Our charming ,cozy split-level flat is located in a pedestrian street (car access is restricted to taxis only). It is few steps from UFFIZI GALLERY ,across STREET ,LITERALLY ! On the second floor of a period building entirely restored with an *ELEVATOR ( a great comfort in the florentine historic buildings) .The apartment is graciously furnished and tastefully decorated in typical tuscan style, with wooden beam ceiling and cotto flooring. It has been completely renovated preserving its original historical florentine character.

It is 60 sqm arranged over two floors and comprises, on lower level, hall with small storage room, separate kitchen with small table for breakfast, living room with sofa-bed (large single bed) and dining table with seating for up to 6 people.

Inner stairs lead to the upper level where is a cozy large bedroom with double bed (divisible into two single beds if required), a built-in closet, a modern spacious bathroom with bath-tub and wall-mounted shower.

All rooms have windows overlooking the quiet inner courtyard of the building (with no cars parked).It is peaceful t in the night and quiet in the morning .

*The apartment is furnished with tuscan furniture coming from our florentine family; also our flat offers a romantic feeling by our old paintings and vintage accessories and reproductions of art .A Mini Uffizi into the home ! A delightful florentine atmosphere, original and unique !

**All windows have specially FITTED ROLL-UP nets to ensure maximum comfort during summer - so rare in the city apartments-. In our apartment it is always possible to air the rooms, without using insecticide during summer. Great comfort and easy sleep!

What makes this apartment unique

My flat is really a few steps from Uffizi’s main entrance (literally less than 1 minute walk, across the street!). It is located in a pedestrian street, in a protected area of Florence: a short medieval street behind the Uffizi Gallery and an ancient Accademy. No pubs or night clubs in the way. The street is very quiet and clean (truly a safe place for women traveling alone). The apartment is on the second floor of a small building, fully renovated, with few apartments. There is an ELEVATOR in the building so there's no need to carry your suitcases (or shopping bags) up the stairs. You can visit Florence, night and day, walking everywhere. In the neighbourhood you can find everything you need for a good stay.

YOU WILL BE IN THE HEART of FLORENCE and will stay in a private Florentine home .

Perfection!!!!!

This wonderful, clean, quaint, well equipped apartment was everything we had hoped and more. Just as you see in the pictures. It is perfectly located just steps away from the Uffizi and in the midst of a lovely area. Five minutes from the Ponte Vechio and even less to shopping, gelato, deli, excellent restaurants and so much more. The owner was a delight and very helpful and accommodating before, during and after our 3 week stay. By the time we arrived we already felt like friend. She even took us on a walk through the neighborhood after we checked in which was very helpful.

As far as comfort goes, this apartment is the best. Wonderful bed! Closet and drawer space for our belongings, comfortable chair up in the bedroom and lovely sitting area and dining room next to the well appointed kitchen downstairs. Sweet little entryway with a place for coats and umbrellas. The front door is about 3 steps from the lift.

Our favorite restaurant in all of Florence is just downstairs and around the corner, Trattoria Antico Fattore, where the food and service are wonderful and the owner and his son knew us by name after only one visit. It quickly became a place where we knew good food awaited and friendly folks would greet us warmly. they always made us feel special.

Our stay in Florence was so enjoyable and having a conveniently located, comfortable, worry free place to stay really made all the difference. We heartily recommend it!

So charming!

Rosella greeted us upon arrival with a bottle of Chianti wine and a warm introduction to her flat. You absolutely cannot beat the location of the property, as it is just steps from Ponte Vecchio where you have scenic views of the Arno River and plenty of shops and restaurants. Rosella even worked a discount for us at a local restaurant, and we liked it so much we ate there twice. You are in the heart of Florence, so sightseeing is very easy and you are 15 minutes max from anything in the city. Somehow the apartment keeps its peace and quiet for such a central location, which was pleasantly surprising. Rosella also provided a rolling grocery bag (similar to a rolling suitcase) that we were able to roll over the bridge to a nearby grocery store, making the shopping experience very easy. On the inside of the apartment, she has decorated the walls with lovely art, giving it even more charm. Sometimes during the day, you can open the windows and hear church bells or even opera-style singers in the distance, providing an appealing ambience. The kitchen had everything we needed and the beds were very comfortable, especially with the air conditioner and the extra fan provided by Rosella. We would recommend this property to anyone, and it will be our first choice when returning to Florence in the future. It is perfect for someone looking to have a real Italian experience in Tuscany with a wonderful and welcoming host. Thank you, Rosella!

