House, 3 Bedrooms, 2 Baths, Sleeps 6, No smoking, No pets !!

INTRODUCTION: THIS IS NOT A POOL HOME with one small private pool. Instead, it is a home offering more: Full access to an entire Regal Palms Water Park, located just across the street. This 3 bedroom detached villa has the privileges of both Highlands Reserve and Regal Palms Resort. HIGHLANDS RESERVE offers you golf, tennis, very large community pool and more, while the optional REGAL PALMS RESORT offers you large, always heated swimming pools, lazy river, water slide, hot tubs, sauna, fitness room, Banana Jack entertainment center and more. Regal Palms charges for these services $11.95 per day and home (not per person).

904 N. Hampton Dr. in Davenport is located just across the street from the Regal Palms Resort with a view of the Higthlands Reserve golf course. It is only 5 minutes from the shopping center with a Publix Super Store and many other convenient stores and services, including medical facilities. A few restaurants, bars and banks are also nearby (see attached map).

The main gate of Disney is about 15 minutes away.

The house actually has 4 bedrooms, but one bedroom is used by the owner as a lockout room for his belongings. Therefore, it is appropriately rented as a three bedroom unit with an appripriate price. Guests can expect a large living room, family room and play room, next to the large kitchen with a separate dining room (see a flooor plan in the photo section).

The kitchen is fully equipped and is separated from the dining room. Washer and dryer are also available in the separated utility room.

Three simple bedrooms with one queen bed and two twins are comfortable for up to six people.

The living room has a large flat screen TV with a Blue ray DVD player and all bedrooms have smaller TV sets. There are two full bathrooms, both with a hair dryer.

Very convenient is an attached enclosed 23'x23' screened play room, with installed billiard and a foosball table. This screened room is overlooking the Regal Palms Resort.

Regal Palms Resort has entertaining programs like evening movies at pools. The Water Park is open until 11 PM.

The Highlands Reserve Home Owner's Association has a playground, a tennis court and a large gated unheated swimming pool (1/2 mile south from our house) which can be also used by our guests. The key is located in the house, next to the mirror at the entry door.

Notes: We have a membership in the Regal Palms Resort with privilages to use all it's amenities. Regal Palms Resort is well known for its very attractive swimming pools with a Lazy River, water slide, spas and a fitness center. It is really enjoyable place for all ages. This house is located in the Highlands Reserve Golf Community, just across the street from the Regal Palms Resort, only less than 2 minutes from the water park. This is a unique feature at low.rental charges.

Wonderful Stay

Just returned from our week long stay and can't wait to visit again. This home was very clean and suited the 5 of us (Mom and 5 grown children) very well. It is just as described -- no unpleasant surprises. Great open concept kitchen and living room. Located in the beautiful Highlands Reserve golf community and right across from the Regal Palms recreation complex that was open until 11pm nightly. Regal Palms pool area and complex was very clean and nice as well. My only suggestion would be to add an outdoor grill to this great home.

Thank you for allowing us to use your vacation home. We will definitely contact you the next time we travel to the Davenport area! The house was very comfortable and the location was perfect. I loved the layout of the house, the ability to use the resort pool, there weren't neighbors bouncing on the ceiling, the pool table was a big hit with the kids. I didn't want to leave!!!
