Great place for people seeking convalescence. Situated on one of the largest and most glorious lakes renowned for overwintering wildfowl in the Southwest on the Lower Mill Estate. Lower Mill Estate has a beautiful Spa with indoor/outdoor pools, sauna, steam room, gym, tennis courts 450 acres and includes 2 SSSI. 7 private lakes for boating and fishing (you can even fish on your own doorstep).Kids playground and trampoline. In the surrounding Water Park Area there is an extensive range of water sports available, fishing, golf and horse riding. Bikes can be hired locally. The house has 4 bedrooms and 4 bathrooms and sleeps 8 adults in comfort. The Lower Mill Estate is 6 miles from Cirencester. 30min from Cheltenham. You need to log onto the Cotswolds Wireless for internet access or bring a dongle with you.

Facilities Onsite: The exclusive Art Spa is available solely to Clearwater Residents. Guests are issued with passes on arrival by our Agent. The Spa offers 3 pools - one indoor pool, one outdoor pool, one Eco pool (offering you the opportunity to swim amongst the lilies!), hi tech gym, sauna, steam room, hammock, reading room. Treatments are available in the Artspa at an additional cost. The Estate also provides you with tennis courts, fishing, 2 childrens' playgrounds, small farm with hens and goats and a farm shop which offers organic produce, fresh croissants, wine, chocolate - all of life's necessities! - together with newspapers. What more could you wish for during your break away! The Estate includes a 450 acre private nature reserve with bird watching hides, meadow and lakeside walks. Sailing, windsurfing, kayaking easily accessible - from the banks of our property.

Rules of the Estate: Please do not feed any wild animals or wildfowl.

If you plan to fish please read the Fishing rules first - these are provided by our Agent.

Canoes, sails boats and wind surfers only on Somerford Lagoon.

Estate has a closed period on Somerford Lagoon to protect the wildlife from 1st October - 31 March and no boats are allowed on the Lake during this period.

No Fireworks - the wildlife is easily scared - there is a big organised display at New Year.

Speed Limit 10mph on the Estate - please be aware as children playing and pedestrians walking throughout the Estate

Please use your allocated parking space - directly outside the property. The Agent will show you. Any other cars must be parked in the designated overflow car park areas.

Please note the safety rules in the pools, saunas and play areas. Children must be accompanied by adults at all times

Be aware that the areas around houses are private, please do not walk around houses or borrow/use equipment belonging to others.

Nearest Travel Links: Kemble Airport - 15 km; Bristol Airport 90 kms; Heathrow Airport - very easily accessible 100 kms.

Kemble Station - 5 kms (from Paddington). Taxis can easily be arranged. Fast trains take 75 minutes. Kemble is the main Paddington to Cheltenham Spa Route.

From Junction 5 of M25 to Lower Mill Estate, Somerford Keynes approx time of journey 1 hour 40 minutes (providing no traffic).

How to get there: Junction 15 Swindon. Then North on A419 to Cirencester. Turn left to B4696 Spine Road, signposted to South Cerney. Go straight ahead to staggered Crossroads. Go straight over crossroads, following signs to Somerford Keynes. After one and a half miles turn left down Mill Lane. Drive down Mill Lane and enter the Estate through the wooden gates - you will need the code to access these gates. Available from our Agent.

We are back from a fantastic weekend at Dawnchorus. Thanks to the weather we made good use of all the faciities and the kids really enjoyed kayaking from the lakeside. My dad was well celebrated to 8 although I'm afraid we did break one of your plain stemmed champagne flutes. Many thanks for letting our your home - a really lovely location

PERFECT FOR A FAMILY HOLIDAY

This was the best UK holiday we've ever had. The property is lovely and spacious, with fantastic views over the lake, and a nice decked area with a gate which means you can leave the patio doors open with small kids and know they can't get to the water's edge. The swimming pools (two outdoor, one indoor) are really nice and warm, meaning our 14 month old could swim for an hour without getting cold. There's loads to do nearby, including a lake with a beach a couple of minutes drive away. We'll never bother driving six hours to Cornwall again!

PERFECT PLACE TO RELAX...

My family and I had a wonderfully relaxed weekend in Ania's beautiful holiday home. The accommodation itself is very well presented and clean. The master bedroom is a delightful open space and there are plenty of bathrooms including 2 en suites. One very small downside is that the extractor fan's automatically go on when turning on the bathroom lights, they are very loud and stay on for a long time, however we removed this issue by keeping on the small lights above the bathroom mirrors at night time to avoid waking people up.
The surrounding outside space and countryside is beautiful and it was fun to cycle around the site. There isn't a pub/restaurant on site, I can understand why this is so, in order to keep the peace, however it would have been great to enjoy some food/drink in a cosy pub near to our property. There are pubs in the local area but it would probably take up to 20 mins to walk to the nearest one and for my granddad it was much easier to drive.
The spa was wonderful. Very relaxed with professional, friendly staff, although I have to say very expensive and I'm used to London prices! The pool and gym were also excellent. All in all a good stay.

A well designed and spacious house - we really enjoyed it. The large area of glass at the back of the house allows in huge amounts of light and gives great views of the water and the wildfowl. A pity the weather wasn't good enough for us to use the outside spaces beside the water. The house is comfortable and there's plenty to explore around the local area and throughout the Cotswolds. The house is warm and generally very well equipped. The only shortcoming was the limited range of kitchen utensils. We would like to go back in summer when the deck areas beside the lake would be a real bonus.

COTSWOLDS WEEKEND

We had a wonderful weekend at Dawnchorus. The accommodation was comfortable, warm and inviting with a fully equipt kitchen to allow for self catering and some lovely restaurants close buy when we wanted a night out. The weather was superb during our stay and this allowed us to have a gorgeous lunch out on the deck by the lake in full sunshine.
We had some lovely walks by the lakes but by far the most memorable was our day of pampering at the Artspa. The staff were welcoming and really went out of their way to make your time there very memorable with a great choice of treatments and a lovely lunch.

GREAT FAMILY HOLIDAY

Clean,spacious and well equipped property in a good location on the estate for all the facilites.I would recommend this property to our friends for a week or a short break to relax and and enjoy the artspa and venture out to close buy sporty persuits. We did archery, horse riding off site (within a ten minute drive).
