The studios are situated below the main house which is set in 2800sq metres of olive trees and the villa rests on a hill above Mouans Sartoux. It is the owners' permanent home and the studios are very well- equipped. The ground floor has been divided into two studios, each with a kitchen and bathroom with separate entrances. There is an additional room with a separate bathroom and a separate entrance which opens out towards the pool. The two studios can be rented separately or together. (It is also possible to rent the additional bedroom and bathroom on the same floor, and by arrangement, the whole house) The 2nd studio has a sofa-bed in he lounge area. It is a small studio of 25 sq metres. It has a new kitchen and wet-room style bathroom, but it has a large covered terrace with table and chairs outside. The studio is open plan, and is equipped with TV, DVD and CD player. WIFI is available on request.

Studio 1 is approximately 35 sqm, it has a brand new kitchen and bathroom. It is located on the garden level of the house.It is a light, bright, comfortable. It has a separate, though small bunkbed area, which was put in principally for children. The sofa-bed in the studio converts to a double bed and there is cupboard space for bedding and suitcases and hanging space for clothes. There is a washing machine in the studio and there are hanging lines at the back of the house,( everything dries very quickly here ). The studio faces West, and has double doors which open out and a separate entrance door. There is a small bistro table and chairs outside and bbq. There is also a table and chairs inside the studio. The studio is equipped with TV and DVD, and wifi access is available. There is a shared 14m heated pool, trampoline and swings. The owner can, on request prepare meals and/or do basic shopping.

To holiday on the Cote d'Azur, one has almost too much choice. There are the coastal towns and cities to visit; Cannes, Antibes, Juan-les Pins,Nice, Monaco,St Tropez, St Maxime and St Raphael, where one can shop, window-shop, people-watch or laze on the beach. For families, there are many activities both on the coast; sailing, windsurfing or taking a ferry to the Isles de Lerins or St Tropez or St Raphael. Cannes is only 7km from here, but all the other towns and cities mentioned are within a half hour drive, except Monaco and St Tropez; approximately 40 min. It is a fabulous situation for keen golfers, with at least 5 clubs within 10-20 mins, and others within 30-40 minutes. For art lovers and culture vultures, there is always opera, classical concerts, jazz and blues and art galleries galore, as well as sculpture parks and museums. There are fantastic coastal walks and plenty of hill walking '. For the foodies there are fantastic restaurants and wonderful markets.

Fantastic Property, Breathtaking Location

We booked very late and spent a week here in early August 2008. From our first enquiries right through to a Christmas email Amanda, the owner, couldn't have been more friendly and helpful.

The property was excellent, clean, well equipped and, although compact, more than adequate for my wife and I and our two teenage children. The pool was a welcome bonus, a great way to start the day.

We were spoilt for choice for places to visit, often guided by Amanda, and could easily have spent an extra week or two in the area. The coast, countryside, mountains, lakes, Monaco, Nice, Cannes and more were all options for days out.

A return visit is certainly high on the list of options for this years holiday.
