PARADISE, SERENITY, EDEN ON EARTH...These are a few of the words expressed by friends, family and guests about their stay at AMBIENCE. Nestled SOUTH OF 30A, on a partially gated dead end street, the look, feel and 'Ambience' of Summer's Edge brings to mind a gentler, quieter time, when people sat on their porches and balconies talking to neighbors as the kids played and rode bikes.

AMBIENCE is ideally situated on North Ryan Street, far enough down the block south from 30A so you hear the gulf surf through open windows rather than the din of passing cars. The (2) PRIVATE COMMUNITY POOLS, one heated, are a short stroll across a private road. Close enough for easy access, but out of sound range from the clamor that can be kids splashing about.

Our custom designed 2200 square foot 3 story home SLEEPS 10 and is perfect for a large family gathering or multi couples. It boasts a charming, coastal chic decor. The keyless front entry door reveals the main floor's open and spacious design. A comfortably furnished living room with flat screen tv and dvd. French doors from the living room invite you into a COVERED SCREENED-IN PORCH with ceiling fan and teak furniture, ideal for dining, reading and enjoying cool evening breezes and the sound of the night surf. A beautiful wood table sets off the dining room with french doors leading out to an outside covered deck, gas bbq, garden, and teak dining table under a shaded trellis.

A full kitchen comes equipped with large refrigerator with ice and water on the door, microwave, quiet dishwasher, garbage disposal and electric range. Granite countertops offer plenty of work space as does a stainless steel island table.

One bedroom downstairs comes with 2 twin beds and french doors leading to the outdoor deck. A dual entrance full bathroom with walk in shower can be reached from the bedroom as well as the kitchen area.

The second floor includes a large master suite with king size bed. An en suite bath area contains a separate dressing area, vanity with sink, as well as another sink in the bathroom along with a jetted whirlpool bath for 2 and walk in shower. Two sets of french doors lead to a large wrap around covered balcony perfect for sunning, sipping a drink, viewing a PERFECT SUNSET or a gathering spot for friends and family to review that day's glorious events.

A queen bedroom with full bath, and, also with french doors to the balcony shares the 2nd floor with the king master. A separate laundry room housing a full size washer and dryer is also located on the 2nd floor. A cool spiral staircase leads up to the third floor, 4th bedroom loft. An ideal hide-away for the kids. The loft features 4 twin size beds, plenty of room for playing, a tv & another PARTIAL GULF VIEW. The loft area has it own window air conditioner unit to insure cool temperatures during the summer months.

Our AMBIENCE BEACH HOUSE is only a 10 minute bike ride to the fabulous shopping, restaurants and other activities in world famous Seaside, the idyllic setting for the movie The Truman Show. For those with a bit more pedal power the distinct communities of Watercolor, Grayton Beach, Alys Beach & Rosemary Beach are also within reach. Should you feel the desire to get back in the car and leave the beautiful confines of 30A (we rarely do)... Destin and Panama City Beach are just a short drive away for even more fun.

About Scott Hoffman

Living in Long Island, New York, we have always been drawn to the water. We are a 10 minute drive to Long Island Sound and 20 minutes to the beautiful beaches of Long Island's South Shore. When we considered a vacation beach home, we decided to shorten our trip to the beach to a 3 minute walk... Aaahh!

Why Scott Hoffman chose Summer's Edge

Summer's Edge, in Seagrove Beach, is an oasis among a bevy of beautiful communities. The privacy afforded us south of 30A makes your stay seem that you are at a tucked-away beach resort. The street is beautiful, and we have less traffic and fewer crowds than the other communities surrounding us, but are close enough to take advantage of all the activities they have to offer. As soon as you turn off of 30A and enter the community of Summer's Edge you will feel the burdens of everyday life melt away.

What makes this house unique

Looking at an emerald sliver of gulf water while sipping a cool drink from the wrap around porch off the master suite. Returning to that same spot in the evening to revel in a magnificent sunset. Reading a summer novel in the solitude of the-screened-in porch. Dining al fresco in the privacy of the side deck. Falling asleep to the muffled sound of the gulf surf thru an open window.

I think we have the perfect location in the Summer's Edge community. We are close to the pools (50 yards) but far enough so that you don't hear the kids joyously screaming. We are far enough down the block from 30A where you don't hear the cars.

Our week at ambience was the perfect break my family needed to get away. With almost all our children grown and grandchildren starting to join in the fun, the house was a perfect set up for kicking back, enjoying the beach and having time to just be together as a family. (We are spread across many states!). Between early walks along the beach (which is seriously less than 3 minutes from the house!), bike rides through the neighborhood, or just gathering for dinner and games around the big dining table, the hectic lives we normally have were put on hold for 6 days! I think the favorite part of the house was the screened in front porch... great with small children. Also the fact that the kitchen was well stocked with dishes, cookware, etc... made the culinary contests we had great fun. We came at the perfect time of year... crowds were manageable and temperature was perfect...not too hot but still felt the warmth of the sun. Everyone agreed that this should be a ''repeat' vacation! Thank you for providing such a great home away from home! p.s. The only drawback to the house is that master is upstairs...which might be difficult for older adults or bad knees bad knees. If you can handle stairs, then it's not a drawback and the view is much better from the second floor than the first :-).

Wonderful Stay at Ambience

Our stay was a quick last minute trip and the home and weather did not disappoint. The home was perfect for our group of 5 teenagers and 2 adults. The beach walk was close by and the heated pool was used daily during our stay. The area was perfect for the kids to ride bikes down to Seaside and enjoy the neighborhood without the traffic being an issue. The home had everything we needed and we loved having the screened in porch area. Only issue we had was getting locked out of the home from the porch areas, b/c doors locked behind us :) This is a great hidden gem in Seagrove and 30-A area, will definitely return in the future.

