Newly renovated villa in a Provencial countryside setting near the Medieval village of Valbonne (5 min by car or 20min walk) and a top regional golf course (walking distance). Villa is full South-facing and centred around the pool - all rooms face and open into pool area. Large pool (12x7) with large terrace around pool including pool house with full pizza oven, barbecue, bar area with sink, and full bathroom (shower, sink, toilet). Pool, pool house and exterior balconies/terraces of the house are fully lit for evening enjoyment. Garden is spacious, flat and professionally created/maintained with mainly local Provencial varieties (Olive trees, lavender, rosemary, fruit trees - fig, cherry, apricot, almond). House and garden are very accommodating for children with open spaces and play surfaces. Property is closed (fenced) with private electric gate and keypad door entry. Beautiful courtyard entrée is a particularly inspiring place for Petanque (balls provided).

Villa Amantani is a very private and quiet property set in the Provencial countryside very near the Medieval village of Valbonne. Most of the nearby land is protected as a “green area” – offering endless walking, cycling, etc just outside of the property. Very nearby attractions include: Valbonne village (charming medieval village), Valbonne/Opio golf course (top course with great restaurant set in centuries old Chateau), and the Bracques river area (local gem – protected natural area with wonderful walking paths … can walk between Valbonne and Biot villages). Central location - 20-30 minutes to the following: Nice, Nice airport, Antibes, Cannes, ocean/beaches, famous perched villages of Biot, Mougins, St. Paul de Vence, Tourettes sur Loup, Gordon and the Gorges du Loup. 45 minutes to the pre-Alps for fresh meadows and forests (1000m) and 1 hour to Alps (2000m+).

Another bedroom has new office furniture on one side and can be used if needed (with internet access including WIFI). Largest bedroom has jacuzzi tub in bathroom. Exterior access: All rooms open onto the pool area and bedroom on ground floor has private terrace facing into garden. Kitchen terrace has extra large umbrella which rotates (circular and at angles) to accommodate all times of day. First floor has large balcony (access from two large bedrooms) overlooking pool area … with extra large hammock. Additional private balcony off another first floor bedroom overlooking pool and garden.

Large refridgerator/freezer and plenty of storage space throughout kitchen. Additional secondary refridgerator/freezer located in laundry room adjacent to kitchen – very useful for storing cold drinks. Laundry room has both washer and dryer for use. Ground floor layout is very open with large entry/mezzanine area flowing into living/dining room (salon) and then out onto terrace and pool area. Bedroom on ground level is privately located with private bathroom and terrace.

Notes: Pool is naturally chlorinated with salt (very lightly – not like ocean) – no smell and irritation of normal chlorine chemicals. Pool is fenced but fencing can be removed during pool use if no children are on the property. Large sun loungers with cushions as well as two outdoor tables with chairs and umbrellas.
