach & sand bar just under the water, near the shore is usually Perfect for toddlers to sit waist deep while trying to catch minnows or build sand castles. The river gets gradually deeper, to close to the center of the river, where its about neck deep. A small current keeps the water fresh. This same current also makes our deck, on an adjacent property, just north of the river beach (the swimming beach is right behind the River Lookout), perfect to walk down the concrete path (about 400') & take tubes and floats to get in the river. The current will float you to the beach . . . . a fun lazy river experience. Kids of all ages love this and it provides hours of Summer fun.

Her description of the water fun and what a great time everyone had, is right on the mark for what my own family has so often experienced in these very same waters, at this perfect beach getaway. Not in the salt water, on miles of pubic man made beaches, but in a little piece of paradise. Where you will be thinking . . . . what was I thinking? Pool? Salt water beaches? THIS IS THE PARADISE VACATION WE'VE BEEN LOOKING FOR!
If you are looking for a peaceful, 'getaway from it all' vacation or a vacation where you stay in a secluded area, but are just minutes away from awesome dining, great shopping, casinos, golf courses, Gulf of Mexico Beaches, and entertainment, this is the place for you and your group. Close to the fun, yet feeling like you've gotten away from it all.
All this is in a quiet rural residential neighborhood. We ask that our guests respect that and the surrounding community. The house & grounds are not suitable for Parties, Weddings, etc.

For years, we thought of doing a vacation rental. We liked the idea of sharing our piece of paradise on the River. Since 1996, I've enjoyed so many weekends out here on the River. Swam at the very beach you might decide to. At the time of Katrina, because a previous owner had built up the land, this was about the only house sitting right on the ground. After Katrina, the City wanted me to tear it down. Thanks to a very creative Contractor, who suggested raising the roof and building the new house on the old cinder block walls, I not only gained some much needed storage, but was able to completely redo the house's layout. I also added a large deck that offers a view of the River, I could only dreamed about before Katrina. This Vacation Rental is situated in a quiet area, close to I-10, perfect for the Vacationer who is headed off to Golf Courses, Shopping, Casinos, the Gulf of Mexico Beaches, or one of the 100's of other fun things to do on the Gulf Coast.
What makes this house unique
One thing I think is pretty unique, the River Lookout looks kind of modest from the street. This is a serious case of 'Don't Judge the Book by the Cover'. The River Lookout is elevated, but because the ground was previously built up, it's not as many steps as other River Front property. There is a large upper deck, right out the front door, with patio furniture, umbrellas, and a grill. This deck offers a really great view of the River. The River is just out back down a concrete path. The River, it's sandbar, beach (at most low-tides), and even the short path through the woods (on an adjacent property my family owns) is yours to enjoy. There is even a large dock on this adjacent property that if you bring a dock is perfect for fishing from. If you'd like to fish, this dock perfect for that too!
As a 4 bedroom, 2 full bath House, on the River, this is also a bit unique. Most River front property is very small, often being just a single large room, or having one or two bedrooms and a bathroom. The expense associated with building a Home above the ground, often restricts it's size. This house is a rare find on the River.