'Ambience' Indeed!!

What an appropriate name for the house and the entire Summer's Edge area! The combination of indoor and outdoor space was perfect for our 2 families. (4 adults and 4 kids) A large screened in porch right off the living room was our favorite spot in the house. French doors leading to outside decking from every bedroom..great touch. The kids ate most of their meals on the outside picnic table. And, they were happy that they had their own 4 bed sleeping area on the third floor. The house was comfortable and spotless. The kitchen fully equipped..even with a blender for sunset cocktails. Even during the busy July 4th week, the location proved to be quiet. Ambience is short walk to the beach and far off from the main road 30A. The private community pool is only a 2 minute walk, but far enough away not to the hear noise generated from that area. The Summer's Edge location is also perfect, with shops and restaurants spread all along 30A. The bike/walking path is right at the end of the block and it is a short bike ride to Seaside, Water Color and other lovely towns. I would recommend the Summer's Edge community to anyone looking for a relaxing, beachy getaway. And would not hesitate to stay at Ambience again.

Great Time!!

We spent the long Labor Day Weekend at Ambience. The house was very clean and comfortable. The kids loved being in their own space in the 3'rd floor bedroom (and so did we). The house is very well laid out ..We spent most some great family time out in the screened in porch off the living room... And, private time on the huge deck off of the master suite. Their location in Summer's Edge is prefect. Away from the main road, and close to the beach and pools. The only drawback to our stay...it wasn't long enough. I would recommend Ambience wholeheartedly, and look forward to staying there again

Great House....Great Location!

We had a great time at Ambience in Summer's Edge. The location was perfect...only 3 minutes to the beach and 2 minutes to the private community pool. The neighborhood itself is lovely, quiet and peaceful, and only a bike ride to the quaint towns along 30A. The house was comfortable and well-appointed. The separate window air conditioner unit in the 3rd floor loft/bedroom to supplement the central air was a great idea...it certainly pleased the kids sleeping up there during a very warm week. The owner and local management people were responsive to my questions regarding the house amenities and the surrounding area. This helped insure an enjoyable week for all. I would definitely recommend Ambience to future guests.

Very disappointed

Our stay at this house was so disappointing. We've stayed in this area for several years and never had an issue with any house; this nearly ruined our group's one yearly vacation until we moved mid-week.

1. The vrbo tag line says that this house is 75 yds to the beach. It is NOT 75 yds to the beach. It might be 75 yds to the beach access point, but then it's another 75 yds from there to where the beach begins. The property manager's own web page even says this house is 140 yds to the beach.

2. The loft room was so unbearably hot our kids couldn't sleep. A box fan on the highest setting didn't help. We kept the blinds shut (so we weren't able to see the only partial Gulf view available). We called management, who sent out a repairman. He changed out the filters, but said that room just wouldn't cool properly with the unit this house had. He said to try the air on 68* and that might cool it enough for them to sleep, but the thermostats have signs that say to not turn the air below 72* or the unit freezes up.

3. We called about the living room TV not working properly. By the time we moved out on Monday, it still wasn't working.

4. The propane tank for the grill was empty. We didn't know until we were in the middle of making dinner.

There were other issues, like the light bulb out on the back porch, no bulb in the master bedroom lamp, a clogging toilet, and a broken porch chair with 2 exposed nails. But what truly disappointed us was management's handling of all of this. After telling them about the upstairs heat being unfixable (per the repairman), that we had 4 kids who couldn't sleep, and our other issues, they argued over letting us move to another home. To paraphrase one employee, out of all of the issues they have, these weren't really that big of a deal.

They might not be a big deal to them, but they are to us, a family that spent thousands of dollars on a vacation that we get to take once a year. We had reasonable expectations of what a vacation home should provide its guests, A/C being most important. We spent hours of our valuable vacation time dealing with these issues, and were finally given only a partial refund. We promptly moved to a different house with a different company that actually treated us well and took good care of the property.

All said and done, this property and the management company were substandard and a true disappointment.

Owner's Response: I am so sorry about your disappointing stay at our home. What you have unfortunately experienced is the culmination of several missteps by my local rental management group…Southern Resorts. They have recently restructured their entire team and increased staffing to now efficiently and expediently manage guest’s concerns with the property. As the owner, living away from this property, communication is paramount in my working relationship with the management company. I feel they have recently faltered in this regard. Obviously, finding out about issues in the home from guests after they occur is not my idea of doing business. I want you to know that I purchased a window air conditioning unit for the upper loft and had the management team install it immediately. I feel the un-authorized AC vendor that came out to the property was a bit tactless in his remarks, as we easily remedied the elevated temperature upstairs by installing the additional unit. I also have been in frequent communication with the new property manager, who is much more accessible than the previous one. We fixed the televisions, refilled the propane tank, repaired the broken piece of furniture and replaced all the mentioned light bulbs. I have addressed the manager about how the situation was handled by guest services. He has conveyed to me that the individual who made the remark: “out of all of the issues they have, these weren't really that big of a deal,” has been reprimanded and gone through further training. As the owner of the property, all guest concerns are a big deal to me! I have impressed upon the new manager how imperative it is to get everything up to standard, and I believe we are there. It is, however, unfortunate that it couldn’t be this way before your stay. In years of renting this property, I have had a pristine track record, as other reviewers have graciously pointed out. I am confident in the changes that have been made, and that ‘Ambience’ is back on track from this day forward.
