  Exit cleaning fee: $89 (additional cleaning fee:$39 on 3rd guest)
  
  Refundable Security deposit: $200 ($500 on stays of 14 nights or longer) or Non-refundable damage waiver fee:$39 plus non-refundable 50% of total due must be paid upon booking.
  
  Taxes: 12.42%
  4.166% GET
  8.25% TAT (effective July 2010, TAT will be 9.25%)
  
  A signed credit card authorization & rental agreement must be received within 48-72 hours upon booking.
  PayPal, echeck, credit/debit cards and Postal money order in US funds. We do not charge fees to accept your payment.
• CANCELLATION POLICY:
  If you cancel within 7 days after receiving cleared/posted payment, we will refund 100% of your payment. Thereafter, the following cancellation policy will apply:
  If you cancel your reservation within (60 days prior to your planned arrival date), we will credit 100% to future booking. If you cancel after that date, we will refund the cleaning fee and damage deposit. But we reserve the right to keep the rental amount. If we are able to rebook the property for all or part of that period, we will refund the rental amount or a prorated share, as appropriate, less 10% cancellation fee.
  
  REFUNDS:
  Within 14 days after your departure, we will process deposit refund, less any amount required to cover repairs for damages (other than normal wear and tear), excessive cleanup and missing items that occur during your visit.
  
  REGISTRATION:
  Guest must pre-register with owner prior to arrival.
• RENTAL POLICY:
  Check-In: 3pm Check-Out: 11am HST
  A $50 late checkout fee will apply after 11am, unless prior arrangement is made.
  A $50 excessive cleanup fee will apply, if more than 2 loads of laundry, dishwasher not ran & refrigerator must not leave open leftovers.
  Maximum occupancy is 3 guests per stay.
  Immediately inform us within 24 hours of check in if housekeeping is not in order.
  Housekeeping is provided prior to arrival of guest only. No daily maid service. No more than 2 loads of soiled laundry will be left in the unit.
  The property will not be occupied by more people than you have specified on your request.
  Pets are not allowed onto the property.
  This is 100% NON-Smoking unit.
  Take care not to play excessively loud music or otherwise create a nuisance to the neighbors.
  Notify us promptly of any damage or problems that arise.
  Unless there’s an emergency, we will notify you 24 hours in advance prior to entering the property.