The Return to the House of Our Italian Mama

We stayed at Rosella's flat 2 years ago, as well as, the beginning of April, 2014. As we stated then, it was like staying with our Italian mama. When planning the trip this year there was no doubt we would include Florence on our itinerary and go back to Mama Rosella's place. Rosella, the apartment and Florence are as wonderful as ever. As with every apartment on our trip, location is the most important element of renting a place. This is one of the best! Everything Rosella states about the location is true and then some. We couldn't have been more pleased about the location. It is truly centrally located, around the corner from the Uffizi as well as the Ponte Vecchio. Yet it is very quiet. It is so quiet that sometimes when Santo Stefano (around the corner) is having a concert you can hear the music. The apartment has all the amenities you could want, including a washing machine with simple English instructions. It is perfect for a couple. The bed is extremely comfortable and the shower/bathtub is great! It is so nice to have a bathtub! Rosella makes you feel like family. What more can we say? It is truly like having an Italian mama. And of course we will be returning.

Quiet, close to the Uffizi, & Ponte Vecchio.

The apartment was immaculately clean and well maintained. Rozella (the owner) made us feel right at home from the start. The apartment was safe, quiet and close to restaurants, grocery shopping and not more than a 2 minute walk to the Uffizi and the Piazza della Signoria. Around the corner to the entrance of the apartment was the infamous Antico Fattore trattoria. We were truly in the center of everything and yet on a quiet side street. We cannot say enough about this lovely apartment! We throughly enjoyed our stay & hated to leave.

Cannot beat this comfortable apartment fro location and value for money.

My partner and I spent five nights at this cozy apartment metres away from the entrance to the Uffizi Gallery, but located in a very quiet location with no street noise at all--the main reason we chose it as my partner is a light sleeper. The owner, the charming and generous Rossella, is as friendly and helpful as all the reviews before mine say she is.

The WiFi is very fast, which is usually not the case in this kind of accommodation in Italy, as we discovered in other cities we visited. The apartment is perfect for two and the small kitchen and washing machine are perfectly functional. Serviced by a lift, the trouble of climbing flights of stairs carrying your luggage is not an issue. For bright views, you need only walk 100 metres to be at some of the major sights of Florence, like the Ponte Vecchio and Piazza della Signoria, with its famous replica of Michelangelo's David and other impressive statues, etc.

The Uffizi Apartment is near some of the best shopping you can do in Florence, restaurants, cafes, supermarkets, and the best 'panini' sandwiches we've ever had situated in a small locale just 50 metres on your right as you exit the apartment building. You need only walk for ten minutes or less to reach the Cathedral and the main cultural sites and museums Florence has to offer. The train station is fifteen minutes away on foot or a short, inexpensive taxi ride.

Rossella will answer any question you have before and after you make a booking, so you will have no shortage of information or advice from her. I cannot recommend this apartment highly enough for its location and comfort at a very reasonable price.

Charming helpful owner...great location...but....

Wonderful written guide and charming land lady....great location on quiet street...very tiny and adequate for one person .... that being said...I could never recommend this studio apartment...there really is no kitchen....slow 2 burners..small refrigerator ...that is it...one cup coffee pot...washing machine in bathroom hard to open because it sits next to bidet ( also drains into bidet). ..no day light ...but what pushed me over the edge...hot water sketchy at best...non existent at worst....in spite of the fact a "technician "arrived with land lady and deemed it fine....hummmmmm....NOT....we are world travelers and certainly have stayed on many apartments all over the world...we have very fair standards.

Owner's Response: Since all of my previous guests have enjoyed their stay and had a positive experience, I’m really stunned by this review and that’s why I’m posting my reply. When it comes to travelling abroad, everyone has their own needs, standards and expectations. As for privately-owned rental apartments, detailed photos and descriptions should allow travelers to make a conscious choice, finding a place that matches their criteria. Every detail of my apartment is clearly visible in the listing: the entrance hall, the bedroom, the kitchen, the living room, the bathroom, the views from the windows. The size of the apartment is explicitly stated, as well as the maximum number of guests. Further details are available on the apartment website and I always answer any question or concern travelers might have. As for the comment on natural light, it’s worth noting that the apartment is in the very heart of the medieval city where streets are narrow and buildings are lit up by sunlight only on the top floors. As for the erratic hot water supply, I've promptly called a qualified technician to check the boiler. I was present during the inspection and so was the guest. Everything was fine: you may have to wait just a few moments until you get hot water. Anyway, I’ve done all my best to please my guest and I’m sorry to read his comments, which seem a little unfair and excessive to me. Nonetheless, I thank him for his kind words about me and for recognizing – at least – the convenient location of my apartment. Best wishes for his next trip! Rossella, the owner
